September 23, 2013 Modifications to the Brokerloading System V.17 As mentioned earlier, the changes made to the Brokerloading system are designed to facilitate the entering of new information contained in the mandatory Brokerage Contract forms. Here is an overview of these changes: 1. The field entitled Apt. allows you to specify the unit for which the owner has exclusive use. For your listings that are already active, you can add the last civic number (No. Last). 3. Share of common portions Commercial or Industrial Property or Block Sale category A new field allows you to enter the percentage of the share of common portions of a divided condominium or the percentage of the property held in undivided co-ownership. 4. Cadastre of common portions Condominium/Residential Apartment and Commercial or Industrial Property or Block Sale categories This field allows you to enter the cadastre of the common portions of a divided condominium. 5. Cadastre of the condominium Condominium/Residential Apartment and Commercial or Industrial Property or Block Sale categories The cadastre field has been renamed as follows: - Cadastre of private portion Divided condominium - Cadastre of immovable Undivided condominium The cadastre of the private portion applies only to divided condominiums, while the cadastre of the immovable applies to undivided condominiums.

Details of parking and storage spaces Condominium/Residential Apartment and Commercial or Industrial Property or Block Sale categories You must enter the cadastre, unit number and description of rights (Private portion, Common portion or Common portion for restricted use) in the outdoor features in the Description of Rooms or Commercial Description sections. 7. In the Outdoor Features section Condominium/Residential Apartment and Commercial or Industrial Property or Block Sale categories The number of characters in the Cadastre/Unit Number field has been increased for parking and storage spaces so that you can enter both the cadastre number and the unit number. It is also possible to enter the description of rights for parking spaces and storage spaces (Private portion, Common portion or Common portion for restricted use). As a result of this information, the field Storage Space will replace Common storage unit and Private storage unit. The option Driveway was added to the list of outdoor features.
8. Number of cadastre parking spaces Commercial or Industrial Property or Block Sale category In the Additional Information section, the feature Cadastre Parking has been added. The field Financial institution at which buyer undertakes to obtain a loan was added to take into account the special features of undivided condominiums
12. Rent and Rental Conditions Single-Family, Condominium/Residential Apartment and Farm/Hobby Farm categories It is now possible to specify the frequency of rent, as the following fields have been added: week, month, year. A massive update will be performed in order to add the month frequency to listings that are already entered in the system. Note that the week frequency will also be available in the categories Commercial or Industrial Property or Block Sale, and Land/Lot, where it is already possible to enter the rent by month and by year. 13. Specific indications Commercial or Industrial Property or Block Sale category You can now publish the following information: Indication of the existence of a special contribution; Indication of specifications; Indication of the year of the most recent meeting minutes; Indication of the year of the most recent financial statements; Indication of the building s rules; The Declaration of co-ownership field was added in the Commercial or Industrial Property or Block Sale category, along with the indication Published to Registre foncier du Québec. The indication Published to Registre foncier du Québec was also added in the Condominium/Residential Apartment category.
14. Fiscal end date Commercial or Industrial Property or Block Sale category The current field Fiscal end date in the Operating Revenues and Expenses section must be used to publish the fiscal end date for the company that is for sale. The new field «Date de fin des états financiers de la copropriété» in the Legal Description section must be used to publish the end date of the fiscal year of the condominium. 15. Statement for the Waiving of Pre-emptive Right or Right of Redemption Condominium/Residential Apartment and Commercial or Industrial Property or Block Sale categories The field Waiving of pre-emptive right or right of redemption will now be available for undivided condominiums. 16. 16. Owner-occupant Commercial or Industrial Property or Block Sale category The English translation of Propriétaire occupant in the expiry code has been corrected. The new English term will be Owner-occupant, not Homeowner.
