Heritage Trace Villas A StoneBridge Community RULES AND REGULATIONS 1. General - Each owner shall maintain his unit in good condition and in good order and repair, at his own expense, and shall not do or allow anything to be done in his unit, which may increase the cost or cause the cancellation of insurance on other units or on the Common Elements. - No unit owner shall display, hang, store or use any clothing, sheets, blankets, or laundry or other articles outside his unit (other than draperies, curtains, or shades of a customary nature and appearance, subject to the rules and regulations of the Board) or paint or decorate or adorn the outside of his unit, or install outside his unit any canopy or awning, or outside radio or television antenna, or C.B. radio transmitters or satellite dishes, or order equipment, fixtures or items of any kind, without the prior written permission of the ARC (Architectural Review Committee). - The foregoing restrictions as to use and occupancy shall not be construed to prohibit unit owner from placing and maintaining outdoor furniture and decorative foliage of a customary nature and appearance on a patio, which is a limited common element appurtenant to his unit. - No owner of a unit, shall display, hang, store or use any sign outside his unit, which may be visible from the outside of his unit without the prior written permission of the ARC. 2. No structure of a temporary character, trailer, tent, shed, garage, barn or other outbuildings shall be permitted on the property at any time temporarily or permanently, except with the prior consent from the ARC. 3. Animals - No animals, livestock or poultry of any kind shall be raised, bred, kept or permitted in any unit, except for dogs, household cats or other usual and common household pets not to exceed a total of three (3). - No pets allowed in the pool area. - Pets must be kept on a leash at all times when outside, restrained by a responsible and capable person. Additionally, no pet should be left unattended when outside. - Community owners are responsible for the immediate retrieval of their pet s feces and the proper and sanitary disposal of same. - No vicious or dangerously aggressive dogs of any type shall be permitted.

4. Swimming Pools No swimming, wading, bathing or other pools shall be erected, constructed or installed on any lot. Hot tubs or spas may be allowed if approved by the Board. 5. Trash - Trash, garbage and other waste shall be kept only in sanitary containers. - All personal trash containers shall be located or screened so as to be concealed from view of neighboring units, streets and property located adjacent to the unit. - Trash and trash containers should not be left unattended or stored outside at or around any unit, deck or patio of any unit at any time. - Trash containers shall be placed at curb for garbage collection for no more than a twenty- four (24) hour period surrounding the designated date and time for trash pickup as set by the provider of said service. - At no time will the accumulation of garbage, discarded household furnishings and appliances, water heaters, car parts or anything else be considered acceptable by the Board or permitted. 6. Vehicles Vehicles may not be assembled, disassembled or serviced on the property or any street. For purposes of this Subparagraph, serviced shall not be deemed to included the cleaning, washing or polishing of a vehicle or the change of oil, lubricants, anti- freeze or other fluids and air, oil or other filters used in the vehicle. 7. Parking In accordance with CCRs (Article XI, Use Restrictions, Section 2, Parking and Garages) - Vehicles shall be parked only in the garages or in the driveways serving the Lots and vehicles are never allowed to be parked in the street on a regular basis. - All commercial vehicles, tractors, mobile homes, recreational vehicles, trailers (either with or without wheels), campers, camper trailers, boats and other watercraft, and boat trailers must be parked entirely within a garage. - No garage may be altered in such a manner that the number of automobiles that could have reasonably been parked in the garage as originally constructed. - On street parking shall not be permitted within the Community. - No parking is allowed on the sidewalks in front of your garage. - All vehicles must be parked in garages or driveway areas and may not be parked on grass or yard areas. No vehicles of any kind may be parked in any side or back yard. - No wrecked vehicle or vehicles in a non- functional condition or vehicles without proper registration shall be parked on any lot or upon any Common Area at any time. 8. Noise, Nuisance and Hazardous Substances - No owner shall cause or allow any use of his lot that results in noise which disturbs the peace and quiet of the Development. This restriction includes, without limitation, dogs with loud and frequent barking, whining, or howling, exterior music systems or public address systems, motorcycle, motorbike, motor scooter, trail bike, go cart or motorized passenger vehicle of any type without a muffler, and other noise sources which disturb other owners ability to peacefully possess and enjoy their lot. - Nothing shall be stored on any lot that will cause such lot to appear to be in an unclean or untidy condition.

- - No hazardous substance, substance, thing or material will be kept on any lot that will emit foul or obnoxious odors or that will cause any noise or other condition that will or might disturb the peace, quiet, safety, comfort or serenity of the occupants or surrounding property. No noxious, offensive, or illegal activity shall be carried on upon any lot, nor shall anything be done thereon tending to cause undue embarrassment, discomfort, annoyance, or nuisance to any person using any property adjacent to the lot. There shall not be maintained any plants or animals or device or thing of any sort whose activities or existence in any way is noxious, dangerous, unsightly, and unpleasant or of a nature as may diminish or destroy the enjoyment of the properties. 9. Hobbies The pursuit of hobbies that are inherently dangerous or objectionable to adjoining lot owners including, without limitation, the assembly and disassembly of motor vehicles or other mechanical devises, shall not be permitted. Activities such as the shooting of firearms, fireworks or pyrotechnic devices of any type or size and other such activities shall not be pursued or undertaken on any part of any lot or upon the Common Areas without the consent of the Board. The term firearms includes B- B guns, pellet guns, and other firearms of all types, regardless of size. 10. Artificial Vegetation, Exterior Sculpture, and Similar Items (SB Article XI Section 19) No artificial vegetation shall be permitted on the exterior of any portion of any unit. Exterior sculptures, fountains, flags and similar items must be approved in writing by the ARC. 11. Lighting Except for seasonal Christmas decorative lights, which may be used between December 1 and January 10 only, all exterior lights must be approved by the ARC. 12. Fences No fences of any kind shall be erected without prior approval of the ARC. An Architectural Improvement Application and Review Form shall be completed and submitted to the StoneBridge Homeowner s Association for review and approval prior to commencing construction. Please refer to the StoneBridge Architectural Guidelines and Standards for complete fence requirements and the ARC request form and instructions. Satellite Dishes or Antennas No exterior antennas, aerials, satellite dishes or other apparatus for the transmission of television, radio or other signals of any kind shall be placed, allowed or maintained upon any portion of the properties, including any lot, without the prior written consent of the ARC; provided, however, that satellite dishes measuring two feet or less in diameter shall be and are permitted on the lot if screened from the view of neighboring lots. 14. Landscaping - The Association shall have the right and the obligation at any time to plant, replace, maintain, and cultivate shrubs, trees, grass, plantings and other landscaping upon the Common Area. - In addition, The Association will contract to have the outside areas of mowed weekly in the growing season, which is an average of 32 cuts per year. In addition, they will contract for mulch

- applications, turf treatment, irrigation start- up and shut- down, and pruning of all shrubs and trees as needed. Homeowners shall not remove, replace or otherwise alter any landscaping in common areas. This includes plant areas directly in front of their unit.

Heritage Trace Villa Homeowners Association To all Heritage Trace Villa Residents: Should you decide to build a fence, please make sure that you read all of the attachments pertaining to the fence requirements prior to submitting your ARC application. Should you have any questions, please contact the Community Association Manager for Heritage Trace Villas Homeowners Association, Linda W. Mason, at linda.mason@ghertner.com, or 615-277- 0312. The Homeowner assumes the responsibility for all maintenance inside the fenced area, including: landscaping, feeding, mowing, trimming and pressure washing. Pressure washing to be performed within 30 days of when the unfenced, nearby properties are pressure washed by the association. All fences must be approved by the ARC. In your application packet you must have the following approved: - - A completed application form A plan view of the exact layout of the fence (see attached) Fences must be black aluminum or wrought iron, similar to the attached picture. Fence panels should be 4 in height. No fence shall be installed in any way to disturb or impede drainage of the lot or subdivision. Fence must be attached to neighbor s so as to not allow any area between fences. The only exception is a fence that backs up to a common area, in which case the fence must have a gate entry from this area. Determination of Lot lines and placement of fence is the sole responsibility of owner. You must have your lot lines surveyed and staked before the fence is built. All fences must meet all code requirements for the City of Lebanon and the County of Wilson.
