Communications The area is well served by roads and conveniently placed for Shrewsbury, Wrexham and Chester via the A483 by-pass which connects with the A5 at Oswestry allowing for ease of access to Telford, Wolverhampton and Birmingham. Description The site extends to 9.55 acres (3.7 hectares) on a west facing sloping site. It rises some 35 metres west to east with commanding views of Chirk Castle and the surrounding countryside. The land is laid to grass and bordered by hedgerows together with a number of mature trees and abuts Chirk Green Wood to the south west. Part of the site was subject to opencast mine workings which have been filled-in prompting the need for remediation and piled foundations in areas. There is also a fault line near the top of the slope which needs a raft-type foundation solution. The sub-surface conditions have been the subject of a geotechnical desk study and the report prepared by Coopers is available from the joint selling agents on request. Likewise the steepness of the site constrains the layout leaving realistically only a reverse s-shape configuration for the road to mitigate between levels within the development. In any event the site actually benefits from an extant planning permission dating from 1977 for 89 units which was started but never built out. The current application seeks to improve on the earlier scheme with numbers being reduced to 73 units with no affordable housing and increased public open space provision. A comprehensive Design & Access Statement has been prepared by Greenspace Architects Ltd and can be viewed on the Wrexham County Borough Council planning portal or is available via the joint selling agents on request. The overriding intention for the development is to create a contemporary and sustainable environment safeguarding the character of the surrounding landscape and amenities of nearby residents. By reducing the housing numbers from 89 dwellings to 73 creates more space between buildings and increases the amount of public open space available generally. The proposed street scene is characterised by a variety of 2 and 2½ storey house types and shapes constructed with 3 materials used in different proportions, brick, render and natural timber cladding. The housetypes have been specifically designed for this location to form a coherent group of dwellings using a small palette of materials, avoiding monotony but without creating the random look displayed by many estates where pre-determined housetypes in contrasting colours are used indiscriminately. A mix of gables and eaves are presented to the road, with a family of porches, canopies and dormers used to create variety. Of particular note is the corner pair of semis, which present a large house to either frontage.
