Immoveable Regulations Section 2 Related to all residing co-owners and tenants (to be distributed to tenants) You will find enclosed in Annex A, copy of the Regulations, which are governed by your Declaration of co-ownership and which are in order with the Civil Code by-laws. These Regulations are in force in order to assure the well being of the common spaces. Please take the time to read its content and be advised that penalties will be given to any co-owners responsible for their unit and consequently also to the tenants in default. 2. Cleanliness Cleanliness and respect of the premises are defined in the Regulations at articles 19 and the following. Description of the goods A. Garbage on balcony; patio, stairways, parking; $25.00 per occurrence B. Unused bicycle, stroller and/or all other articles that may obstruct the premises and/or cause a prejudice to the esthetical look of the condos; $25.00 per occurrence C. Cigarette butts thrown on the grass; $10.00 per occurrence C. Destruction of all tress, flowers and green spaces; $10.00 per occurrence D. Animal faeces, lawn damage $10.00 per occurrence (All other occurrence for the same infraction, the amount of the penalty will be doubled subsequently).
Annex A SYNDICATE OF THE CO-OWNERS OF 186 TO 238 FREEMAN ROAD CONSTITUTIVE ACT AND REGULATIONS OF THE PREMISES APPLICABLE TO THE TENANTS AS OF THE DECLARATION OF CO-OWNERSHIP CONSTITUTIVE ACT ARTICLE 18.2 Use and enjoyments of the premises all residing units are subject to the following: 1 Installation of all exterior radio antennas, individual exterior television antenna is now permitted on the roof. The antenna needs to be on a patio stone which will be on a mold resistant Styrofoam. The wires have to be discreetly place along side the building. 2 If you are away for more than 6 days, we recommend that you leave a key of your unit to one of the administrators of the Board of Directors. The administrator will be allowed to access your unit in case of emergency, such as a fire, plumbing, windows and/or electrical deficiencies or water damage. ARTICLE 18.3 All co-owners have the right to enjoy their common and parking spaces with the following restrictions: 1 The common and parking spaces will be used for the parking of personal and private vehicles. Consequently, all commercial, leisure and/or other vehicles are forbidden. 2 No construction is allowed on the common space parking space: this includes any type of repairs, including mechanic work on vehicles. 3 No items can be left or stored on the premises or parking space, only your personal vehicle. 4 Co-owners, family members, tenants, employees and others using the common spaces and parking spaces have to follow the parking rules adopted by the Board of Directors. ARTICLE 19 - COMMON SPACES 1 Co-owners have to make sure that their garbage are well wrapped and disposed in the areas designated by the Board of Directors. 2 Co-owners and/or tenants will not obstruct entries, balconies, stairways, yard, sidewalks, parking or other areas, nor will they leave any objects on the common spaces of the
premises. The balconies cannot be used as a storage area for bicycles, motorcycles, strollers or children toys. 3 Nobody will destroy, cut, break, change and/or mess up any space of the premises regarding the laying-put of the landscaping, including the grass, trees, flowers, bushes nor will they place chairs, tables and/or other items on the grass in order to damage or to stop the grass growing or to put a hold on the grass cutting. 4 No hazardous material, substance insoluble will be tolerate on the premises. 5 In general, all co-owners, their guests and other people who are on the premises will have to respect all dispositions of the Declaration of co-ownership, its amendments and regulations that could be adopted by the Syndicate occasionally. ARTICLE 20 - COMMON SPACES 1 Unpleasant objects causing a prejudice to the harmony of the immoveable will not be tolerated, no partitions or awnings will be installed outside or on top of windows and balconies, nor will clotheslines be installed on balconies. No flower pots or other articles can be suspended to the windows or installed on the windows edge and on the railing of balconies; all outside storing is forbidden. REGULATIONS OF THE PREMISES SECTION 3 ENJOYMENT OF THE COMMUN SPACES CONDITIONS 1 0 No domestic pets will be tolerated on the premises unless they are not accompanied by their guardian and attached to a leach. Co-owners and/or guardians must comply with Chapter 4 of the City of Gatineau s Regulations. The guardian must immediately remove and clean faeces. If not, a penalty of $10.00 will be charged to the pet s owner. Damages caused to the common spaces, i.e.: grass and shrubs burned by animal urine, will be repaired at the owner s expenses. Wild, exotic and/or farm animals are strictly forbidden in condos or on the premises. Domestic animals left alone and barking constantly will not be tolerated, as specified in Article 18.2 of the Declaration of co-ownership, which precisely states that co-owners or tenants cannot disturb the tranquility of the building in any giving moment.
VARIOUS Garbage By respect for the neighbours, garbage of any nature cannot be left outside your unit, such as on balconies or at the door. In other words, once you are ready to take out your garbage, bring them directly in the container. The waste pickup will not be done if the garbage are placed outside of the container. Heavy waste, such as mattresses, electrical appliances, furniture, etc., are picked upon request only at Freeman Road only. You are therefore required to contact "311" for this type of request. Recycling bins are installed on the property, we suggest that you use them. Visitors parking and registry Fifteen (15) parking spaces are available to visitors, eleven on the upper levels and behind units 206 to 212 and four (4) near the railway and Freeman Road, before the trees. If you need a second parking space, several are available near the railway, at a cost of $20.00 per month. For the rental of a second parking, you must contact Marie Aukstinaitis, at BridgePort Realty management, by phone at (819) 246-3902, ext. 262 or by e-mail maukstinaitis@immogest.ca. If you already have a second parking, make sure that your pass is valid and quite visible at all time in the windshield of your vehicle. Otherwise, your vehicle will be towed at your own expenses. Be advised that visitors parking spaces are strictly reserved to visitors. Co-owners and/or tenants using these spaces as a second parking will be towed at their own expenses. IMPORTANT: if you have a visitor overnight, you must call Henri Towing at 819-771-4242 before 12:00 a.m. and provide them with the vehicle make, colour, plate number and where it is parked to avoid it being towed away (at the owner s expense). Noise We ask that each co-owner and/or tenant maintain noise at a tolerable level in the common spaces and in their own condo, in order to respect the tranquility of the premises.
Inside your condo, you are requested to maintain the noise at a reasonable level. The use of any kind of equipment. Music equipment and surrounding sound must be kept at a level that will not affect, at any time of the day, the tranquillity and peace of your neighbours, especially during the summer period, when all the windows are opened. Cigarettes In order to show public-spiritedness and keep the premises clean, co-owners and/or tenants are required not stub out, throw on the ground and/or from their balcony any cigarettes. A/C units They must be installed as per the fabricant instruction. Please be careful not to damage the window casing when installing the unit as you will be held responsible for any damages. To cover the portion of the missing window, the owner/renter/occupant must use a clear product such as Plexiglas.
