PLAN COMMISSION ACTION: On October 27, 2015, Commissioner Burton moved, seconded by Commissioner Igleski, that in the matter of P2015-041, the Plan Commission recommended approval, on a 3-0 vote, of the Skyler Park Subdivision at 626 Forest Road in accordance with the Final Plat of Subdivision entitled Skyler Park Subdivision prepared by United Survey Service, LLC and revised 10/07/15 with the provision of a covenant for the provision of future public sidewalk along Forest Road. PLAN COMMISSION DISCUSSION: The petition was included on the Plan Commission s Consent Agenda. No questions were raised by the Plan Commission and there was no testimony from the public. TECHNICAL REVIEW: The application was reviewed in accordance with the Subdivision & Public Infrastructure policy approved on August 17, 2010 with the applicable requirements as noted in the Plan Commission action. In this case, the provision of a covenant for the provision of future sidewalk along the Forest Road right-of-way was required by the Plan Commission. ATTACHMENTS: 1. Project Summary PROPOSAL: The petitioner requests approval of a final plat of subdivision to create one (1) new lot of record. The proposed lot would be comprised of 0.24 acres. Subdivision of the lot is required prior to the issuance of a building permit to allow for the construction of a new single-family detached residence. The property has since been improved with a single-family residence. PUBLIC RESPONSE: As of press time, no correspondence from the public had been received by Community Development Department staff regarding the proposed subdivision. 5
Plan Commission Review REQUIRED PUBLIC IMPROVEMENTS: In accordance with the Village s Subdivision Code, the following Public Improvements are: Required: Public Sidewalk is required within the Forest Road right-of-way. The subject property lies within a Priority Sidewalk Neighborhood as identified by the Village of Glenview Bicycle & Sidewalk Master Plan. Staff recommends a covenant agreement for the provision of sidewalk or costs related thereto from the property owner at such time that sidewalk may be required in the future by the Village of Glenview. Not Required: Public right-of-way dedication is existing within the Forest Road right-of-way. Street pavement is existing within the Forest Road right-of-way. Curb and Gutter are existing within the Forest Road right-of-way.
