The LANDLORD lets and the TENANT takes all that property which is located at the above named address together with the appurtenances thereof lying and situated within and without. 2. The Tenancy shall be a yearly tenancy commencing from the day of accepted move in date 3. The rent payable shall be the sum of $550 per month payable in advance at the beginning of each term and all utilities are attached to the rent and $550 deposit THE TENANT HEREBY AGREES WITH THE LANDLORD AS FOLLOWS: 1. To pay the said rents at the time and in the manner afore-said. 2. To keep the property in good condition always. 3. Not to assign, underlet or otherwise part with possession of the property or any part thereof without the consent of the Landlord having first been had and obtained in writing. 4. Not to make temporary/ or permanent alterations to the structure of the property without the consent of the Landlord having first been had and obtained in writing. 5. Not to rear domestic animals within the premises except the landlord is aware and policies are made. 6. Not to pound within the insides of the building occupied. 7. To use the apartment only for residential purpose. 8. To landlord to pay all charges for electric current supplied to the property with all other rates, levies, taxes, and outgoings imposed in respect of the property (now in future) during the duration of the tenancy. 9. To permit the Landlord, his agents and workmen during the tenancy at all reasonable hours in the daytime to view the conditions of the premises and to do any necessary repairs to the exterior or other parts of the building. 10. To deliver up the property at the end of the tenancy with the Landlord s fixtures therein in good and tenantable repair.
THE LANDLORD HEREBY AGREES WITH THE TENANT AS FOLLOWS: 1. That the tenant paying the said rent and performing and observing all his obligations under this agreement may quietly enjoy the property during the tenancy without any interruption by the Landlord or any person rightfully claiming through or under or in trust for him. 2. To effect all repairs which from their nature are not caused by the negligence or misuse of the property by the tenant. 3. The payment of the rent and deposit will be confirmed to secure the home to receive the keys by the above body and now have the house for rent for minimum of one year or for as long as they want it, in as much as they comply with necessary agreement and they are now recommended to proceed to make the payment of 1 months ahead for the full secure of the property IT IS HEREBY AGREED AND DECLARED AS FOLLOWS: 1. The Landlord shall not review the rent reserved under this Agreement, until expiration of the term created under this Agreement. 2. If the tenant is desirous of continuing the tenancy after the expiration of the term created under this Agreement, he shall give to the Landlord a notice in writing of not less than 3(three) months. 3. Any further term created after the expiration of the term created under this Agreement, shall be on terms and a rent to be mutually agreed upon by both parties. 4. Either party may determine the tenancy term by giving three months notice in writing to the other party. 5. PROVIDED ALWAYS that if and whenever the said rent or any part thereof is in arrears for 15 (fifteen) days whether legally demanded or not if the tenant commits any breach of any of the provisions of this Agreement, then the Landlord may re-enter upon the property and thereupon the tenancy hereby created shall determine but without prejudice to any remedy for any antecedent breach by the tenant of the provisions hereof.
