Tile grout Repairs Approved fees and fines Attached are the approved fees and fines, dated August 15, 2013. The office provides services to the owners, which are not related to normal operations. For these services, like providing a new lobby key, a nominal fee is charged that covers the costs of materials used and recovers part of the time of the staff. In addition to fees, we sometimes have to issue fines for not following the Rule & Regulations. These fines include; visitor registration, violation of authorized rental period, parking, pets, construction and other rules violations. All of these fines can be avoided by being familiar with the Rules and Regulations and abiding by their requirements. Change in Banks and payment address. Final reminder, that at the beginning of March, we switched our primary banking relationship to Florida Shores Bank. This change will benefit our association in many ways. The first thing you will notice is that they mail out our statements each quarter. They will look different, and they will offer you improved methods for paying your maintenance fees, both this quarter and in the future. When you mail in your payment, it will go directly to the bank, saving the office time and providing the association with a more secure way of recording your payments. Pool Gate The pool gate, on the Sandarac II side, has been fixed and access will only be available if you have a lobby key. Please make sure that anyone who is using your unit has a lobby key and that they take it with them to the pool for entry. Extra lobby keys are available at the office for a small fee. When in the pool area, please do not open the door for anyone you don t know. Thanks.
Door entry system The door entry system has been upgraded to include entry from the beach door and also entry to the social room. Both doors have a key pad to enter your personalized 4 digit PIN number and they also use the fobs for wireless entry. To use the two new doors, enter 0 and your PIN number. To open the main lobby door enter * and your PIN number. Staring September 1, the generic pin will no longer work on any of our doors. For those who have setup a personalized PIN number thank you for your support. For owners who have not requested a PIN number, your personalized PIN number has been set to the last 4 digits of the phone number you have on file. Please bring your lobby key with you, until you get used to this new system. Visitor Registration As documented in the condo documents and the rules and regulations, all visitors must register with the office at the first available opportunity, following their arrival. This registration is monitored by our maintenance staff and is an important part of our security program. If you have renters or friends that will be using your unit, they should be preregistered by the owner, so we know that they are authorized to use your unit. There is a registration form on the web site which is both easy to use and convenient. Failure to perform this registration process could result in a fine. New entry sign A new Sandarac property sign and entrance light posts have been installed. The sign design can be seen on the web site or in the office. The new signs greatly enhance the visibility of our location and make identifying the addresses easier. Thanks for everyone s help on this much needed change. Noise between units This is a follow-up reminder, that we live in a very close community and we need to do whatever is possible to limit the noise that gets transmitted through the floors and walls of your units. The concrete construction of our building, transfers noise very efficiently and it can be heard a long way away. We ask that each owner do whatever they can to minimize the noise from their unit. Chair movement is the one of most common noise generators. If you can, fit your chairs with skid pads, to lessen the noise when they are moved. Always be aware of the sound of your TV and any music that you re playing. If we all pay more attention to avoiding correctable noise, everyone s environment will improve. Thank you for your help and support. Rental period reminder The attached rental period reminder should be read by everybody. This rule will be vigorously enforced and fines issued for noncompliance. Tile grout repairs The tile grout repairs were completed last week. In addition to the 2 nd floor, and lobbies, several other areas were repaired on floors 3-9. Section 13 paragraph (r) of the Declarations of Condominium states: Owners may not lease less than an entire unit or lease an entire unit for a period less than the time period or periods permitted by the Association, so that the high quality of this condominium shall be maintained and it shall not become a lodging facility for transients. Section 2 of the current Rules and Regulations: Check in/check-out. All Renters must register at the Sandarac II Office upon arrival. Units cannot be rented for less than one month, single families only. Maximum occupancy is six (6) for two- bedroom and eight (8) for three bedroom units. Some owners are currently disregarding the minimal rental period of one month. Starting June 1, 2013, violation of any of these requirements will cause the owner to be fined $100 per day, until the violation is corrected. The Board of Directors has approved the following rules with regard to rentals: 1. A unit cannot be rented for periods of less than 30 days or one (1) calendar month, whichever is less. Maximum occupancy is six (6) for two- bedroom and eight (8) for three bedroom units. Owners will be assessed a $100 per day fine for any rentals which do not meet the requirements of this rule. 2. The owner is responsible for pre-registering their renters with the office at least 2 days before a rental period begins. The website allows for pre-registration of renters and guests. It is the owner s responsibility to make sure this registration occurs. 3. Owners are required to provide renters with a copy of the Rules and Regulations and they must familiarize themselves with its contents. Behavior of renters and guests is the responsibility of unit owner. The tenant must follow the same rules and regulations that are in place for the owners.
