Seller Insight My wife and I have lived in Hartlip for over forty years, says Karl, and we love it here, but there aren t too many properties with land, so when this house came onto the market it really appealed to us. It sits on the edge of the village and is surrounded by orchards and open farmland, so it s wonderfully peaceful and incredibly picturesque. The property itself boasts just under three acres of lovely grounds, so we have a wonderful feeling of peaceful seclusion but at the same time everything we could possibly want or need on a dayto-day basis is very close at hand. For us it s been an idyllic place to live. The house was built in the 1930s, and when we purchased it twenty-six years ago I suppose it could have been described as a bit of a project. The previous owners had begun the process of renovation, but had not quite finished, so it allowed us to really put our stamp on the look and feel of the house and make it just as we wanted it to be. We added a lovely big extension that gave us a terrific snooker room, a quadruple detached garage and car port and decorated throughout, adding sumptuous soft furnishings. Just eighteen months ago we installed a new bespoke kitchen with Aga. It s a large and very elegant home, but at the same time it s incredibly comfortable. The grounds are definitely a standout feature of the property, continues Karl. The house is set well back from the road and we have a large driveway and pretty front lawn. Then to one side of the house is the swimming pool and pool house, and to the other side is the huge paddock. We ve planted it with many trees, which are now mature, so it s a very attractive space, and although we ve never kept animals on it, it could be the ideal home for a couple of horses or other animals. We ve loved having all of this outside space and it s been an absolute paradise for our children and grandchildren. The main living room is really impressive and it s a fantastic space to entertain in, says Karl. It features an ornate ceiling and a traditional working fireplace, and there are double doors leading into the snooker room and another set leading into the large reception hall, so we can push those back create a brilliant space for parties; we had around seventy people for Christmas drinks last year. The village is a very friendly place with an active church, a good school, a village hall, recreation ground and a nice pub that s only a couple of minutes down the road from the house, says Karl. It s peaceful and picturesque, but not in the slightest bit isolated as the road and rail links are very good to nearby towns. There are so many features that set this house apart from many others, says Karl. We have these lovely grounds, the swimming pool, a gym and the snooker room. In my mind it s a very unique property. The whole property is just too big for us now the children have left home, says Karl, but we ve had twenty-six very happy years here.
