Your Rental Agreement The Rental Agreement Is A Legally Binding Contract Read it Carefully
Parties to the Agreement Town & Real Estate does not own the property you are renting. We are acting as the agent for the owner and take instruction from the property owner. Tenants signing the Rental Agreement are a Party to the Agreement. Occupants not signing this agreement are not Parties to the Agreement
Term Of Your Lease Your agreement with Town & Real Estate is either One- Year Lease or a Month-to-Month Tenancy. Please understand all of the terms you are agreeing to before signing your paperwork.
Monthly Rent and Late Fees Check your Rental Agreement to verify rent amounts, proration amounts and due dates. Late Fees will be posted per your Agreement. Late Fees are enforced and will not be waived.
Form of Payments All payments to Town & Real Estate must be made in the form of Certified Funds Cashiers Check or Money Order Only Personal Check or Cash will not be accepted The department of Real Estate has very strict rules on good funds and client trust accounts. For this reason, we cannot accept personal checks.

Security Deposit Please be sure you understand how your security deposit will be handled. Section 4 of the Rental Agreement Security Deposits shall not be used for last month s rent. No exceptions.
Condition Review the Statement of Condition before signing your Rental Agreement. This is the record that will be used when your security deposit disposition is processed at move out. Any additional items not mentioned on the Statement of Condition must be brought to our attention within 7 days from move in.
Parking Know your parking limitations before signing your lease.
Landscaping Unless stated otherwise in the Rental Agreement, you are responsible for all lawn care and watering of landscaping. Failure to comply may result in increased rent, loss of security deposit and the service of a Notice to Vacate.
Occupants Only persons listed on the Rental Agreement shall reside in the residence.
Pets Unless stated otherwise in your Rental Agreement, pets are not permitted. Pets that are allowed, require an additional pet deposit in the amount of $250.00 per pet.
Use/Rules and Regulations All tenants and guest of the tenant agree to abide by any use restrictions and rules and regulation that may apply to the property.
Insurance The owner of your rental does not carry insurance that covers your personal property or relocation in the event of fire or other unforeseen events. It is your responsibility to obtain renter s insurance as it may b e necessary to adequately cover your interest.
Maintenance and Repair Tenant is responsible for normal maintenance, less normal wear and tear. Repair request made to Town & must be submitted in writing. Emergency Repairs can be called in to the office during normal business hours, or to the emergency number after hours.
Tenant Responsibilities Please review your agreement before signing it. You are responsible for certain repairs to the property: Upkeep and ongoing maintenance to certain components Lawn and Pool care
Alterations All alterations must have prior approval of the Manager/Owner.
