CANCELLATION The Corporation reserves the right to cancel this agreement at any time. The resident agrees that if notified at least 7 days in advance of the next scheduled booking, that the resident must make alternative arrangements for the function. The Resident reserves the right to cancel this agreement upon providing at least 14 days notice in writing to the management office of the building. AND WHEREAS the Corporation has consented to the Resident using the Meeting Room during the time and for the purposes indicated above, on the following terms and conditions only: 1. It is understood and agreed that, a maximum of 45 persons are allowed to be present in the Meeting Room at one time. 2. Damage to furnishings and/or finish of rooms and/or theft or loss of the Corporation's property is the responsibility of the resident who will be invoiced for costs of replacement, repairs, or refinishing as determined by the Corporation in its sole discretion. The Resident hereby accepts responsibility for the use of the room in accordance with regulations governing usage of areas described in the permit, and as set out herein. 3. The Resident is responsible for providing directions to the meeting room for his/her guests. NO ADDITIONAL SIGNS are to be posted in the hallways or lobby and DOORS are NOT to be left jammed open and unattended for people to enter. 4. A Refundable Security Deposit payable to M.T.C.C. 996 (certified cheque or money order or cash) in the amount of $300.00 will be held for the duration of the agreement. A Non-refundable Fee payable to M.T.C.C. 996 of $100.00 (certified cheque or money order or cash), per use must be given to Management 30 days before the event. Provided all Residents' obligations hereunder are satisfactorily met, the $300.00 security deposit will be refunded. It is understood, however, that the above sum is a deposit only and that the failure of the Resident to abide by any or all of the Party Room rules and regulations, may result in the forfeiture of all or part of the security deposit, at the sole discretion of the Manager. The Resident is, nevertheless, responsible for any damages, extra cleaning charges, or costs, in excess thereof. Should the security deposit be forfeited, a new deposit shall be required before any further use of the room is allowed. 5. The Resident will be responsible for his/her guests' behaviour. If, in the opinion of the Corporation or its representative, the Resident cannot or will not control the behaviour of his/her guests, and the situation in the Corporation's opinion has deteriorated to an unsatisfactory level, the Corporation or its representative on duty will have the full authority to terminate the meeting immediately and ask all persons to leave the premises; and/or the police may be called to assist the representative in controlling the situation. 6. That any damage to the building, grounds, and room itself, caused by the Resident, any members of the Resident's family, or by any of the Resident's guests by reason of, or arising out of, the rental and use of the Meeting Room will be the full responsibility of the resident and that the resident agrees to pay the costs involved in restoring any property damaged to its original condition. 2
7. Exits must be kept free from obstructions at all times as per the fire code. 8. The Corporation is not responsible for loss or damage to any personal property or for personal injury to homeowners or guests, however caused. 9. The meeting is to be confined to the Room you have reserved only. The men s and ladies washrooms to be used are located in the Party Room. No food or drinks are allowed beyond the Party Room doors. 10. The Resident will assume full responsibility for the preservation of proper order and decorum and ensure no disturbances to, or disruption of the on-going activities in the Meeting Room, grounds and common areas. 11. The contemplated use of the premises will be fully disclosed to the Corporation as a condition of, prior to the rental of the Meeting Room. It is agreed that the premises will not be used for any commercial, immoral or offensive use and by way of specific example, "strip" shows, or similar live performances, pornographic or sexually explicit films may not be shown. The Resident is responsible for full compliance with any legal or regulatory obligations and will fully indemnify and hold harmless the Corporation from any breach thereof. 12. The Resident agrees to ascertain any and all permits, licenses, consents that are or may be required in connection with the use of the Meeting Room by the Resident as aforesaid, and to obtain such permits, licenses, and consents at his or her own expense prior to the rental date set out above, and to have licenses, permits and consents posted or available for inspections, as may be required. A copy provided to management prior to rental. 13. Smoking in the Meeting Room or other interior common areas (i.e. inside the building hallways, underground parking etc.), is strictly prohibited. Outside must be 9 meters from any door or window. 14. Resident must ensure that all guests vacate the Meeting Room no later than 12:00 p.m.. The superintendent or security guard on duty will verify the Resident Host(ess) is arranging clean-up by 12:00 p.m. the key must be returned to security by 1:00 a.m. 15. Table cloth rental $10.00 per event. Table cloths must be returned to the superintendent the next day laundered and folded. 16. Do not bring any food in through the front foyer, only through the back door or the underground parking. The resident hosting the party must make arrangement to have someone at these locations to bring the food in. No doors are to be propped open as this is a violation of the Fire Life Safety and Building code and can result in the resident being fined. 3

Staff: At the end of a meeting the Superintendent will inspect the room for any damages or irregularities. The meeting room check list shall be used as a reference. Comments in relation to the residents and guest s behaviour are to be recorded at the bottom of this page. The completed inspection form shall be given to management for review. At no time shall the staff release the security deposit. Comments: 4
Important notice: Party Room Users To enable you to do a quick and proper clean up after your event, management has provided Windex and paper towels in the cupboard next to the fridge. Please use these to wipe the counter tops and the top of the microwave. You can find the MOPS, BUCKETS and VACCUM CLEANER for the floors in the coat room. 1. All aspects of the party room are to be maintained as you find them. 2. All garbage it to be taken to the Moving Room on the Lobby level. 3. The following are to be left clean: Stove/oven Dishwasher Microwave Refrigerator. 4. Carpet is to be vacuumed 5. Floor of all rooms to be mopped. 6. Table tops and chairs are to be left clean. 7. At no time are the chairs to be placed outside PARTY / MEETING ROOM UNDERTAKING I hereby agree that, I will be solely responsible for any Damages done by my Guests to the Building/Party/Meeting Room and in the event if any of my Guests should be injured for any reason, the Building Management and/or M.T.C.C. 996 is Not Responsible from Any and All Liability. I have received the Key/s from the Superintendent/Manager/Board Representative and have personally inspected the Party/Meeting Room premises and agree to return it in the same Good Condition.
