TUHF specialises in lending money to people from all backgrounds and all walks of life, from building caretakers to CEO s, policemen to property magnates, nurses to investors - for the purchase, refurbishment or conversion of inner city properties to multi-unit residential or mixed-use projects in South Africa s inner cities - where banks may think funding is too risky. The buildings we finance range from semi-detached houses to buildings with hundreds of units. This might involve upgrading or refurbishing an existing residential building or converting an existing office or light industrial warehouse into residential use or even for constructing an entire new building. We are a character based lending organisation. This means we look at the kind of person you are before we consider the project. Furthermore, our funding decision is based on the viability of the project, not on how much you earn or have in your bank account. At TUHF, we walk right beside you on your property investment journey. We provide advice in finding the correct building and area that s a good fit for you, as well as supporting you by negotiating a feasible purchase price. We support you regarding the decision-making of your service providers such as building contractors and property managers. We also inspect the work and ensure everything is completed to the highest standard, every step of the way. Do you have what it takes to be a TUHF entrepreneur? Products All our products are designed to make it easier and more affordable for you to achieve your goals. Property Finance Intuthuko Equity Fund Bridging Finance We provide a single loan facility over fifteen years with a prime-linked interest rate and a once-off raising fee. We do not charge monthly service fees. Included in this facility will be your loan for the property as well as any construction finance you would need for a new building, refurbishment or conversion. Our loans range from R100 000 up to R50 million and are paid back over 15 years. Generally, we fund 80% - with you being responsible for the other 20%. If you don t have the 20%, we will assess if you qualify for funding assistance (see Intuthuko Equity Fund). Below are the ways in which we can help you with finance: Through this fund we enable previously disadvantaged individuals who have never owned investment property before to come into the market by supporting them with equity. TUHF does not provide 100% loans and interested entrepreneurs are still required to contribute their portion of hard-earned money towards the transaction. Our bridging finance loans are short term unsecured loans that assist you in covering short term expenses while acquiring the property - such as obtaining the rates and clearance certificates, covering the payment balance of the purchase price, construction loans and for the rehabilitation of sectional title projects in the medium term. Purchase only. This is when no construction or refurbishment is necessary Purchase plus construction, including refurbishment Construction only. This includes conversion and refurbishment or a brand new build project Conversion from one type of building to residential, for instance office space or light industrial building to residential rental units such as bachelor, 1 bedrooms or 2 bedrooms A loan against increased or residual value of your existing property towards improvement or purchase of another property. Refinance. (Either an increase of an existing loan or a third-party bondholder for the property.) Depending on the project, we are also able to offer you a grace period during construction before you start paying back the loan. 8 9
