ECOPLEX DEVELOPMENT Tentative Parcel Map No. 37273/ APN 687-510-048 Parcels A&B Cathedral City, CA Property: Seller is the owner of the Ecoplex Park (Phase-I) property, 2.85 acres total, the site has proper and sufficient Infrastructure, zoned PCC allowing MMC Cultivation. Subject to final approval and recordation of Tentative Parcel Map 37273, there will be two (2) separate parcels of land, each approximately one (1) acre per parcel for each parcel. Seller would provide a reasonable due-diligence period, and closing period from approval of due-diligence. All reasonable offers will be reviewed. Conditional Use Permit Approvals: Mountain Edge Collective (a third party entity), as applicant, obtained approval for two (2) Conditional Use Permits ( CUPs ) for Medical Marijuana Cannabis Cultivation, one for each parcel comprising the property, through the city of Cathedral City Planning Commission. The CUPs allow for buildings A & B totaling approximately 50,197 square feet of buildings at build-out, being approximately 17,000 square feet for building A and approximately 32,500 square feet for building B. Mountain Edge Collective has also obtained two Medical Marijuana Cultivation licenses from the city of Cathedral City for proposed buildings A and B. Mountain Edge Collective is prepared to entertain entering into a transaction in relation to its licenses in connection with Seller s sale of the property. Final City Approvals to Start Construction: The city will allow the Mass Grading process immediately; Mountain Edge Collective is in the process of completing Final Construction Documents (final architectural, landscape architecture, civil engineering documents, and processes for all Dry and Wet Utilities) with the end-goal of obtaining Construction Permits for Horizontal and Vertical Construction. Mountain Edge Collective is prepared to entertain assignment of its Final Construction Documents in connection with Seller s sale of the property. Phase II of the Ecoplex Project: Seller has adjoining approximately 3 acres in escrow with a closing within the next 45 days.
