THE SUN GROVES HOMEOWNERS ASSOCIATION ASSOCIATION RULES AND POLICIES FISHING GUIDELINES Reclaimed water is used in the lake in the Sun Groves community to irrigate landscaping in the common areas of the community. Such water should not be consumed or ingested. The Board of Directors reserves the right to suspend the Catch and Release program at any time. Fishing is permitted along the shore only on a "Catch and Release" program. 1. Fish shall not be used for personal consumption and must be thrown back while still alive. 2. Fishing is restricted to Residents and their guests only. 3. Only pole and line fishing is permitted and hooks shall be of the barbless variety or made barbless to facilitate throwing the fish back while still alive. Unattended lines are prohibited. 4. The use of live bait other than earth worms or insects is prohibited. 5. No fish of any kind may be placed into the lake without the prior approval from the Association. 6. No form of fish food or other organic materials may be put into the lake. 7. No swimming or wading is allowed in the lake. 8. No horses, dogs or other domestic animals are allowed in the lake. 9. Do not drink from the lake as it is filled with reclaimed water. 10. No boats are permitted in the lake. Only boats and watercraft operated by the Association for maintenance, safety or other community purposes shall be allowed in the lake. 11. Remote control or electric toy boats that do not generate an excessive amount of noise that would disturb the quiet enjoyment of the Community shall be permitted in the lake. Residents and guests should understand that Lake Activities are assumed at their own risk. HOLIDAY DECOR/LIGHTS POLICY The board has adopted a time frame where holiday lights and decorations are allowed to be put up and displayed during the year. Lights and decorations for the December holiday season may be installed starting the day after Thanksgiving and are required to be taken down no later than January 20 th of the New Year. MARIJUANA USE - PROHIBITED IN COMMON AREAS - ADOPTED Each Owner, lessee, resident, guest or any other party present within the Association is prohibited from possessing, smoking, or otherwise using marijuana or any derivative thereof, whether for medical purposes or otherwise, on the Association's Common Areas. Pursuant to the Association's Declaration, the Board shall have the authority to sanction any party who violates this rule. Such sanctions may include suspending an Owner's right to vote, suspending the Owner's right to use the recreational facilities on the Common Area, and imposing monetary fines.

PARKING RULES AND REGULATIONS - ALL PARCELS The term "vehicles" as used in these Parking rules and regulations shall include, without limitation: automobiles, trucks, vans, boats, boat trailers, motorcycles, camper shells, detached campers, motor homes, recreational vehicles, travel trailers, tent trailers, hang gliders, ultra lights, or other similar vehicles and equipment. 1. Overnight street parking is prohibited within the community. Overnight street parking has been defined by the Board of Directors as any vehicle parked on the street at any time between the hours of Midnight and 5:00 a.m. without prior approval from the Association. Construction, service and delivery vehicles shall be exempt from this provision for such period of time as is reasonably necessary to provide service or make a delivery to a residence or the Common Area. Vehicles permitted by law to park on streets and driveways (i.e. some emergency response vehicles) are exempt from this provision. 2. Residents are prohibited from parking or storing disabled vehicles in any unenclosed parking area, including but not limited to private driveways appurtenant to a Dwelling Unit. A vehicle shall be considered "disabled" if it does not have a current license tag, is up on blocks, is obviously inoperable, or has flat tires or other signs of non-use as determined by the Board of Directors or its designated representative. Except for emergency vehicle repairs, no vehicle shall be constructed, reconstructed or repaired upon any Lot, Parcel, street or Common Area. 3. Any and all federal, state, local and The Sun Groves Guidelines, Rules & Regulations shall be followed at all times while within the Association's boundaries. 4. Traffic signs shall be obeyed at all times. 5. Parking of vehicles on sidewalks and landscaped (including granite) areas is prohibited. 6. No boats or other watercraft, camper shells, detached campers, motor homes, recreational vehicles. 5th-Wheelers/ATV/off road vehicles, hang gliders, ultra lights, or other similar equipment: trailers including but not limited to: travel/equipment trailers (both open and closed), boat trailers, tent trailers, shall be kept, placed or maintained upon the Property or any roadways adjacent thereto, except within a fully enclosed garage, appurtenant to a Dwelling Unit or for the purpose of loading/unloading not to exceed 48 consecutive hours. 7. No vehicle is permitted to hang over the sidewalk. 8. Violations of this policy shall apply to the Lot the vehicle is associated with and not to a specific vehicle. 9. Residents may request a temporary waiver of the Policy by contacting the Association. The Board of Directors or its designated Representative, in its sole discretion, shall have the authority to grant temporary waivers. 10. Violations of these Rules and Regulations will be addressed according to the Fine Policy and Procedure for Sun Groves and any amendments thereto.

PARKING REQUIREMENTS -PARCEL 3 The Chandler Fire Marshal has restricted parking to the South side and West side of the street in Parcel 3. This will be the side opposite the fire hydrants. The requirement is the result of the narrow streets in this parcel. Towing: In addition to the various remedies provided for in Arizona Law, the CC&Rs, and any Association Rules, including but not limited to, fines and injunctive relief, the Board has the discretion, but not the obligation, to tow vehicles in violation of the Association s CC&Rs or the Parking Rules. Notice: The Association may attempt, but is not required, to contact the owner of the vehicle or the Owner of the Lot to which the vehicle is associated with, if known by the Association. This means that the only prior notice that an Owner, Guest, Resident, or Tenant may receive is the sticker/tag notice on the window that will: i. Identify a violation that exists; and ii. State if the violation is not cured within 72 hours of date on the sticker being affixed to the vehicle, then the vehicle will be towed. If the violation is not corrected within the time prescribed above, the Association is authorized, but not obligated, to contact a towing company to tow the vehicle. Acceleration: Parked vehicles that pose an immediate threat to the health, safety, or welfare of Owners and Residents, including but not limited to, vehicles parked in a fire lane, that are blocking traffic, or that are blocking fire hydrants or other emergency infrastructure may be towed, immediately, without further notice. Towing Expenses: Owners are liable for any charges incurred by the Association as a result of a vehicle violation, including but not limited to, charges incurred by the Association to determine ownership of a vehicle in violation or towing. Owners are jointly and severally liable for such charges incurred by the Association with respect to their Lessees, residents and guests. The Association is in no way responsible for any damage caused to the vehicle. Signage: The Association has installed No Parking signs along the roadways in, and/or at the entrance(s) to, Parcel 3 in compliance with the CC&Rs, any Association Rules, and all laws, regulations, and local codes or ordinances. Severability: If any of these provisions is ruled to be invalid, the remainder of these rules shall remain in full force and effect. TRASH AND RECYCLE CONTAINER POLICY All trash and recycle containers may be on the street curb from 5:00 p.m. the night before a scheduled container pick-up day through 11:00 p.m. the day of trash or recycle pick-up. At all other times the containers must be in the garage or in the back yard behind the wall or out of view from the street, common areas, and your neighbors.

VIDEO TAPING OR AUDIO TAPING OF ASSOCIATION MEETINGS After July 20, 2011, all video-taping and/or audio-taping of Board and Membership meetings shall be in accordance with the following rules. 1. Only those with a legal right to attend the meeting may record the meeting. 2. Any person recording a meeting must not interfere with the meeting or the view of the meeting by any attendees. Any person recording must remain a reasonable distance from the Board or any other attendee. 3. The Board does not guarantee that any power source will be available. 4. No recording may be published, via internet, a website or any other means to people that did not have a right to attend the meeting without prior written Board consent. 5. All recording equipment must be in position at least fifteen (15) minutes prior to the start of the meeting. 6. Any recording equipment must not produce distracting sound or light emissions. 7. All owners utilizing recording equipment must set up the recording equipment in the place designated by the Association. 8. All recording equipment is the responsibility of the owner; the Association is not obligated to provide equipment. 9. If any recording equipment fails, the Association will not stop the meeting while the equipment is reset. 10. Any owner recording a meeting must provide the Association a complete and unedited copy of the recording within ten (10) days after the meeting. 11. Video-taping or audio-taping of committee meetings is prohibited. WINDOW COVERINGS Permanent draperies or suitable window treatments shall be installed on all street-facing windows within sixty (60) days of close of escrow. No reflective materials, including but not limited to, aluminum foil, reflective screens or glass, mirror or similar type materials shall be installed or placed upon the outside of any windows. Exterior window coverings including sunscreens must be compatible with respect to materials and color of the home.
