CAREWELL GROUP CareWell Group was born out of a need for comprehensive caring solutions for the elderly and providing affordable health care. Headed by Dr JL Schutte the vision started in 2001 with the Medsac group which focused on Sub- Acute hospitals. After establishing the first Sub-Acute hospital in Plettenberg Bay and a second Hospital in the Strand the need for a more comprehensive health care model was identified. CareWell Hospitals was established by Dr Schutte in 2008 with the goal to provide a wider spectrum of health and caring services to an ever-expanding market with people getting older and more people having access to private health care. Day hospitals, sub-acute hospitals and assisted living accommodation has been identified as providing in these needs and are used on their own or combined in Lifestyle Villages. Kathu Private hospital Commercial properties Retail Shopping Center THE DEVELOPMENT FYNBOS LIFESTYLE ESTATE STILBAAI Fynbos Lifestyle Estate will consist of: 22 freehold houses ranging from 110m 2 to 190m 2 10 sectional title Garden cottages of 65m 2 with 2 bedrooms and carport 26 sectional title assisted living units ranging from 31m 2 to 65m 2 Sub-acute hospital with dining area and support services The sectional title units are specifically developed for the senior citizen who wishes to remain independent but require assistance with activities of daily living. The residents have the peace of mind that medical care is available on a 24-hour basis. Assisted living services are also available in the freehold houses. Residents enter into a service agreement with CareWell Stilbaai for a variety of services which are determined according to the resident s needs and include the administration of medicines and health monitoring by nursing personnel, home care services, meals, servicing of rooms as well as 2
laundry. Professionally trained and qualified personnel are there to look after your needs around the clock. Residents are linked to the nursing staff 24 hours a day via the Telecare system, which provides them with a panic button system that establishes two-way communication for immediate assessment of the resident s needs. Location Fynbos Lifestyle Estate is situated in Stilbaai West in Thys Vissie street. Levies The current (2016) levies are: - Sectional title 1 R17,35 p/m 2 p/m - Sectional title 2 R20,00 p/m 2 p/m estimate - Freehold R350 p/m We estimate the escalation to be between 6 and 8% per annum. These levies include a multitude of services such as garden services, management, insurance & maintenance on sectional title. Should the Purchaser take occupation before registration of transfer, the Purchaser will be responsible for the payment of all levies payable to the Body Corporate or HOA. Exit-levy and Levy Stabilisation Fund In the interest of residents and in order to minimize the increase in levies, a levy stabilisation fund has been set up which will be administered by the HOA and Body Corporate. On re-sale of your property 2.5% of the selling price of the property will have to be paid over to the Fynbos Lifestyle Estate Home owners association for a levy stabilization fund to subsidize levies. A further 5% of the selling price of the property will have to be paid over to CareWell Management Stilbaai (the caring service operating company) to subsidize the caring costs. Rates & Taxes Each person is responsible for paying his own rates and taxes to the municipality. The electricity is by means of a pre-paid meter. DSTV The Developer will provide the DSTV dish and the standard (non-hd) connection in the sectional title apartments. DSTV dish optional in Garden cottages and freehold houses. Health Care / Hospitality Centre The Developer realises the importance for proper health care services in a lifestyle development and as such the development of the Sub-acute hospital and hospitality area was the 1 st phase of the development and opened its doors March 2014. Daily meals: From the date of completion of the Hospitality Centre the Operator will prepare meals at least once per day, at lunch time, for occupants. The price of meals will be determined by the Operator. Should there be sufficient demand for breakfast or dinner sittings such additional meals would also be provided by the Operator. IMPORTANT: Certain meals form part of the different caring packages available and is included in the price of these packages. Security The Developer is aware of the increasing importance of security. Therefore, Fynbos Lifestyle estate will have a combination of perimeter palisade fencing, high walls and ClearVu fencing. A single entrance to the development provides access control possibilities. Each resident on the caring package will be issued with a panic button that can be activated in a medical emergency. Specification Each house will be built to the specifications as annexed to the Agreement of Sale. Should a Purchaser detect any deviation therefrom, it should be brought to the attention of the Developer immediately. Internet and telephone The developer will provide Telkom infrastructure and conduits inside the houses if a resident want to apply for a Telkom landline or ADSL service. Applications can be a made at Tel: 081 180 PURCHASE PAYMENT OF THE PURCHASE PRICE The Purchase price shall be paid to the Seller as follows: Freehold house sold on a plot and plan basis: R10,000 deposit on land price within 7 days of signing of contract 100% minus deposit guarantee on land price 21 days after signing of contract 100% guarantee on building contract 21 days after signing of contract (draws to be made by developer as building proceeds against issue of certificate by architect) Bond approval within 14 days of signing of contract (if applicable) Price includes all costs excluding bond registration costs. Expected building time is about 6 months but is subject to conditions. Letting Owners not wishing to occupy their units immediately are at liberty to let their units to suitable tenants. All letting is subject to the written approval of the Estate management and the signing of a service agreement with CareWell Management Stilbaai (the caring service operating company) by the tenant. All tenants are also subject to all the rules of the Estate. Estate Management The Fynbos Lifestyle Estate Home Owner s Association will be established to manage the Estate and to look after its operations. All owners will automatically become part of the association which will elect its trustees annually. The trustees have the responsibility to run the affairs of the Estate and will be responsible for setting and managing of budgets and levies. The apartments forms part of a Sectional Title Scheme and on transfer the Purchaser will immediately become a member of the Body Corporate. The Purchaser undertakes to abide by all Rules, fulfil all obligations and to remain such a member whilst holding title to the property and to include in any subsequent Deed of Alienation or Lease similar conditions which will ensure enforcement contemplated upon all future successors-in-title, tenants and occupants. All risk in the property will pass to the Purchaser on practical completion. The Purchaser will be contacted timeously to arrange the handover of the Unit. 5
The balance of the purchase price (if any outstanding) is payable to the attorneys prior to occupation of the Unit. In the event of a bond being registered over the property, interest will accrue as per the deed of sale up to registration thereof. On the day of handover, a representative of the Seller will accompany the Purchaser to inspect the Unit and record any visual defects. The Purchaser will then be given a further 21 days to report any further defects. The Project Manager and the representative of the Contractor will meet with the Purchaser 90 days after practical completion of the Unit. At this stage the final inspection with regard to snags will occur. Once all defects have been attended to, the Purchaser will be required to sign a final form confirming satisfaction. FOR THE AVOIDANCE OF FURTHER DOUBT It is a reasonable assumption to make that most buyers into a Lifestyle estate are doing so for the first time. It is also reasonable to assume that a high proportion of the buyers are new to the concept of living in a community with shared facilities and where the day-to-day affairs of the village are intermeshed. Therefore, unique problems and benefits can surface at a later stage. The following are aspects that are worthy of mention: Pets are allowed in the estate, as we are convinced of the therapeutic aspects of keeping pets. However, we regret pets are not permitted in the Assisted Living Units or the Frail care. For any further information please refer to the HOA Pet Policy. To ensure maximum harmony, the HOA, in terms of the appropriate act, has a set of rules to govern the day to day running of the village. It is a wise idea to become familiar with these rules to be able to avoid unintentional breaches. These are not onerous and are intended to promote harmonious living.
