This agreement allowed for the dedication and construction of a six lane highway/arterial to be known as Kenny s Fort Boulevard from North of US 79, southward under the railroad, across Brushy Creek via bridges connecting with Forest Creek Blvd. As the project is currently under construction, the new roadway will provide two (east/west) principal access points/roadways via 80 foot R. O. W. roads to the property described herein as well as adjacent properties. The north border of the property joins the Union Pacific Railroad R. O. W. for a distance of 2,865.09 feet. At the NEC of the 155 acres there is access to US Highway 79 via an asphalt paved, signaled intersection, grade level crossing. To the proper industrial user, a rail siding may be possible for rail access. The southern boundary of the property is the (approximate) centerline of Brushy Creek, with the meanders of the creek for roughly 2,550 feet. Flood Plain: The approximate flood plain area is roughly 20 acres along the south border. At this time there is no survey that has determined the extent of the flood plain. Normally, upon annexation, the City assigns a zoning category; however, due to the location and merits of potential use of the property, the property has not been zoned. IMPORTANT: The City will not grant zoning or access to the City Utility Systems until certain Development Agreements are perfected between the seller and adjacent landowners. In discussions with the City of Round Rock Planning Commission representatives, the Planning Department is working to decide as to whether a stipulated zoning category should be assigned or whether a PUD (Planned Unit Development) category might be more appropriate.
