The residential building will potentially include 7 dwelling units. 4 5 6 2724 FRUITVILLE ROAD 332 COCANUT 680 GOLDEN GATE POINT The proposed 2724 Fruitville Road project (located west of Tuttle) would replace half an acre of vacant land with a 5,009 sf building shell intended to house multiple office suites. The project has begun efforts to apply for a construction permit. The southeast corner of Cocoanut and 4th Street will be the site of a mixed use residential development that will include a 5-story structure with 36 single family attached dwelling units, and 9,5 sf of commercial space (8,326 sf of office space, and an approx. 825 sf coffee shop). The project has received Administrative Site Plan approval from the City of Sarasota, and has submitted an application to begin to prepare the site for construction. The 4 story hotel will be built on vacant land owned by the Sarasota Manatee Airport Authority adjacent to the University Blvd entrance to the Sarasota Manatee International Airport. Plans for the 64-room hotel are progressing through the City's Development Review Committee and Planning Board for necessary approvals. Renovation of the existing Alvin's Island retail store will result in a renovated first-floor retail space, and an expanded and renovated second level that will accommodate a 75seat indoor/outdoor restaurant. 0 2 AMARYLLIS PARK PLACE Ph ARBOR VILLAGE THE BAY Phase of Amaryllis Park Place will transform the western 3.92 acres (between Orange Ave and Gregg St) of the 8.4 acre Housing Authority subdivision by replacing 2 buildings built between 955 and 975 (containing 60 living units), with one three story building containing 84 residential units, on-site parking, landscaping, storm water-retention features, and on-site amenities. The Site Plan will be considered by the Planning Board in July 208. Arbor Village will redevelop 3.5 vacant acres into a mixed-use residential development consisting of 80 multifamily apartments within two buildings, and one commercial office space (0,000 sf) with two units. The project is a partnership between the City and County of Sarasota's Office of Housing and Community Development, CASL (Community Assisted and Supported Living), and the Tampa-based affordable housing developer Blue Sky Communities. "The Bay" will be a proposal for renewing 42-53 acres of publiclyowned property along the Sarasota Bayfront to meet the City Commission's adopted goals to "establish a cultural and economic legacy for the region while ensuring open, public access to the Bayfront". The community has been collaborating with urban design firm Sasaki Associates to prepare a comprehensive Master Plan for the Commission's consideration. 3 4 5 BLVD SARASOTA CHURCH OF THE REDEEMER CITYSIDE Phase II The Boulevard Sarasota ("BLVD") will construct a multi-phased mixed use development that will provide a total of 49 residential units, approx. 0,98 sf of restaurant, and 6,707 sf of retail/ office in an 8-story structure. The project includes a Major Encroachment Agreement, allowing the building to built across the 5th Way alley while leaving public alley access. Completion is estimated for late 209. Palm Avenue's Episcopalian Church of the Redeemer (built 952) will add a 4,200 sf three-story addition on its.26 acre site, to be used for classrooms, administrative offices, and event space. The project will include off-site parking agreements, and agreements to encroach into the rightof-way of Gulfstream Ave and McAnsh Square. A construction permit is currently pending. Phase 2 of Cityside will redevelop 3.6 acres located north of Cityside Phase I, providing 253 rental units, and approximately 9,988 sf of commercial space. The Site Plan received City of Sarasota approval in 207 however, the project is now seeking a Major Amendment in order to modify the building proportions and frontage. 6 7 8 COURTYWARD AT CITRUS Ph II THE DEMARCAY DRAPAC Phase II of the Courtyard at Citrus Square will extend the Citrus Square and Citrus Courtyard further north, to the edge of Boulevard of the Arts. The project is currently pursuing a foundation permit while Phase I is nearing completion. Phase II will add another 6,300 sf of commercial space, with 8 residential units above. The DeMarcay is planned as an adaptive reuse of the historic DeMarcay façade, combined with 8 stories of new construction. The DeMarcay will include 39 residential units and 2,400 sq. ft. of retail space. A construction permit was issued in October 205, and expired in 206 with no construction activities taking place. Drapac received Site Plan approval in February of 207, allowing 5 stories, containing 62 residential units and 2,820 s.f. of retail space on the acre site located at the northeast corner of Cocoanut Ave and 4th Street. 9 20 2 EAST AND FRUITVILLE CMRCL EPOCH EVOLUTION Three parcels have been combined to create a 0.69 acre site for a 7,000 s.f. retail development referred to as East and Fruitville. The project will be divided into five connected retail spaces and 27 on-site parking spaces. The site plan and associated adjustments were approved in 207. A permit for construction has not been requested yet. The Epoch will replace the existing 5story Versailles Condominium (built 974) with an 8-story, 24 unit condominium. The project's preapplication is currently progressing through the City's Development Review Committee (DRC) process, with occupancy of the new residential tower slated for 202. The ten northernmost parcels within the central portion of Golden Gate Pt were previously planned (in 206) to become ten individual townhomes, known collectively as the Allure Townhomes. The parcels have now been re-platted to allow for future development in the form of individual multi-family structures. 'Evolution' is proposed as the first structure to be developed: A 9-story, 20-unit condominium including 46 ground level parking spaces. 22 23 24 FOUR POINTS BY SHERATON FRUITVILLE HOTEL THE GRANDE The Baymont Inn (currently 99 hotel rooms) will be renovated to add height to the western building (from 3 stories to 5) and the northern building (from 2 stories to 3). The exterior walkways will be converted to interior hallways, and the buildings will be connected with a central lobby space, however the total number of hotel rooms will decrease by 3, for 96 rooms total. The Inn will be operated as a Four Points by Sheraton. The project received Planning board's recommendation for approval in late March, and will now seek the approval of the City Commission. The parcels previously addressed as 35, 357, and 365 Fruitville Rd are combined as the site of a future, fivestory hotel with 8 rooms, and 59 parking spaces. The site plan received City approval in 207 but is currently seeking site plan adjustments through the City's Development Review Committee. The first piece in redeveloping the 4.69 acre Quay site will be The Grande; an 8-story mixed use development on.9 acres that will include 74 condominiums, approx. 9,500 s.f. of restaurant space, and a 05,520 s.f. parking garage for 59 vehicles. The Grande will be linked to the Ritz-Carlton tower (to the south) by an elevated pedestrian walkway. Moss ion of Tampa is currently seekling a Foundation to begin construction activities at the building location - which is on the southwest corner of the Quay site also known as "Block 6". Pg 4 of 24

25 26 27 HAMPTON INN AND SUITES IMECA LUMBER & HARDWARE LEMON AVENUE LINER The Hampton Inn and Suites will bring 50 hotel rooms to Fruitville Rd, at the corner of Cocoanut Avenue in Downtown Sarasota. The project site has been cleared, and a building permit application is being made. The hotel will be nine stories, with floors 2 through 4 providing on-site, structured parking, and 5 stories of guest rooms above. Rezoning this.03 acre, vacant site from 'Office Regional' to ' General' will allow the redevelopment of the parcel to construct a 9,400 s.f. hardware and home improvements store. The Site Plan Approval and Rezoning applications will go before the Planning Board for consideration in the coming months. The Lemon Avenue Liner Building will activate the western face of the Wells Fargo bank garage with two levels of commercial activity, creating 4,30 sf of retail, and 4,30 sf of professional office space. 28 29 30 LIDO PAVILION NORTH TRAIL APARTMENTS PALSAR At the request of the City of Sarasota, the Lido Beach Pavilion and pool area will be renewed to encourage greater usage by families and visitors to the beach. The existing pool and pavilion with be renovated, outdoor dining areas will be expanded, and playground/splash pads will be added for children The required Site Plan and Conditional Use applications are progressing through the City's review process. Tembo Enterprises is continuing to evaluate the potential for developing two parcels of land on the North Trail into an apartment complex. 243 and 2433 N Tamiami Trail currently contain seven unoccupied structures, and the proposed redevelopment will potentially include some renovation activity to undemolished structures. The future apartment complex is currently expected to include 46 units, and would be located adjacent to the Ringling College of Art and Design, and the future Starbucks (208-9). While no development has been formally proposed, Palsar's future development location includes what is presently nine parcels, bisected by an alley (six parcels on the north of the alley, and three parcels on the south). The Developer has completed a rezoning process to ensure that all the individual parcels share the same zoning designation, and will be pursuing a partial alley vacation. Pg 5 of 24

3 32 33 PAYNE PARK VILLAGE THE PINES RENOVATION QUAY SARASOTA The Payne Park Village Development plans to provide 35 attached and detached single-family homes on the currently vacant 8.68 acre site located just east of Payne Park. Phase I of the Village will construct the first 87 homes on the southern portion of the site. The Subdivision Plan has been approved by the City, and a Foundation is currently pending to begin site preparations. The Pines of Sarasota received a building permit in May 208 to begin renovations to their Senior Care facilities on Orange Avenue. The planned improvements include modernization of residents' rooms, a new porte cochere, refurnished public areas, and a new activities room. The City of Sarasota has approved a Development Agreement for the 4.69 acre "Quay Sarasota" site that allows redevelopment within the parcel boundaries in nine 'sections' - for a total of (up to) 695 residences, 75 hotel rooms, 89,050 s.f. of retail, and nearly 39,000 s.f. of office space, in buildings with a maximum of 8 stories. Additional improvements will include renovation of the historic Belle Haven, completion of a section of the City's public Multi-Use Recreational Trail (MURT), and improvements to the rightof-way on Blvd of the Arts, and on US 4. A permit for $.7M of site work has been issued, and will include underground utilities, storm, sanitary, and potable water, pavement, curb, base, and asphalt work. 34 35 36 REGIONS BANK RINGLING BLVD APARTMENTS THE RISDON A new 3,800 s.f. Regions Bank branch with four drive through lanes will be constructed on the northwest corner of U.S. 4 and Glengary Street (previously the location of a Steak and Ale restaurant, the acre parcel has been vacant since 2008). Located on the site of the former Ringling Shopping Center (vacant as of DATE) the Ringling Blvd Apartments/ Project will include a 4story multifamily building with 222 residential apartments, a business center, fitness center, and pool, and approx. 36,849 s.f. of commercial space along Ringling Blvd. A demolition permit for the vacant shopping center and associated parking area has been submitted to the City, and a building permit has been requested. The Risdon on 5th (SW corner of Central Ave and 5th Way) was originally constructed in 2007 as the first mixed-use development in the Rosemary District. In 206 construction began on the parcel to the west, to create additional living and retail spaces (also referred to as Risdon on 5th, and currently under construction). "The Risdon", now in for building permit, will redevelop an additional parcel, across the street from The Risdon on 5th. The Risdon will be a 5-story residential building with 894 sf of ground-level retail. Pg 6 of 24

37 38 39 SANDCASTLE RESORT SARASOTA DAYCARE SMH PARKING GARAGE The 6. acre which currently houses the 76-room Sandcastle Resort (previously the Helmsley Sandcastle) will be formally re-zoned to "waterfront resort" to allow the continued use of the site as a beachfront hotel. The owners propose to renew the property with a 304room modern resort hotel (two towers of nine and ten stories), including a restored sea wall, hotel restaurants, two ballrooms, and two garage levels of parking. The development plans are pending presentation to the Planning Board, followed by the City Commission. 930 Beneva Rd will be the future site of a 300-child stand alone daycare for pre-kindergarten age-children, including classrooms and outdoor play area. Three parcels will be combined to allow construction of a 5-story parking garage with approximately 600 parking spaces for use by patients, visitors, and employees of the Sarasota Memorial Hospital. Included in the project is a vacation of Hawthorne St. east of Osprey Avenue (already partially vacated for the Hospital's use). A building permit has been applied for and is currently pending. 40 4 42 SMH ONCOLOGY TOWER SOAR STARBUCKS NORTH As part of a series of facility developments to address regional cancer care, a 9-story, 743-bed Surgical Oncology Tower will be built at the southwest corner of US 4 and Waldamere, on the Sarasota Memorial Hospital's main campus. The 70,000 s.f. treatment center is expected to cost approximately $39 Million, with an opening date anticipated for 202. Development of the project includes a street vacation, utililty easement vacations, and the associated Plan Reviews and Community Workshops. The SOAR Learning Center will be 'taking off' soon, with building permits currently pending to renovate and expand the non-profit's facility at Links Ave and Dr. Martin Luther King, Jr. Way. Local designers, community partners, and dedicated volunteers created a plan to transform the approx. 900 s.f. house (built 96) that has been home of the SOAR program since 2004, into a larger and more inviting space, where the program can continue to deliver individualized after -school math and reading assistance for local children ages K-3. Starbucks is pursuing a building permit and a staging permit to begin construction of a cafe to be located at 2455 N. Tamiami Trail. The approx. 2,200 sf café will provide drive through service and indoor/outdoor seating. Pg 7 of 24

43 44 45 THE STRAND TOWN AND COUNTRY WAWA The Strand was originally approved for redevelopment of a 9.5 acre site (the old 'Whitaker Bayou Yacht Club') into three residential condominium buildings with waterfront access. The Strand is currently considering reducing the site plan from three to two residential buildings, and would be seeking Site Plan Approval accordingly. The proposed redevelopment at the northwest corner of Beneva Road and Tuttle will replace an existing structure (previously a grocery store) with a new 54,000 s.f. structure that will use the same footprint as the previous store, and will include three independent tenant spaces, with a drive thru on the southside of the building. An additional 5,000 s.f. retail structure will also be built within the project boundaries, and both structures are proposed to meet existing standards and requirements for architectural design, setbacks, lighting, and other zoning code restrictions specific to the commercial parcel. Nine parcels located between Fruitville Rd and 2nd St (west of Lime) within the Fruitville Gateway Corridor Overlay District will be combined to locate a WaWa gas and convenience store. The.82 acre site will include a proposed facility with 6 gas pumps and 5,636 s.f. of convenience area, and is currently progressing through the City's development review process, which will include reviewing the proposed Site Plan and Minor Conditional Use agreement with the Planning Board, and the City Commission. 46 47 WHITAKER LOFTS ZAHRADA ARCOS APARTMENTS New development along the North Trail is taking shape in the form of Whitaker Lofts; a development collaboration from the Studio for Modern Architecture. The mixed use residential structure will benefit from the intersection conversion taking place at 4th and US 4 (construction of a modern roundabout including landscaping and public art) as well as proximity to the Sarasota Bay and walking distance to multiple public parks. Early plans suggest the project will include 2 two-story condominium residences over streetlevel retail. The Zahrada (Czech for 'garden') is a mixed-use addition to the Rosemary district of Downtown, with six individual three-story condominium residences located over six retail/ office suites (approx. 5,562 s.f. of commercial space). Arcos Apartments is converting three acres of vacant land bordering Fruitville Rd into a five story development offering 228 apartments including studios,, 2, and 3 bedrooms. The Artisan on Main will transform 37 individual parcels into a residential subdivision containing seven threestory buildings, for a total of 37 living units (averaging approx. 2,00 s.f. each). The project currently has three of the seven buildings under construction. The 5-story BOLD Lofts are being constructed next to the 4-story BOLD Building on 2nd Street between Goodrich and Adelia. The building includes a drive-through bank facility, and 24,000 sf of office space. A Temporary Certificate of Occupancy (TCO) was issued in June 208, as completion of the individual commercial spaces is finalized. Citrus Square (completed 2009) is extended to the north with The Courtyard at Citrus. Phase I of the Courtyard is currently in construction, with 0 residential units and 6,300 sf of commercial space fronting Orange Avenue. The building varies between heights of three, and four stories. Elan Rosemary redeveloped four acres of vacant commercial land into a four story apartment building with 286 units (studios, -bedrooms, and 2bedrooms), and amenities ranging from pool, fitness center, club room, courtyard, and dog park. 55 56 57 EMBASSY SUITES AND SPA ENCLAVE AT LAUREL PARK LAUREL TOWNHOMES The Embassy Suites and Spa (by Hilton) is an 8 story 80 suite hotel with a 45-seat restaurant (approx. 4,000 sf) and a 4,000 sf ballroom/ conference center. The Embassy lobby is located at ground level, and the structure provides 200 parking spaces on site (in 6 garage levels located at the base of the building). The hotel will offer transportation conveniences such as bike rentals, and airport-st. Armand's shuttle services for guests, and is scheduled to begin accepting guests August, 208. The Enclave at Laurel Park replaces 7 individual parcels and a portion of Cherry Ln (totaling 0.8 acres) with a unified subdivision that will include seven buildings ranging from two to four stories, made up of 7 single-family units (3 detached, 4 attached), each with a two-car garage. Three of the seven buildings are under construction, and "Building #4" is progressing through the building permit process. Laurel Townhomes will combine four parcels along Hudson Bayou to construct seven townhomes with two and three stories, for a total of 7 dwelling units. The first building of two is under construction, and will contain 4 living units. A second building containing three units (along Alderman) will follow in the future. 58 59 60 THE MARK MISS SUSIE S THE PEARL ion of The Mark will complete redevelopment efforts originally begun in 2007 as 'Pineapple Square'. The Mark's story mixeduse residential building will include 57 condominium units, 35,000 s.f. of retail,,000 s.f. of office, with on-site structured parking. The Mark will be partially built over a vacated portion of State Street between Pineapple and Lemon Avenues. Dr. Martin Luther King, Jr. Way's newest redevelopment will recreate the iconic Sarasota location known as Miss Susie's into a modern restaurant: Miss Susie's Neighborhood Kitchen. The project combines local construction labor, local private and municipal investments, and will ultimately train and employ culinary staff from the surrounding community. ion of the onestory restaurant, kitchen, and outdoor dining area began in July 208. The Pearl on Golden Gate Point will be a five story residential building with 8 units, each offering 2,720 s.f., and ground floor structured parking. ion began in 208 on the artdeco inspired tower, which is located on the interior of the Golden Gate peninsula. 6 62 63 PLYMOUTH HARBOR NW BLDG RCAD POST PROD. COMPLEX RCAD STUDENT HOUSING Plymouth Harbor added to their residential campus (built 966) with the construction of a four-story assisted living facility and garden courtyard, known as the Northwest Garden Building. The expansion added 2 independent living units, 3 assisted care units, and 30 memory care units over parking. A Temporary Certificate of Occupancy was issued July 2, 208. Ringling College of Art and Design's newest facility provides students and professionals the ability to produce professional content right on campus. Three structures make up the Post Production /Sound Stage complex providing five separate sound stages, editing bays, mixing rooms, screening room, and support spaces (dressing rooms, green rooms, and offices). The main facility (300 Dr. MLK) is still in construction as of July, 208, however Studio A (330 MLK) and Studio B (370 MLK) both opened in Fall of 207. Riverside Drive north of Dr. Martin Luther King, Jr. Way, will soon be receiving significant right-of-way improvements, as part of the completion of Ringling College of Art and Designs' new 3-story student housing building. The building will house as many as 85 students, and includes a pedestrian bridge that crosses Hudson Bayou, connecting the housing directly to other parts of the campus. The housing intends to be open to receive Fall (208) student residents. 64 65 66 RCAD VISUAL ARTS CENTER RENAISSANCE Phases I, II, III RISDON ON 5TH The Richard and Barbara Basch Visual Arts Center provides Ringling College of Arts and Design students with a three-story, 38,000 sf facility including classrooms, workshops, and gallery space. The building is formed with two zinc-clad structures connected by an exterior elevated breezeway, and received a Temporary Certificate of Occupancy in June 208. Located between the Renaissance Condominium (US4) and CitySide (Cocoanut Ave) are the two and threestory Renaissance Townhomes. The thirty townhomes were built in three phases, the first of which (2 townhomes) was completed in summer of 207. The remaining 8 townhomes are currently under construction. The Risdon on 5th is a mixed use project, combining 22 residential units on top of 6 ground-level retail spaces in the heart of the Rosemary District. ion began on the 5 story project in late 206, and completion is slated for Spring 208. 67 68 69 SARASOTA CITY CENTER SARASOTA MODERN SARASOTA TIMES BUILDING The 245,293 sf commercial office building (built in 989) is undergoing approximately $4M in renovations to the shared and leased spaces within the tower's thirteen stories. Improvements will also include adding a conference facility and social space for tenants. ion renovations are ongoing. The Sarasota Modern broke ground in late 207, and construction continues on the 8-room Rosemary District hotel. The 5-story building at the corner of Cocoanut Ave and Boulevard of the Arts plans to be available to guests by the end of Summer of 208. DE Murphy ors, Inc. has begun interior renovation of the historic 926 4 story building known as the Sarasota Times Building. The building had been unoccupied since Ceviche Bar and Restaurant closed in 203. Renovations began in February 208, and are expected to be completed within the year. 70 7 72 7 ONE ONE PALM ST. ARMAND S PUBLIC GARAGE VANGUARD LOFTS 7 One One Palm began construction in Novermber 207. The 0.64 acre vacant parcel is being redeveloped into a 5story residential building containing 6 condominium residences and two guest suites. The project will also inlcude a one story parking structure for residents. The City of Sarasota and the St. Armand's Circle land-owners have collaborated to design and build a 4level public parking garage, including bicycle storage and public restrooms. The garage will provide approx. 500 public parking spaces, and is being constructed on the current site of a public parking lot. ion began in April 208 and is planned to be completed by the end of the year. The four story Vanguard Lofts will provide 6 residential townhomes with separate garage and amenities to Downtown's Rosemary District. ion began in 205 and completion is estimated for early 208. 73 78 74 75 WESTCOAST BLACK THEATRE THE DESOTA ECHELON The 926 Binz building at the corner of Orange Avenue and 0th Street is home to the Westcoast Black Theatre Troupe. The Troupe's continued growth has lead to a major renovation of their facility, and an expansion of their footprint. The historic Binz building will undertake two phases of improvements which will include new administrative areas, education and outreach offices, a weekday box office, a library, several multi-purpose rooms, and a 6,000 sf garden. Renovations began in late 207 and the first phase was completed in June 208. A construction permit application has been submitted to begin the second phase of improvements. The DeSota is a mixed-use building that brings 80 apartments (and two guest units), on-site parking, and 5,000 s.f. of commercial space to the Downtown core. ion began on the foundation in 205, and a Certificate of Occupancy for the 0story building was issued in March 208. The Echelon on Palm Avenue is an 8story condominium with 7 residential units, 5 of which are full-floor residential units designed with floor areas of over 4,000 s.f. each. Garage parking for the residents will be at the first two floors of the building. ion commenced in early 206, and a Temporary Certificate of Occupancy was issued in March 208. 76 77 78 500 STATE STREET THE JEWEL ORANGE CLUB The 500 State Street Building brings 3,708 sf of retail, 4,699 sf of office space, and 20 residential units to what was once a surface parking lot. The 6story mixed-use building received a Certificate of Occupancy in May 208. The Jewel was completed in Fall of 207, adding a new, 8 story mixeduse tower Downtown's Bayfront skyline. The project includes three levels of on-site structured parking, two levels of retail/office space, 9 residential units, and on-site residential amenities. The Orange Club in Downtown's Burns Court completed redevelopment of one acre of vacant land with the 207 construction of 3 separate buildings, known collectively as Orange Club. Each structure contains either boutique condos or townhomes (for a total of 24 residential units), and the Orange Avenue frontage provides 3,35 sq. ft of street-level commercial space. 79 80 8 THE Q ROSEMARY SQUARE Bldg I,II,III SANSARA The Q recently completed construction of the last of seven individual buildings. ion began in 204 with 'Building A', and finished in January 208 with the completion of Building 'G'. Each building contains between 5 and townhomes, for a total of 40 residential units. The Q's is located between Ringling Blvd and Morrill St, connected by the north-south roadway Cosmopolitan Court. The City of Sarasota's request to redevelop an acre of land in the Rosemary District was accomplished with the construction of Rosemary Square. The project includes three buildings housing 30 residential units for performers of the Sarasota Opera, dance and theatre studio spaces, and 30,000 sf of ground floor retail and office space. Building was completed in 207, and Buildings 2 and 3 followed in 208, with tenant buildouts currently in progress. The Sansara redeveloped the site of a vacant gas station at the entrance to Downtown's historic Burns Square area into a 0 story tower with 7 residential units and 2,47 s.f. of ground floor commercial space. The building and its associated improvements to the adjacent rightsof-way (sidewalks, curb, landscaping, etc.) were completed in 207. 82 THE VUE CONDOMINIUM and THE WESTIN HOTEL The Vue Condominium and Westin have replaced a 2.9 acre vacant parcel with an 8-story mixed use building designing in the Sarasota School style of architecture. The Vue provides 4 residential condominiums, and the Westin offers 255 hotel rooms, with dining, spa, gym, ballroom, and pool amenities. Interior build-outs of individual residential units continue, with the buildings receiving CO's in late 207 and early 208.
