THE PROPERTY Barns Farm is a spacious, detached, late- 20th-century, stone house with flexible accommodation. Surrounded by its own land with far-reaching views of the sea, the countryside and coastline, the property has a very private location whilst having the benefit of local amenities close by in the seaside town of Saltburn by the Sea. There are 18.63 acres of land as well as a wide range of equestrian facilities making this the ideal property for horse lovers or for a commercial equestrian business. The house and land with their proximity to the coast would also make an ideal caravan site; subject of course, to the necessary planning permission and site licence being granted. Approached through gates and a drive leading to a gravelled turning circle, the house is entered through a front door opening into a very spacious and airy entrance hall, off which the main reception rooms lead. A cosy snug area is situated to one side. There is a large sitting room with a working fireplace and windows on three sides providing not only light but far-reaching views of the surrounding land. An archway leads through to a dining room with views towards the coastline and there is a useful hatch though to the kitchen. An adjoining garden room with French doors leading outside offers both beautiful views and a quiet place to read on a sunny afternoon. On the other side of the entrance hall there is a large room, currently used as a snooker room but which could easily be used as another sitting room. There is a fitted kitchen to the rear of the property with a range of wooden wall and floor cupboards, an integrated double electric oven, a 4-ring electric hob, an integrated fridge freezer and a one and a half bowl inset sink. Leading off the kitchen is a utility room with a range of useful built-in cupboards, the central heating boiler, a space for a freezer and plumbing for a washing machine. A door leads out to the rear garden. Further accommodation on the ground floor includes a small office space, a WC and a cloakroom area. An impressive staircase winds up to a large landing, which could be utilised for a reading or study area. There is a bright and spacious master bedroom to the front of the house with an en-suite containing shower cubicle, WC and wash hand basin set into a vanity unit. There is an adjoining room, currently being used as a gym but which could also be used as a dressing room. A second, again very spacious, bedroom with views towards the sea, has a similar en-suite and space which could be used as a dressing area. A further large bedroom with built-in wardrobes and double aspect windows is located on the other side of the hallway. A spacious family bathroom with Amtico tiling, a generous Jacuzzi bath, a double shower cubicle with rain shower, a WC and a wash hand basin completes the accommodation on the first floor.
EXTERNALLY Outside the house has a gated drive with turning circle and parking for several vehicles. There is a paved terrace attached to the house with a view of the surrounding countryside and the pond on the lower level of the garden. The house is surrounded on three sides by large grassed areas and the land with the property, making this a very private home. There is a very large garage able to house six cars which could be turned into separate living accommodation subject to the necessary planning permission and consents being granted. The equestrian facilities comprise a block with 8 stables and 2 tack rooms. Space for more stables is available if required. In addition, there is a large barn, currently used to store hay at one end, which could be used for general storage or as a workshop. The land and paddocks surrounding the property amount to 18.63 acres in total. There is a public bridleway to Saltburn Gill Nature Reserve at the end of the drive which complements the equestrian amenities of the property.

It is perhaps most well-known for having the oldest, water balanced cliff tramway in Britain still in operation, linking the town with the pier 120 feet below. The town offers a wide range of day to day amenities with shops, restaurants and public houses. There are also doctors and dentists surgeries. It has its own railway station with a direct link to Middlesbrough, the closest city which is around 14 miles away. For walkers, the property is very close to the renowned North York Moors National Park. Schooling needs are met by primary schools in Saltburn and Brotton; there is a high school in Saltburn by the Sea. Yarm School, located as would be expected in Yarm, provides private education from nursery up to 18 years. For commuters there is an excellent road network that links to the A1 providing access to Newcastle and Durham city centres. There are airports at Newcastle, Leeds/Bradford and Durham. Saltburn by the Sea railway station has a regular service to Darlington which offers mainline services to the UK.
