RENTAL AGREEMENT This Agreement is made on the of,. between KRISTAL RESIDENTIAL COLLEGE, Office of International Affairs (OIA), Universiti Teknologi MARA, 40450 Shah Alam, Selangor Darul Ehsan (hereinafter called the COLLEGE ) and. IC No./Passport No (hereinafter called the Resident of Kristal Residential College. The College has agreed to sublet to the Resident the following unit: Single Room Unit of Condominium unit.. situated at and the Resident has agreed to rent the place of stay from the College subject to the terms and conditions hereinafter agreed upon by both parties. 1. Rental Period: The rental period is from semester... to which corresponds with the Year and Month.. to Year and Month.... 2. Rental: The rental for the duration of the stay is RM. (Ringgit. only). Inclusive of additional one month rental deposit. 1

3. Deposit: The rental deposit is RM (Ringgit. only) equivalent to one (1) month s rental and must be paid on the signing of this Agreement and will be refunded free of interest on the expiry date of this Agreement. This deposit cannot be used to offset outstanding/overdue monthly rent at any one time. 4. Failure to settle rent: When the resident fails to pay the rent as required, the college reserves the right (a) to terminate this Rental Agreement and (b) forfeit the rental deposit and (c) demand that the resident shift out from the premise with immediate effect. 5. Water & Electricity: The Resident shall be responsible for the monthly water and electricity charges. Charges shall be borne by the family unit resident or in the case of single unit apartments by all residents equally. 6. Fittings and furniture: The Resident must not intentionally or negligently cause damage to the main structure, furniture and fittings, electrical appliances and any facilities as mentioned in the Apartment s Inventory. Cost of repairs and replacement shall be borne by the resident. 7. General prohibitions: The following activities are prohibited on the premises of the apartments or on the campuses of Universiti Teknologi MARA: 7.1 Consuming or having in his/her possession or under his/her custody any liquor products or any prohibited drugs. 7.2 Non-halal food is not allowed on all apartment premises. 7.3 Residents must not litter in the lifts and in the public areas. They are forbidden from throwing rubbish or wastes out of the windows and must use the garbage spaces that are provided at each apartment level. 2

7.4 Residents must not throw plastics, insoluble items and other disposable items such as sanitary pad or baby diapers into the kitchen and bathroom sinks and toilet bowls. The cost for cleaning the blockage shall be borne by the residents of the apartment unit. 7.5 Male and female residents are strictly prohibited from entering and staying in each other s apartments at any time of the day or night. 7.6 Indecent exposure or acts in public areas and sexual acts are serious and intolerable offences. 7.7 Subject to Clause 7.8 and 9.7, the Company prohibits the Residents from inviting outsider(s) to enter the apartment unit. 7.8 The residents should not allow anybody to stay overnight in their apartment unit without the prior permission of the College. 7.9 At 12 midnight every resident must refrain from making excessive noise or loud conversation. The sound of computers and other audio-visual equipments must be kept to a level that will not cause disturbance to roommates and next door residents. 8. Cleanliness: The Management of Kristal Residential College shall maintain the cleanliness and upkeep of common areas, stairwells, lifts, approaches and exits. But it shall not provide cleaning and housekeeping of the interior of the premises. All residents must maintain interior cleanliness and hygiene of the apartment unit at their own cost and expense and may be required to do so by the College Residential Management. 9. General duties: All Residents must perform the following duties and observe the following precautions: 9.1 They must ensure that the main doors and bedroom doors are locked at all times when they leave the premises. 9.2 Residents themselves are responsible for the safety of their belongings. The management is not responsible for any theft and loss of belongings due to negligence of the residents or for any other reasons. 3

9.3 Lights of bathrooms, halls and balconies must be switched off whenever they are not in use in order to conserve energy. 9.4 Residents must observe all fire precautions. 9.5 Residents must immediately report any faulty items, especially electrical appliances of the apartment, to the College Management. 9.6 Residents must pay for all items such as gas stove, freezer, window glass, door knob, sinks, toilet bowl and furniture that belong to Universiti Teknologi MARA and that have been damaged or have had to be replaced or repaired due to the negligence or malicious act of the Resident. 9.7 Subject to Clause 7.8, all visitors are required to register at the Kristal Residential Management Office during business hours. For visitors after office hours please write and sign your name in visitor log book available at the guard counter in the basement level. 9.8 All residents who are vacating premises must ensure that all college properties are in good and proper conditions. They must pay for any damage or missing items and the cost of repairs and replacement of any items before leaving the college. 9.9 All residents must obtain a Clearance Certificate at the College Management Office before vacating the premise. 9.10 All residents are required to read, understand, abide and agree by all the above Regulations. In addition they must comply with the Educational Institutions (Discipline) Act [Act 174] and the Universiti Teknologi MARA Act 1976 [Act 173]. 10. Penalties: Residents who violate any of the above Rules shall be liable 10.1 to disciplinary proceedings under UiTM laws 10.2 Rental Agreement may be terminated with immediate effect 10.3 may be excluded from entering or remaining on the premises of the Kristal Residential College, and 10.4 in appropriate cases the cost of clean-up or repair of damage shall be levied on the Residents. 4
