See below and inserts for more details: Community Association Rental Guidelines It is important to know that there could be two associations requiring approval (Master and Neighborhood). In some cases, an approval may be required for both Associations. All rentals must be approved by the Community Association at least 7 days prior to the move in date. A PBCA rental application must be submitted to the PBCA office at least 14 days prior to the lease. All rentals are required to be occupied by a single-family residence*. No lease shall be for a period of less than one year. Restrictions: Vacation rentals (including but without limitations, an advertising or rental through Airbnb, VRBO, etc.) are strictly prohibited. Restrictions specifically include leasing of short term rentals. All leasing and occupancy of a dwelling shall comply with the restrictions, rules regulations and procedures of the Master Association and the Neighborhood Association within which the residences are located. Owners wishing to lease their residence shall be liable to Community Association for the cost to repair any damage to the Community Properties or other portions of resulting from acts or omissions of tenants or to pay any claim for injury or damage to property caused by the acts or omissions, whether intentional or negligent, of the tenant. The Community Association has the right, but not the obligation to act as the agent of the Owner for purposes of bringing any eviction proceedings which it deems necessary. The Community Association and the Owner shall both have the right to collect attorneys fees against any occupant or tenant if legal proceedings must be instituted against such occupant or tenant for his eviction or for enforcement of the Declaration, including fees for appellate review and post judgment proceedings. *A single-family shall include persons who are related by blood, marriage, legal adoption or fostering or not more than two unrelated persons living and cooking together as single housekeeping unit. See below for the steps of the rental process Step 1 Homeowner requests application and instructions. Step 2 - Homeowner submits application to PBCA office (application must be received at least 14 days prior to rental move in date). Please note the office hours for PBCA: Office hours Monday through Thursday 7:30 am to 3:30 pm. Step 3 PBCA office submits application to authorized personnel for approval. Step 4 PBCA notifies the Homeowner of approval. Step 5 New resident fills out the required forms for entry and submits them to the PBCA office. Step 6 Office to schedule a New Resident Orientation Meeting with the new resident. Step 7 - New resident meets with PBCA office for Orientation. We have included a rental application for you to use if you have any upcoming rentals. Please note that this form maybe amended from time to time so please check with this office to confirm you have the most updated form.
Important Reminders When approaching the front gate PLEASE slow down and do not follow too closely behind the car in front of you. THE GATE WILL COME DOWN ON YOUR VEHICLE if you do not allow enough time for the system to read your decal. Trees need to be trimmed for a 14 feet clearance over roads and sidewalks. This is important to allow large trucks and fire engines through our streets. Please take a few minutes and check your trees now. Side and back yard hedges must be trimmed to 10ft in height. Fencing must be maintained in a clean manner, free of algae, black mold and in a structurally sound manner. Update your GateAccess profile with current phone numbers and guest changes. Take a moment and review the PBCA website for the latest Amendments, Rules and Regulations and DRC Guidelines. 2018-2019 School Year is about to begin.
