The newly completed student residencies located on Northfields Avenue at UOW deliver a unique and contemporary accommodation solution that complements the strengths and qualities of the campus. With a total of 1054 beds across four buildings in two locations, the facility is focused on the integration of learning and social opportunities in a residential context. The 254 bed Northfields building was custom designed to cater to postgraduate accommodation. The seven storey building wraps around a north facing courtyard and offers studio accommodation as well as family rooms and suites. Northfields provides parking for 42 vehicles and over 30 bicycle spaces. The 800 bed Kooloobong site is specifically designed to accommodate undergraduate students and was planned over three eight storey buildings. The buildings overlook two large courtyards, naturally enclosing and defining the outdoor space as private. The onsite car parks provide parking for 116 vehicles and over 50 bicycle parking spaces. The iconic student accommodation facility at the University of Technology Sydney (UTS) is a 720 bed on campus residential community. With its central Sydney CBD location, the design necessitated careful consideration of existing buildings both on-site and in close vicinity. Featuring a range of recreational and shared amenities for students on campus, the facility accommodates high density accommodation in an extremely tight floor space, while maintaining independence from the surrounding academic space. The design includes a mix of 308 studio apartments, 38 accessible studio apartments, 37 two bed apartments and 50 six bed apartments. Amenities throughout include a gorgeous rooftop outdoor recreational space with barbeque facilities and outdoor seating, making the most of the spectacular views across the city. Common areas include a games room, theatrette, music room, activity room, computer gaming room, and a lounge and meals room. The facility also includes purpose built study/tutorial rooms on each accommodation floor and a café on level 2. The building has become a distinguishing architectural feature on the Sydney skyline. UTAS STUDENT ACCOMMODATION LAUNCESTON, TAS This iconic UTAS building comprises the delivery of 120 student accommodation units over three levels on a site adjacent to the Esk River in Launceston. The units were constructed as individual modular units, built off-site and transported to the project location in a finished state. The units were placed into position whilst access walkways and external cladding were affixed. The speed of modular delivery was a significant advantage on this project, enabling a tight delivery date to be achieved. The delivery method on this project allowed Hutchinson Builders to demonstrate their varied and immense experience in modular construction. The 363 Adelaide St (Student One) Refurbishment Project was one of the most technically challenging projects Hutchinson Builders has undertaken in recent years, with its numerous, multi-faceted challenges. 2014 2016 Latest Completed Project $42M Value 61wks Timeframe 700 Beds The unique brief included the repurposing of the well-known CBD high rise located at 363 Adelaide St, Brisbane, previously known as Boeing House. The project was delivered under an Early Contractor Involvement (ECI) and D&C model. The choice of delivery model was largely driven by the extremely tight timeframes that required a concurrent due diligence and cost planning phase followed by a schematic/design development and demolition/strip out phase, which was subsequently followed by detailed design and construction. Technical challenges were presented by a strong agenda for pushing the design envelope. This was further complicated by having very little, or in many instances no information at all, about the existing buildings or services. Tight budgets and demanding timeframes added additional layers of complexity. The final and ultimately most difficult challenge was delivering a significant refurbishment in a CBD environment bordered by some of Brisbane s busiest road and pedestrian corridors. The completed project has been received with unanimous positive feedback from the client, project management team, building managers, building occupants and wider public. However, the true success has been the united collaborative drive of such a broad range of specialists to work through the challenges and deliver on the key project outcomes. Numerous challenges were faced through the design phase, primarily characterised by considerable unknown conditions which represented significant risk to both the client and builder. Overcoming such a complicated mix of issues from a range of sources including planning, authority, structural, services, logistical, and safety, emphasises the success of the project. Originally conceived by the client as a design competition, Hutchinson Builders proposed solution created four individual structures comprising a total of 200 beds. The development complemented the existing campus precinct through a sensitive built form and integrated landscape response. Incorporating a range of value adding sustainable design features, the structure comprises bored piers with extended columns to overcome ground conditions and enable disabled access to the ground level on an otherwise sloping site. Bondek slabs with band beams formed the main structure together with pre-cast structural elements. The external building fabric is predominately masonry with some lightweight cladding, timber and steel elements. The four buildings have optical fibre throughout, which is reticulated back to the main campus hub. Hutchinson worked closely with the design consultants and client to achieve a high level of finish in a cost effective building without compromising the design. The student accommodation facility at ANU s Acton campus was one of Australia s first fully modular multi-storey buildings. The combination of low-cost, high quality pre-fabricated modules with innovative design has delivered superior student housing that is environmentally sensitive and well-placed to modify for future expansion. Incorporating six levels, the 188 self-contained units include a mixture of studio and one bedroom apartments, incorporating modified accessible accommodation. Livability has been a key design factor with a protected landscaped courtyard and private screened balconies, as well as air flow and insulation considerations. Hutchinson Builders unique design concept maximised economic efficiency and optimised tight programme requirements, with up to 18 modules being delivered and installed each day. DEAKIN UNIVERSITY STUDENT VILLAGE BURWOOD, VIC The need to adhere to very specific time requirements inspired Hutchinson Builders to develop an innovative construction methodology for this village at Deakin s Burwood campus. Our approach accommodated the commencement of wall framing just 24 hours after the concrete pour, with no need for back propping down the building, which in turn allowed the services trades access earlier than anticipated. A variety of value adding environmental sustainability objectives were met through the implementation of a range of design initiatives, including large stormwater storage capacity for landscape irrigation and reticulation to toilet cisterns, energy efficient glazing, gas powered hydronic heating, with air conditioning for cooling one, and thermal insulation to external façade and roof slab.
