No structures currently exist on the parcel. The proposed project will require approximately 1,100 cubic yards of cut and approximately 875 cubic yards of fill. The property is a 1.14 acre parcel zoned CH and shown as Assessor's Parcel Numbers 143-254-001 and -003, located at the intersection of Hwy 246 and Edison Street in the Santa Ynez Area, Third Supervisorial District. CBAR COMMENTS: Western feel for Santa Ynez not quite solidified, but moving in the right direction, still too contemporary; should compare with the older buildings in the township of Santa Ynez and Los Alamos, review the materials used on these types of buildings, detailing, fenestration use, the use of warmth with wood. Elevations need to show for existing and proposed grades and elevations from Highway 246. Look at possibly a canted shortened tower; windows need to be recessed and broken up; discourage use of plaster on large walls; canopy needs more character-look at using three smaller canopies with a pitched roof. Landscaping is too busy; building and trees should be used as a gateway when entering from Highway 246. Good examples of Highway 246 landscape shown at the Casino. Circulation should try to incorporate pedestrian uses more; buffer from Highway with landscaping first then sidewalk next; current landscaping plan would need a lot of maintenance to keep looking fresh and crisp; less may be more.
