Residential, by Ardmore Introduction Incorporated in 1974, Ardmore has become one of the UK's premiere residential contractors, demonstrating its capacity for delivery, partnership and flexibility by working alongside major developers, local authorities, registered providers and overseas investors to deliver some of the most prestigious schemes in London. We ve been involved in hundreds of major projects across London, including landmark buildings that have shaped the face of the capital. Over the past five years, we have delivered over 4,000 private sale residential units and almost 2,000 affordable residential units for a number of high-profile developers and registered providers. Regeneration experience We have also established a major reputation for delivery of large-scale multi-phased urban regeneration schemes. We delivered the first 900 residential units at Beaufort Park for St George. We have delivered almost 700 residential units and 300 student rooms at Greenwich Peninsula. We were a critical part of the Stockwell Park regeneration project for Network, where we completed the logistically complex New Albermarle House, a 93- unit scheme involving complex demolition, decant and community engagement. We are delivering 650 units for Peabody as part of the multi-phase regeneration of the Heathside & Lethbridge Estates in Lewisham. Market sales experience We have experience across the tenure and specification spectrum, and we have delivered private sales units that have achieved sales values from 300psf all the way to 4,500psf. Residential, by Ardmore Greenwich Peninsula Residential, by Ardmore Greenwich Peninsula Greenwich Peninsula Client: Knight Dragon / Bellway Value: 120m Units: 651 Completion: 2017 We have been a major part of Knight Dragon s extensive regeneration of the Greenwich Peninsula. Since our first appointment in 2010 on Bellway s City Peninsula block we have delivered over 650 residential units. As the first plot brought forward under the masterplan, City Peninsula was a major milestone for Greenwich. We were appointed by Bellway Homes to construct the 19-storey tower, incorporating 229 apartments including two triplex luxury penthouses and two floors of car parking at ground and first floor level. After Knight Dragon acquired the site, we were directly appointed to deliver The Lighterman building. The Lighterman is a series of three buildings, including a 23-storey tower, arranged around a shared courtyard, providing a total of 236 new apartments. Following the successful delivery of City Peninsula, we were again appointed by Bellway to deliver the next plot on the masterplan: Platinum Riverside. The scheme included 198 mixed-tenure units within four blocks of up to 16 storeys with terracotta and metal rainscreen façade elements. 02 Residential, by Ardmore Residential, by Ardmore 03

Residential, by Ardmore Canaletto Residential, by Ardmore Canaletto Canaletto Client: Groveworld / Orion Value: 80m Units: 190 Completion: 2017 Canaletto is a 31-storey residential tower comprising 190 apartments, including studios to three-bedroom family flats and one penthouse, alongside a resident lounge and terrace on the 24 th floor. Situated next to the City Road basin, Canaletto has a double storey basement over the entire site footprint, which contains a residents swimming pool, spa, gym and cinema. Canaletto is a tribute to quality and craftsmanship. The 190 exceptionally specified apartments, by world renowned designers Johnson Naylor and Martin Goddard, are each built to exacting quality standards. Natural stone and timber are combined with advanced level home automation services and superior appliances to make the apartments a unique luxury offering, with prices in excess of 1800psf. A remarkable penthouse apartment spans the entire top two floors, with an interior concept created by Waldo Works and substantial exterior areas of private landscaped terraces. Residential, by Ardmore Ten Trinity Square Residential, by Ardmore Ten Trinity Square Ten Trinity Square Client: Reignwood Value: 160m Units: 41 Residences Completion: 2017 Situated in the heart of The City of London, Ten Trinity Square included the meticulous restoration of the Grade II* listed former Port of London Authority headquarters into a stunning Four Seasons Hotel and super-prime residences. Ardmore oversaw the comprehensive refurbishment of the 96-year-old building which has undergone a stunning transformation. The Sir Edwin Cooper designed building, which was originally built in 1922, was the site of the inaugural assembly of the United Nations in 1946 and occupied by the Port of London Authority until 1970. Alongside the hotel and residences, the building s original classical meeting rooms has also been restored to provide the facilities for a private members club. Sitting on the top seven floors, The Residences include 41 spacious and classically elegant apartments designed with supremely specified materials and finishes. Residential, by Ardmore Stratford Halo Residential, by Ardmore Stratford Halo Stratford Halo Client: Genesis Housing Value: 120m Units: 706 Completion: 2017 A major residential-led scheme on the fringes of the Olympic park, Stratford Halo comprises 706 mixed-tenure residential units, commercial units and artist studios. Spread over seven blocks, the scheme includes one of the tallest residential buildings in London, the 43-storey Halo Tower, alongside five new mid-rise blocks and the re-invention of the existing art deco soap factory Warton House. The project s key design feature is the curvilinear Halo tower. Rising 132 metres above a double basement the Halo tower is undoubtedly the architectural centrepiece of the scheme. The tower has a gross internal area of 29,000 square metres, with a 14.5% net to gross ratio. Over 10,000 cubic metres of concrete and 2,500 tonnes of reinforcement sit on top of 100 structural piles rising 43-storeys above a double basement car park. The site is bordered along one length by a canal, and extensive de-watering was necessary during excavation works. The site also benefits from a direct connection to the Olympics district heating system that provides a low carbon heat source to residents through the scheme s CHP unit. 8 Residential, by Ardmore Residential, by Ardmore 9

Residential, by Ardmore Heathside & Lethbridge Residential, by Ardmore Heathside & Lethbridge Heathside & Lethbridge Client: Peabody Value: 108m Units: 644 Completion: 2018 Parkside is a large-scale regeneration of the existing Heathside & Lethbridge Estates in Lewisham to provide over 1200 new mixed-tenure homes. As part of the regeneration programme, we have acted as the design and build main contractor on Phases 2, 3 and 4 - constructing over 640 units (334 private sale / 310 affordable) with a combined contract value of 108m. Phase 2 comprised a 17-storey residential tower providing 190 units, and a new basement energy. Following two competitive tender processes, we were appointed to the next two phases of the scheme, which included 218 residential units in Phase 3 and 236 units in Phase 4, alongside a new community centre, nursery and estate office and extensive external works to create new roads, realign existing roads and provide high quality public realm. The construction site has been active to say the least. We delivered Phase 2 whilst Phase 1 was completed by another contractor. Phases 3 and 4 were delivered simultaneously. During this time, hundreds of residents have been decanted into new blocks, requiring meticulous construction planning and community engagement. 10 Residential, by Ardmore Residential, by Ardmore 11

Residential, by Ardmore Chelsea Waterfront Residential, by Ardmore Chelsea Waterfront Chelsea Waterfront Client: Hutchison Property Group Value: 160m Units: 179 Completion: 2018 Straddling Chelsea Creek, the Chelsea Waterfront masterplan includes the refurbishment of the historic Lots Road Power Station and creation of several new-build blocks, including a striking 37-storey tower. Originally built in 1904 to power London s underground transport system, the site is now embarking upon the next stage in its remarkable history. Ardmore s scope included fitting-out the smaller buildings, which had already been completed to shell and core standard, and the turnkey delivery of the 37-storey Hammersmith & Fulham tower. One of London s most spectacular new developments on London s River Thames Ardmore has been at the forefront of delivering the exquisite scheme with prices in excess of 2,900psf. 12 Residential, by Ardmore Residential, by Ardmore 13

Residential, by Ardmore Portobello Square Residential, by Ardmore Portobello Square Portobello Square Client: Catalyst Housing Value: 57m Units: 324 Completion: 2016 Originally build in the 1960 s, the regeneration of the deteriorating Wornington Green Estate has included complete demolition and the new build of 1,000 quality mixed-tenure homes. We were appointed as the main contractor for the first phase of the project, comprising the design and build of 324 new mixed-tenure homes 141 for private sale, 174 affordable and 9 for shared ownership. The scheme also includes re-provision of a public park and retail units. Demonstrating our ability to deliver logistically challenging schemes, we had to develop a complex decant strategy and phasing plan, with partially occupied blocks being part de-constructed in order to make space for the new buildings to facilitate resident decants 14 Residential, by Ardmore Residential, by Ardmore 15

Residential, by Ardmore Camberwell Fields Residential, by Ardmore Camberwell Fields Camberwell Fields Client: Notting Hill Housing Value: 32m Units: 279 Completion: 2015 A large-scale estate regeneration scheme consisting of 279 new mixed-tenure units within ten new blocks, straddling the busy Edmund Street. The project was highly praised by the Considerate Constructors Scheme for its exceptional dedication to considerate construction. During the project, we teamed up with The Play Shelter and Tower Bridge Primary School to provide them with a new after school club, which was highlighted by the Scheme: The work with a primary school in the borough has resulted in a facility which will be available for decades helping parents on low income to go to work or attend education. This project has been promoted by the school as an exemplar of joint working with a building contractor and it has been the design experience of the contractor and their willingness to fund the project that has ensured its success. 16 Residential, by Ardmore Residential, by Ardmore 17

Residential, by Ardmore Athletes Village Residential, by Ardmore Athletes Village Athletes Village Client: ODA / Lend Lease Value: 56m Units: 298 Completion: 2014 Ardmore was the first appointed tier-one contractor at the Athletes Village for London 2012. Acting as the main contractor for Plot N02, creating 1784 beds for the Olympic Games, we completed the scheme in 2014 following an extensive Legacy programme The new accommodation was initially used by athletes competing at the London 2012 Summer Olympics. Following the Games, Ardmore converted the units into 298 new apartments for Triathlon Homes. Now renamed East Village, the development scooped the Mayor of London s Award for Planning Excellence and was also recognised as being the Best New Place to Live. Alongside acting as the main contractor for plot N02, Ardmore manufactured and installed the balconies in-house, collaborating with the pre-fabricated cladding panel supplier to devise a system where the balconies attached directly to the prefabricated panels rather than through the panels into a secondary frame. We also produced and installed over 2,500 bathroom pods for the entire Village. 18 Residential, by Ardmore Residential, by Ardmore 19

Residential, by Ardmore Distillery Wharf Residential, by Ardmore Distillery Wharf Distillery Wharf Client: St George Value: 45m Units: 138 Completion: 2015 An exciting riverside scheme adjacent to Hammersmith Bridge, Distillery Wharf is the first phase of Fulham Reach, providing 138 highly specified, luxury detailed apartments and penthouses. Distillery Wharf features a host of facilities from a private screening room to the finest spa and swimming pool and a state-of-the-art gymnasium. The apartments make the most of their prime waterside position, with interiors designed by world-class interior designers studio Jestico + Whiles. A natural fired timber flooring and rich sumptuous taupe carpet to the bedrooms. Kitchens feature a palette of dark stone worktops, splash backs and complementing high gloss lacquer doors. Bedrooms incorporate beautiful leather wardrobe doors and the bathrooms offer a combination of dark stone and textured natural stone. 20 Residential, by Ardmore Residential, by Ardmore 21

Residential, by Ardmore Ram Quarter Residential, by Ardmore Beaufort Park Ram Quarter Client: Greenland Value: 160m Units: 324 Completion: 2018 Beaufort Park Client: St George Value: 120m Units: 875 Completion: 2014 The redevelopment and refurbishment of the former Ram Brewery complex in Wandsworth is one of London s most ambitious regeneration schemes. When complete the development will deliver 661 new homes in Wandsworth, as well as the restoration of many of the site s historic buildings. Currently our work includes the refurbishment of the brewery complex and the construction of 324 new homes in six new buildings. One of the largest residential projects in the UK, Beaufort Park is a comprehensive mixed-use development incorporating 2,800 new homes and commercial properties in Hendon, North West London. Ardmore began work on the scheme in 2005 as Principal Contractors on Phase I. As a direct consequence of the successful delivery of the first phase, we were awarded a further six contracts on the development, acting as Principal Contractor on seven of the first eight phases for client St George Central London. We have delivered almost 900 residential units in 19 new residential blocks, as well as the sensitive relocation and painstaking restoration of the Grade II Listed Grahame-White Watchtower building at RAF Hendon. Ardmore first completed blocks B1-B5, which included 191 residential units along with a number of commercial units. Of the residential units built, 175 were designated for private ownership and 16 affordable rent. Blocks A1-A9 were completed across two phases of works and comprised 489 residential properties, a number of commercial properties, a large internal car park, and extensive areas of external works including 2 podium decks and a park. Blocks G3-G5 comprise 89 units of 65 shared ownership flats and 24 Rental accommodation flats for Catalyst Group. 22 Residential, by Ardmore Residential, by Ardmore 23

Residential, by Ardmore Carlton House Residential, by Ardmore The Junction Carlton House Client: A2Dominion Value: 27m Units: 73 Completion: 2019 The Junction Client: Network Homes Value: 15m Units: 92 Completion: 2015 Carlton House is a complex inner-city residential development, providing 73 new build residential units on the site of an existing office block. We were able to provide extensive pre-construction services to de-risk the logistically challenging site, which is located on a red route and retains a 24/7 unencumbered right of access running across the site itself. With careful logistics planning and a detailed temporary works solution for both structural support and public protection we were able to demolish an existing building that spanned the access, and construct a new building over the top, all whilst maintaining an completely open access bisecting our site. The mix of private and affordable residential units are split over 13 floors, including ground and basement with ancillary parking and servicing equipment and spaces. Three retail units and one commercial unit make up the ground floor frontage. A critical of the overall Stockwell Park transformation, The Junction has delivered 92 modern apartments on a prominent corner site to create a new and vibrant gateway to the Stockwell Park Estate. The development consists of three new blocks within two complementary buildings, one of which will provide new offices on the ground floor for Community Housing Trust who own and manage the estate. This private sale element has successfully cross subsidised the regeneration of affordable homes through the creation of a landmark building of exemplar architectural quality. The Junction, Brixton picked up the top prize at the 2016 WhatHouse? Awards; receiving a Gold Award as the year s Best Starter Home Scheme. It was a successful ceremony for the scheme as the Stockwell Park estate received a Silver Award in the Best Regeneration Scheme category and our client Network Homes was named Housing Association of the Year. 24 Residential, by Ardmore Residential, by Ardmore 25
