An elegant blend of solitude and impeccable connectivity, the project offers premium interiors and spacious layouts. This momentous occasion was celebrated with two events which were a sterling success. One event was held for the loyal customers of the Radius brand residing in the other two towers at Imperial Heights. The event was attended by more than 300 families. We have garnered almost 30 per cent of our business through the existing customers of the Radius Family. The second event was held for our channel partners which was attended by over 400 of the most influential realtors in Mumbai. / 4 THE REAL ESTATE REGULATION AND DEVELOPMENT BILL DEMYSTIFIED For decades developers could get away, thanks to an acute housing shortage, lack of organised resistance among buyers, avaricious political patronage and the absence of any governance frameworks and redressed mechanisms. The Bill puts in place a sector-governance framework across four broad areas mention below. The proposed bill brings in a much needed structure to monitor and provide oversight of this largely fragmented but critical industry. The wide ranging implications of this regulation will change the way the real estate business is conducted. Certain critical elements of current practices are not customer centric. Radius welcomes the changes that bring in transparency and fairness. portion of sales to within the project to avoid developers investing in other projects. Further, to ensure uniformity of practices each project is expected to register with a regulatory authority along with critical information relating to the project. Such information covers key parties involved and importantly, the layouts that are approved by local authority. This enables that all project information would be readily available to customers that is currently not forthcoming. The intention of this enactment is in line with international standards and forward looking developers need to evolve their business models to be even more customer centric and transparent. The success of this act will bear fruit over the next few years and will not be instant. The real estate sector in a developing economy has title, pace of approvals and changing urban planning rules. In India, land is a state government subject and each state needs to then roll out this act based on federal (central) government. Clearly, this alignment needs to be done not only in a practical manner that is lucidly understandable by customers but also should make the industry sustainable and robust. The robustness is vital for a healthy eco system where in a compliant developer should be adequately rewarded with fair returns and the industry should also impose self-regulation against the government adding one more layer to the already long list of approvals needed to make simplify the development approvals and push for a single window clearance and the local level. / 5 THE RIGHT WAY IS THE SAFE WAY The 44 th National Safety Awareness Campaign Safety begins at home! Radius believes in being conscientious and inculcating the importance of safety amongst our staff and workmen. As an initiative to create awareness on safety we celebrated the 44th National Safety Awareness Campaign across all our sites including ONE BKC, The Epitome and Viceroy Park. National Safety Week at ONE BKC Fire Fighting Training at The Epitome Blood Donation Camp at ONE BKC Safety Message at Viceroy Park The key points covered during the awareness campaign were: Electrical safety training First-aid training Hot work training Training on proper use of PPE Firefighting training Height work training. In-house training activities were conducted by highly trained safety professionals from our Site Safety Team and fire officers from Goregaon fire station. A medical check-up booth for all employees and a blood donation camp was also set up by Seth G.S. Medical College and KEM Hospital, where 78 members from the Radius staff happily volunteered and donated for a good cause.

/ 9 AN INVESTMENT IN EDUCATION, PAYS THE BEST INTEREST Radius partnered with NAR-India for an education initiative Mr. Ashish Shah, COO, Radius Developers sharing his views on Real Estate Radius partnered with the National Association of Realtors (NAR) - INDIA for a two day education conclave - Realtors Redefined, which was hosted by the Association of Real Estate Agents (AREA Group). Core Team for NAR Event The workshop was conducted by international trainers Mr. Belton Jennings & Mr. Richard Mendenhall, our eminent pannelists from the NAR-USA Chapter. Opening Remarks Mr. Ashish Shah, COO and Mr. Bhavik Bhandari, VP Marketing addressed the delegates present at the event and expressed their happiness on finding a learned group of a realtor body present at the Program, who were a representation of the evolution of the Indian realtors.
