At the junction of the B4416 at Bont Newydd turn right signed towards Brithdir. Follow this road and proceed into the village of Brithdir. Turn left at the T-junction in the middle of the village. Follow the road for 1.2 miles and as the road turns sharply north a pair of double gates will be visible on the right hand side, point A on the sale plan. Please be aware of hazards within the woodland when viewing. DESCRIPTION Set within the bounds of the Snowdonia National Park, Cefn Creuan Isaf is just a short drive from the town of Dolgellau. Whilst evidence of Roman visitations has been found in the area it was not until the late 12th Century that the area became of notable importance. Since that period it has varied in importance and popularity with the area now being a popular tourist destination. The wood is accessed from the county highway via a small un-adopted road which turns into a well-made stone track. Upon entering the wood there is an excellent hard stone track which cuts south through the wood and crosses the small river by means of a concrete ford. There is an abundance of road making material available and a small quarry pocket adjacent to the main track. The wood comprises a significant proportion of Sitka spruce with some smaller areas of Norway spruce. Around the edges of the river there are compartments of mature mixed broadleaf crops and a block of thinned Japanese larch. Within the Sitka crops there has been some felling totalling approximately 19 hectares and a small area of restocking. The bulk of the crop was planted circa 1978 and follows the interesting topography of the woods with some bare areas of unplantable land. Some of the crops have been thinned but the majority are unthinned and still progressing towards maturity. With further management intervention and restocking of the felled areas the wood offers excellent prospects of felling revenue and future capital growth. It is expected that a new owner will accept the liability for replanting and maintaining the bare areas. Passing through the wood is the Nant Helygog (Willow Stream), a large stream which forms a tributary to the Afon Wnion. When seen in winter months the volume of rainfall this area experiences can be truly appreciated and in the summer season it provides a picturesque backdrop to the broadleaf fringes. PARTIALLY RE-DEVELOPED BARNS Cefn Creuan Isaf contains four ancient and partly redeveloped stone barns or shelters. One of these, shown on the sale plan at point X, is to be sold with the woodland for a new owner to enjoy. This traditional Welsh stone barn with slated roof is full of character and benefits from full planning permission for use as a holiday home. This could be an exciting project to carry out internal finishings - a blank canvas on which to paint one s own personality.
