River Glen Apartments are a multi-family residential community to be located in Northern Rochester adjacent to the South Fork of the Zumbro River on its western property boundary and south of 37 th Street NE and the new Penny Lane NE. The main entrance to this community has an attractively landscaped clubhouse which will give residents and potential residents their first impression to this welcoming neighborhood. The Clubhouse and pool may be used for social gatherings by the neighborhood. The Clubhouse will have a leasing offices located within the premises as well as a full kitchen, community room, and fitness area. The site design and layout is optimized for residences placed on the western portion of the site to allow residents to be able to visually embrace the beauty of the peaceful tree lined river corridor of the Zumbro River. The core of the River Glen neighborhood is designed around a generously sized common community greenspace and playground. River Glen Apartments will have a mix of 13 2-story apartment buildings and offer a selection of 1 BR/1 BA, 2 BR/2 BA, and 3 BR/2 BA residential options. The residentially designed buildings focus on one type of unit bedroom mix (with the exception of one which offers a mix of two and three bedroom units). This focus on one unit type per building allows for a variation of the housing style and massing of the building footprints on the site to allow a transition with the site boundaries. The height of all of the proposed buildings will be no greater than two stories; this lower profile will blend nicely with the scale of the single family dwellings of the adjoining neighborhood to the south. The entrances to the dwellings are direct to the unit with no central corridor, making River Glen have more of a townhome feel to the community as a whole. River Glen Apartments Community Summary

The site of River Glen Apartments is very close to a city beach and recreation area at Foster Arend Park. There are opportunities for access to pedestrian and bicycle trail connections on trails and sidewalks surrounding this site in all directions. For the ease and convenience of the neighborhood, there is a wide variety of business services, restaurants and retail establishments within walking or biking distance from the site.
