Hassle Free Approach Our inspection trips Our inspections trips are very pleasant. As we mention before they are always one to one and individualised. At the same time we know people who come to Spain on a three or four day trip do not want to be constantly accompanied by a salesman for the duration of their trip. We aim to strike the right balance, helping you to get to know the area and enjoy the local culture, showing you the best possible selection of properties and giving you time to yourself to discuss your options and come to a decision that is right for you. Upon arrival in Spain (Alicante or San Javier airports), you will be met by one of our representatives who will dedicate all the time necessary to show you the properties of your choice and within your budget, without pressure at all. We give you time to ask questions and reflect on what you have seen so far, or a chance to view one or more of the properties again if you wish. If you find the right property and wish to reserve it, we will visit the lawyers to place a holding deposit. Normally our tour includes: Transport to and from the airport. Assisted property tour. The cost of 3 nights + half board (breakfast + dinner)

Spain has an established and settled political system, a sound economy even in these challenging times. It has great history, culture and a health system the envy of Europe. All of this and easy access, through low cost flights to main Spanish airports make it easy to invest and have access to your investment in Spain. Costa Blanca is an especially attractive and privileged area with many advantages in climate, in accessibility and in the abundance of facilities that are available. It offers an excellent choice for a permanent residence, holiday home or for pure investment purposes. Spain, at this moment, offers fantastic investment opportunities. How can you buy with us? You will find that buying your home in Spain with us is an extremely simple and clear process. You not only will buy at the lowest possible prices, we will also help guide you through each step of the buying process. Once you have decided to come to Spain to look at properties, simply contact us or your local agent and we will arrange your visit in accordance with your needs and preferences. All of our clients are given individualised treatment and during your inspection trip you will be shown properties that meet your particular profile (area, property type and price range). A client profile is prepared before your arrival in Spain to help us show you only those properties which meet your specific needs. The cost of your inspection trip is no more than the cost of your flight. We will also help to arrange very cheap flights with one of the low fare airlines currently operating in the market. Once you have seen a property that interests you, the purchase can be carried out without pressure or worries. We will arrange to have your financial and legal affairs taken care of.

Like a paradise Spain is a paradise Imagine for a moment the healthier way of life you can have living in a country where the average number of days of sunshine per annum can reach 340 days, with average temperatures higher than 18 degrees in winter and spring and only 2 hours flying time from the UK. Living most of the day outdoors, visiting places you only dream about, candle lit dinners by the swimming pool, daily barbeques in your own garden or long walks on the beaches. Those areas offer all of this with a lower cost of living together with a wide variety of pubs, restaurants, entertainment, markets, historical and cultural areas to visit not to mention the wide range of nautical sports. So many activities in fact that you may never stop, but should you choose to relax and enjoy the marvellous views; you will find here so many areas of outstanding natural beauty. People who suffer from these ailments find a great deal of relief living on the Mediterranean coast of Spain. Spain has one of the best healthcare systems in the European Community, both public and private, and offers assistance to all Community citizens, whether residents or visitors. Climate The Spanish Mediterranean coast boasts a mild climate year round. The average temperature is 18 degrees in winter and 31 degrees in summer. The area enjoys 340 days of sunshine each year and the sea ranges between 14 degrees and 29 degrees. With such temperatures the Costa Blanca, Almería and Calida are ideal places to spend your holidays or to live all year round. Beaches Open and majestic or tucked away in coves, the area is home to hundreds of kilometres of the finest beaches in the country. The Mediterranean coast, with its fine golden sand or smooth shingled beaches, under the shelter of cliffs or open to the coastal plains, has warm water in both summer and autumn. European Clean Water Blue Flags wave over many of the beaches, indicating quality beach management and safety: play areas for children, basketball and volleyball courts, diving platforms, eco-friendly foot-washing areas using desalinated sea water, beach cleaning and maintenance, waste bins, walkways, etc. The local beaches are a major attraction for visitors and residents alike, and are the ideal place for fun, sun, leisure and entertainment..

Normal questions answered What are Community Charges? If you purchase a property within an apartment block or complex, you are obliged to join its resident association which administers the general maintenance of the areas of common ownership, such as swimming pools, lifts, exterior lighting, gardens, hallways, etc An annual budget is calculated to cover these costs, which is divided between all the owners according to the size of their properties. All owners have a vote to agree the budget at the annual general meeting. Normally the community hires an administrator to look after such payments and questions What are the annual running costs? Annual running costs for a property in Spain are considerably lower than that of the UK. Costs do vary according to the size of the property, its value, how much it is used and in which town or city is it. The average costs are as follows: -Community fees... 200-300 -Property tax... 150 -Local rates... 120 -Water & Electricity standing charge... 250 -Fiscal representation... 100 -House and contents Insurance... 250 These charges are usually paid by direct debit or standing order from your Spanish bank account.

Normal questions answered Construction guarantees Spanish law states that all new properties must be guaranteed for 10 years, the architect and the builder being legally responsible for the same and they are obliged to take out special insurance to cover any construction problems. Insuring my Property In many cases the community insures the building or the complex in general. Likewise banks insure the property in the case of properties purchased with mortgages or loans. However it is advisable to insure your contents even if you community or bank has insured the property. We can advise you to arrange such insurance for you. Education Spain enjoys a very high and quality education system and level. Schools can be public (free) or private. Usually the smaller children integrate and adapt quickly to the Spanish schools and quickly learn the language. Older children find it a little harder to adapt so it is recommended that they enrol in one of the international schools in the area that we can recommend you. Health Spain has one of the best healthcare systems in the European Community, both public and private, and offers assistance to residents or visitors. The private medical health insurances are competitively priced compared with others countries. Pets. It is possible to bring your pets to Spain if you visit your local veterinary, you can obtain a passport for them. It will take a few months to get it.

Legal Guide The Escritura The escritura is the title deeds to prove ownership and contains detailed description of the property. Registro de la Propiedad This is where all the escrituras relating to property transfers are registered and where title deeds of any property can be checked. Your solicitor after the title deeds have been exchanged will send your deeds to the land registry office, make payment and the deeds will be sent back to you after been registered. Spanish bank account It is recommended to open a bank account in Spain. You need identification (passports or picture driving licence) to transfer final payment of your property and in the future your direct debits will go out every two months (water, electricity, ) In case you will need to exchange your money into euros we will recommend a currency broker so you can get a good exchange rate when transferring money.

Legal Guide When buying a property in Spain there will be many questions you need answered. It is very easy to buy a property in Spain compared to other countries. There are many laws that protect both the buyer and the vendor. Here is a basic legal guide: Spanish solicitor Abogado We strongly recommend that you contract a Spanish solicitor (abogado) who can speak your language to ensure that your interests are well taken care off before you buy (i.e. investigations on the property to be purchased in a resale, during the purchase documents, contracts, title deeds,..) or after purchase in your absence. We can introduce you to reliable solicitors who will explain and undertake all your legal obligations. N.I.E number All Spanish citizens have a personal identification number (D.N.I.) and the N.I.E. number is the equivalent for foreigners (Foreigners Identification Number). This is necessary if you wish to own something in Spain or carry out a financial transaction. (for example renting a telephone line, or purchasing a property, a car, or taking out a loan, etc.) Spanish Will It is necessary to make a Spanish Will as the law is very different than in other countries. Normally the solicitor arranges this for small charge. The Notary The notary is the lawyer who represents the Government who ensures all the ownership changes are correct and legal. You can give Power of Attorney to your solicitor if you can't or do not wish to attend the notary yourself.
