WELCOME TO SANCTUARY COVE at ST. ANDREWS SOUND! We are pleased you now own property in Sanctuary Cove. If you intend to live in your new residence, we are sure that you will enjoy the quality of life to be found at Sanctuary Cove. Community Association Management Specialists (CAMS), in its role as the management company for Sanctuary Cove at St. Andrews Sound, carries out the policies of the Board of Directors and manages the Association s dayto-day business affairs. Some of the duties outlined in the CAMS management agreement with Sanctuary Cove at St. Andrews Sound include: Collection of owners dues, disbursement of Association expenses, assisting the establishment and implementation of policy and procedural decisions, violations and complaints, and supervision of all service companies and contractors of the Association, and overseeing the daily maintenance of the Association s common areas. Your Community Manager, Michelle Cassidy, meets with the Board of Directors on a regular basis to report on Association business, makes recommendations, and creates an action list based on decisions made at the meeting. Your homeowner assessments for 2014 are $915.00 annually in TWO (2) separate payments of $457.50. The FIRST (1 st ) half due on January FIRST (1st) of each year and the SECOND (2nd) half is due on July FIRST (1st) of each year. If payment is not received by the THIRTIETH (30 th ) day of each those months, a late penalty of $20.00 per month will be charged to your account. If you purchased your property during the year, the annual assessment will be prorated. If your assessment was not collected at closing, you will receive an invoice in the next couple of weeks. Please complete the Owner Information Sheet promptly and return it to Sanctuary Cove Community Association in the pre-addressed envelope enclosed. For your reference and convenience, the enclosed CAMS information sheet contains a list that defines CAMS functions and assigned staff. Other pertinent information regarding your Association may also be included. CAMS welcomes the opportunity to manage your Association. Signing up for paperless billing helps lower your Association s expenses. I would like to sign-up to receive all future billing statements by email two weeks prior to my Association s billing cycle and will choose one of the following payment methods. Amenities Sanctuary Cove at St. Andrews Sound Community Association Amenities are for the private use of property owners and their guests only. Rules & Regulations pertaining to each of the amenities are posted at each location and/or may be obtained at the Community Manager Office. Proper Identification Property owners are required to carry a Property Owner Identification card (white card key) while using the amenities. The property owner must accompany their guests. Sanctuary Cove at St. Andrews Sound Community Association reserves the right to deny use of any amenity to persons not presenting proper identification or with any outstanding assessments. To obtain a property owner s identification card, please visit or call the Community Manager s Office at (912) 280-0550. Reservation of Amenities Only property owners are permitted to reserve any of the Sanctuary Cove amenities. The property owner reserving the facility must be present during the entire time the facility is being used. The reservation of any amenity does not include the exclusive right to use common areas such as restrooms, pool area, fitness center, day dock, tennis courts, parking lots, or other common grounds. The property owner(s) making the reservation will be held responsible for proper use, care and clean-up of the facility. The reservation of an amenity for a private-invitation function requires completing the Amenity Reservation Request sheet available on the Association s website or from the Community Manager s Office and the proper deposit and use fees checks made payable to Sanctuary Cove Community Association. Note: Prior to calling the Community Manager's office, please view the calendar on the Sanctuary Cove website to verify that the date and time you want is available. Security codes or amenity card keys may not be given out to guests of property owners. ALL doors must be secured after the event. Fitness Center Rules Use of this facility is restricted to Property Owners and their guest. Use equipment at your own risk. No person under the age of 16 is allowed in the Fitness Center unless they are strictly supervised by a person 21 years and older. Exercise equipment must be operated in accordance with posted instructions. Use of the equipment must be performed in suitable attire. Unsuitable attire includes bathing suits, thongs, sandals, flip-flops, no shirts or half shirts. Equipment use is on a first-come, first-serve basis. Please limit time to no more than 30 minutes if others are waiting. Equipment must be wiped down with the wipes provided after each use. Volume of audio equipment (i.e., ipods, compact disc players etc.) must be maintained at a level that does not disturb others using the Fitness Center. Limit use of perfume and cologne, as a courtesy to others. Do not drop machine weights. Return to the proper position in a controlled motion. No personal belongings, empty water bottles, or garbage should be left at the Fitness Center. Leave the room better than you found it. Report damaged or faulty equipment operation to the Community Managers Office. No Pets allowed in the RiverHouse, Fitness Center or Pool Area at any time. SANCTUARY COVE COMMUNITY ASSOCIATION, INC. NOTICE OF FITNESS CENTER WAIVER AND LIABILITY This agreement is made between SANCTUARY COVE at ST. ANDREWS SOUND COMMUNITY ASSOCIATION, INC., (referred to as the "Association") and the owner of record (to be referred to as the Member ), of the following real property located in the Sanctuary Cove at St. Andrews Sound Community Association: (Address):, Waverly, GA 31565, Lot # Member, for and in consideration of the permission of the Community Association to use the Association's property, namely the Sanctuary Cove Fitness Center, for the purposes of fitness equipment usage/working out, hereby agrees to hold the Board of Directors and the Community Association harmless for any acts and/or omissions by the Board of Directors and the Community Association or its agents with regard to the Association's property for the purpose of use of said Tennis Courts for recreation tennis play. Member acknowledges by the signing of this agreement that there are Fitness Center Monitors present on the Community Association's property for the purpose of watching or supervising Member or Member's immediate family or accompanied guests. Furthermore, FITNESS CENTER MONITORS ARE NOT EMPLOYED BY THE ASSOCIATION TO SUPERVISE AND/OR MAINTAIN THE FITNESS CENTER. Member uses the above described Fitness Center and its surrounding common areas AT HIS OR HER OWN RISK. MEMBER BEING DEFINED AS OWNER OF RECORD. This agreement constitutes a waiver by Member of any claim(s) he/she or accompanied guests may have against the Association for acts and/or omissions by the Association or its agents with regard to the Association's property for the purpose of use of said Fitness Center for general recreation Fitness equipment usage, which may result in an injury to Member or Member's immediate family, or accompanied guests. RiverHouse Pool Rules Use of this facility is restricted to Property Owners and Guest. No Lifeguard on Duty Swim at your own risk. Emergency: Dial 911 immediately and the Community Manager @ 912-280-0550 Sanctuary Cove Property Owners and Accompanied Guests Only. Pool hours are 6:00 am - 9:00 pm. Proximity card keys should be carried and used at all times when at the Amenity facilities. Admittance permitted only to property owner s current with all assessments. Pool area gate must remain closed at all times. State Law requires that no child under 14 years of age be allowed to swim without responsible adult supervision. Maximum number of swimmers allowed in the pool is 100 per day. Property owners are allowed up to four (4) guest per family per day. Unless special permission received by the Management. All guest must be accompanied by property owner. No pool parties are allowed without proper Amenity Committee reservation and Committee and Management approval. Management reserves the right to deny use of the pool to anyone at any time. Act responsibility: No diving, running, jumping or pushing. Proper swimwear is required. No cut-offs, street clothes or inappropriate swimwear allowed in the pool. Little Swimmers or similar product is required for children not potty trained. No one with skin, ear, nasal infections, communicable diseases or open sores or wearing bandages should enter the pool. No smoking is allowed on premises. An emergency 911 telephone is located on the outside wall of the pool pump house (right door). No pets allowed in the RiverHouse, fitness center, pool, or fenced pool area. No glass containers or gum permitted in the pool area. NO grills of any kind allowed inside the fenced pool area due to Camden County Fire Marshall Code Enforcement grilling ordinance and permitting for public pool. Pool toys are limited to reasonable sizes and should not restrict other swimmers Dispose of all trash before leaving the complex in the trash receptacles. No furniture allowed in the pool! DO NOT jump on the furniture! Pool furniture must be returned to its original position and umbrellas lowered to the "Closed" position before leaving the complex. Report all rules violations and unsafe activities to the Community Manager. Evacuate the pool and notify the Community Manager immediately if your child has an accident. This is a potential health hazard. No skateboards, rollerblades, skates, bicycles, tricycles or scooters allowed inside the pool area or the RiverHouse porches, decks, ramps or steps at any time. 10 Tennis Court Rules Tennis Court Hours are 7:00 am to 11:00 pm. Tennis attire is required including a shirt and non-marking soled tennis shoes. Use of courts is on a first-come, first-served basis unless prior reservations have been made. Play will be limited to a total of 1 hour for singles and 1 ½ hours for doubles if other players are waiting. No children under the age of 16 are permitted on the courts under any circumstances without a parent or an adult present. Courts are for Tennis: no roller blades, roller skates, bicycles, tricycles, unicycles, scooters, pogo sticks, mini bikes, dirt bikes, skateboards etc. No pets allowed on the courts or inside the fenced area. No glass containers are allowed on the courts or inside the fenced area. Community scheduled events will take priority over individual play. Gates must remain closed at all times. 10 (912) 280-0550 SANCTUARY COVE COMMUNITY ASSOCIATION, INC. NOTICE OF TENNIS COURT WAIVER AND LIABILITY This agreement is made between SANCTUARY COVE at ST. ANDREWS SOUND COMMUNITY ASSOCIATION, INC., (referred to as the "Association") and the owner of record (to be referred to as the Member ), of the following real property located in the Sanctuary Cove at St. Andrews Sound Community Association: (Address):, Waverly, GA 31565, Lot # Member, for and in consideration of the permission of the Community Association to use the Association's property, namely the Sanctuary Cove Tennis Courts, for the purposes of recreation tennis play, hereby agrees to hold the Board of Directors and the Community Association harmless for any acts and/or omissions by the Board of Directors and the Community Association or its agents with regard to the Association's property for the purpose of use of said Tennis Courts for recreation tennis play. Member acknowledges by the signing of this agreement that there are Tennis Court Monitors present on the Community Association's property for the purpose of watching or supervising Member or Member's immediate family or accompanied guests. Furthermore, TENNIS COURT MONITORS ARE NOT EMPLOYED BY THE ASSOCIATION TO SUPERVISE AND/OR MAINTAIN THE TENNIS COURT AREA. Member uses the above described Tennis Courts and its surrounding common areas AT HIS OR HER OWN RISK. MEMBER BEING DEFINED AS OWNER OF RECORD. IMMEDIATE FAMILY BEING DEFINED AS LIVING IN SANCTUARY COVE AT THE ADDRESS STATED ABOVE. MEMBERS AND MEMBER'S IMMEDIATE FAMILY OR ACCOMPANIED GUESTS AGREE TO ABIDE BY THE FOLLOWING RULES: (Attached hereto) Violators of the Tennis Court rules may be subject to loss of amenity privileges. The Board of Directors shall reserve the right to suspend, terminate, and/or revoke, without notice, any and all amenity privileges if there is a violation of the rules. This agreement constitutes a waiver by Member of any claim(s) he/she or accompanied guests may have against the Association for acts and/or omissions by the Association or its agents with regard to the Association's property for the purpose of use of said Tennis Courts for general recreation Tennis play, which may result in an injury to Member or Member's immediate family, or accompanied guests.
