PROJECT BRIEF Muvattupuzha Municipality is one of the major towns in Ernakulam District. Municipal council decided to construct a Commercial complex Cum Apartment which is a 12 storied building. Municipality is having a plot measuring 1699.68 m2 at Muvattupuzha-Thodupuzha Road. It is proposed to construct commercial space Cum Apartment with 6224.4 m2 area
MARKET STUDY There is lack of commercial complex cum Apartments in the town. So people are depending on the nearby towns such as Ernakulam, Thrissur for shopping purpose. So there is ample scope for such a scheme to utilise the area..
PROCESS OF CONSTRUCTION The Municipality has already prepared a design for the project through a govt. approved firm of architects. The proposed building consists of car parking in the basement floor, ground & first floor for commercial purpose & second floor to eleventh floor for apartments having 3/4 units per floor.
REQUIREMENT OF UTILITIES: As the project is a Commercial complex with the bus bays, the water and electricity is required for both construction and running phase. PLANT & MACHINERY: In construction phase the modern construction equipments are required for the fast progress of the construction. MANPOWER: Almost 20% of the construction cost is for manpower.
PROJECT PARAMETERS PROPOSED CONSTRUCTIONS
TOTAL COST The cost of land comes to Rs 21.00 cr.the cost of building comes to Rs 18.67 cr. Thus, the total cost of the project comes to Rs.39.67 Crores. The project is expected to be implemented within 3 years.
PROJECT REQUIREMENT MAN POWER The man power required to execute the work should be calculated by the bidder before bidding. REQUIREMENT OF UTILITIES LIKE POWER,WATER ETC. Power is available at the site from the KSEB line. Water is also available at site. The bidder has to take his own arrangements for availing the power and water required.
PROJECT REQUIREMENT THE LAND Municipality is having a plot measuring 1699.68 M2 on the eastern side of Muvattupuzha Thodupuzha Road. The present land value of the site is about Rs.5 lakhs per cent. So the land cost comes to Rs. 21 crores. As the land is costlier, it has to be utilised to its maximum potential, satisfying the building rules.
PROJECT REQUIREMENT PLANT AND MACHINARIES The major plant and machinery required for the project are lifts, electrical generators, transformers, air conditioning plant, treatment plants, bio gas plants, Fire fighting equipments, solar water heater, lighting etc. and plant and machinery required for the construction such as excavators, piling equipments,batching plant, cranes, lifts, vibrators, form work, rollers etc should be arranged by the bidder.
SCOPE OF THE PROJECT By investing in the project, the investor can get good return to his investment at the same time can participate in the improvement of social infrastructure of the town
CONCLUSION By implementing this project, Infrastructure of the Municipality can be Improved. This project will also improve the financial position of municipality by the income generated.the investors can get good return for his investment as the facilities available in the town is not sufficient and the prevailing premium for such spaces in a location like this is huge.
