Welcome Thank you for coming to our Pre-Application Open House for the proposed redevelopment of the Langara Family YMCA site at 282 West 49th Avenue. The purpose of this Open House is to: Provide preliminary information about the rezoning proposal. Give you an opportunity to provide input about the proposal prior to the rezoning application. Representatives of the project team are here to answer your questions: The YMCA of Greater Vancouver Properties Foundation owns the site. Coriolis Consulting Corp. and Wollenberg Munro Consulting Inc. are the planning consultants. Endall Elliot Associates is the project architect. A planner from the City is also here to observe and answer questions you have about the application process. Please fill out a Comment Sheet and leave it with us. Should the proposal result in a rezoning application to the City, a City-run open house will be conducted at that time and will include finalized plans and a scale model.
Site The site is: About 2 acres (87,000 sq.ft.) Located in the Oakridge neighbourhood. Currently zoned CD-1(103) which allows up to 3 storeys and permits apartment or townhouse residential uses to a maximum of 0.75 FSR and local retail, park or playground, golf course, recreational facilities, or comprehensive educational development uses up to a maximum of 0.5 FSR. Occupied by the older existing YMCA recreation facility that includes a swimming pool, gym, youth space, child minding, and health and fitness facilities. Currently developed at a density of about 0.5 FSR (the existing building is about 44,000 sq.ft.).

Applicable City Policies The key applicable City policy is the Cambie Corridor Plan (approved May 2018) which identifies the site as a Unique Site and provides the following site-specific direction:
Development Concept There are 4 main components to the proposed development: A new 60,000 sq.ft. YMCA, with capacity to grow to about 75,000 sq.ft. over time as the community grows. A new 9,000 sq.ft. child care facility with associated outdoor play areas. About 71 Affordable Housing units (60,000 sq.ft.) in 11 storeys on top of a portion of the recreation facilities, so the building will appear 13 storeys tall. The Affordable Housing will be rental to be owned and operated by the YMCA and will include a mix of market rental and below market rental units. About 157 units (172,000 sq.ft.) of strata residential housing in the form of a 20 storey apartment tower with townhouses at grade. The YMCA proposes to make this portion of the site available to a developer to build these units. Each component will have underground parking and bicycle and loading areas. The total proposed density is about 3.35 FSR.
