Summary The most expensive sale in New York City history was among the closings recorded in the final month of 2014, a fitting bookend to a year characterized by sales of very high priced units. AVERAGE SALES PRICE CONDOS AND CO-OPS $2.0 Million The average sales price of all condominiums and co-ops in December was $2.0 million. The average price of condominium sales alone was $2.9 million, and for the entire year it was $2.5 million, a substantial increase from 2013 s average of $2.0 million. Sales of extremely expensive apartments boosted average prices both in December and the rest of the year. The previous record was held by Ekaterina Rybolovleva, daughter of Russian billionaire Dmitry Rybolovlev, who paid $88 million for a condo at 15 Central Park West in 2011. As expected, the lowest rate over the past 10 years, 3.4%, is seen in purchases at the height of the market, in 2007. Gershon and her partner Bobby Dekeyser, founder of outdoor furniture brand DEDON and subject of the biography Not for Sale!, purchased the $2,391-square-foot Chelsea pad in 2012 for $6.6 million. Famed sportscaster Marv Albert sold his sprawling penthouse at 150 Columbus Avenue for $13 million. Albert and his wife, former ESPN producer Heather Albert, originally purchased the 3,553-square-foot pad in 1996 for $2.39 million. Supermodel Tyra Banks listed her Nolita condo at 225 Lafayette Street, a historic Cass Gilbert-designed Beaux Arts building, for $3.8 million. Banks bought the two-bedroom pad back in 2005 for $2.1 million. The building is popular with celebs; actress Dakota Fanning currently resides there, and John Mayer sold his unit there for close to $4 million in 2013. I have the nice-dress closet. I have the gown closet. I have the shoe closet. I just love pretty Manolo Blahniks, Dr. Patricia Wexler. The high-profile dermatologist renovated her Upper East Side condo with space for her designer garb after a flood in the unit. -The New York Times Actress Michelle Williams sold her Boerum Hill townhouse for $8.8 million after listing it for $7.5 million in September. The corner home was the most expensive to ever sell in a Brooklyn neighborhood and its features include a three-car garage and a landscaped roof deck with a waterfall. 9
