My interests include using spatial analysis tools in Geographic Information Services to analyze real estate development preferences between the public and private sectors in the context of the environment and natural hazards, particularly for low income housing. My longterm interests include sustainable development within the built environment that incorporates natural systems. RESEARCH EXPERIENCE Doctoral Research 2013 2015 Clemson University Clemson, SC Identified stated preferences of state housing authorities for affordable multi-family housing developments and developers competing for Low Income Housing Tax Credits
(LIHTC) in Florida and South Carolina demonstrating that housing authorities in these two states provide additional incentives for affordable multi-family housing construction in counties directly impacted by hurricanes during the first two years preceding a hurricane disaster event. Findings suggested that at least $1.8 billion in LIHTC properties are at risk of damages due to storm surge in a worst case scenario. Developed and initiated a survey to identify revealed preferences for development funding and site locations by multi-family housing developers when considering the risk of natural disasters. Results indicated a preference for housing policies and funding subsidies that address the needs of affordable multi-family housing developers, including greater allocations of tax credits, grants and low-interest loans during disaster recovery. Identified location preferences in relation to the coast and potential storm surge hazards in coastal counties finding that some coastal counties allow affordable LIHTC multi-family housing to be developed in areas subject to storm surge hazards resulting in greater risks for owners, tenants, and state/local governments.
