CLEAR CREEK RENTALS LTD. Rental Plicies The Lease Clear Creek Rentals LTD will cmplete all f the necessary leasing paper wrk between the tenant and Clear Creek Rentals LTD. A tenant must cmplete a rental applicatin, which allws us t evaluate prspects based upn yur incme, debt, emplyment and previus histry when pssible. An initial six-mnth lease term is generally used, with lease renewal perid f equal length. Lngerterm leases can be ffered based upn the prperty availability. Our leases require that the tenant pay mnthly rent in advance, due n the first day f each mnth with a late fee equal t 10% f the rent assessed n all rents nt paid n r befre the 1 st day f the mnth. Tenants are required t give written ntice f any maintenance prblem. Ntificatin can be in the frm f fax, email r mail r by filling ut the in-ffice maintenance request frm. A serviceman is then sent t make the repair and t determine the cause f the prblem. Our lease states specifically that "tenant caused" prblems will be charged back t the tenant. Sme f ur units allw pets with the payment f a $250 (nn-refundable) pet fee and an additinal pet depsit f $250. The pet depsit is refundable if there is n pet damage and the prperty is sprayed fr fleas. Leases n single-family hmes als require the tenant t maintain the yard and grund. Clear Creek Rentals will maintain yur yard if yu want,but yu will be respnsible fr the cst. In summary, ur rental applicatin, lease, and maintenance and cleaning addendum alng with a cmplete prperty cnditin and inspectin reprt help insure that bth the tenant and Clear Creek Rentals are treated fairly. Rental Payment Plicy All rental payments are due n the first (1st) day f each mnth. LATE FEES will be added n the 2 nd day f the mnth. All funds received will be applied t accunt charges in the rder that the charges were incurred, (First In-First Out). Pet fees and pet depsit are required t be paid in full, prir t allwing any animal n the prperty. Payments must be made by mney rder, cashiers check, persnal check, debit card r credit card. Persnal checks will nly be accepted n the accunt f the Lessee n the lease. Only ne check is allwed, multiple checks nt accepted. NO TEMPORARY CHECKS If we receive a return check fr whatever reasn, persnal checks will n lnger be accepted. Cash will nly be accepted when paying the initial mve-in depsit and rent r fr

redeeming a return check. Persnal Checks will nt be accepted fr late rent payment after the 3rd day f the mnth. Pet Depsits and Pet Plicy THERE ARE NO EXCEPTIONS TO THIS POLICY. Pets are allwed under certain cnditins in sme prperties. Hwever, when allwed, the fllwing cnditins must be fllwed: Only tw (2) pets are allwed; The pet cannt exceed 30 lbs in weight; The pet must be either spayed r neutered; The tenant is respnsible fr the immediate clean-up f his pet feces; A pet fee f $250.00 (Tw Hundred and Fifty Dllars) and a pet depsit f $250.00 (Tw Hundred and Fifty) must be paid prir t having a pet (any animal) n the prperty; A pet is hereby defined and agreed t as: Any animal allwed n the prperty by the lessee, regardless f the animals rigin, wnership r length f stay. (An example; a guest f the lessee, visiting with an animal (pet) will be cnstrued as a pet f the lessee). ABSOLUTELY.NO Pit Bulls, Rttweiler, German shepherd, Husky, Malamute, Dberman Pincher, Chw Chw, Great Dane, Saint Bernard, Akitas, Presa Canarius, r wlf-hybrids (regardless f size) are allwed n ur rental prperties. NO EXCEPTIONS. Parking The fllwing guidelines are hereby instituted fr benefit f the tenants. We hpe that all tenants will abide by the guidelines; Hwever, shuld a parking cmplaint be made, then this ffice will take crrective actin against such vilatrs. The Driveway Is fr residents nly Guests are nt allwed t park in the driveway f anther unit. Residents are respnsible fr insuring that all guests are aware f this plicy, and remve their vehicles immediately. Guest may park n the side f the street nly n a shrt term basis ( 1 hur r less) Disabled vehicles, trailers, bats, mtr hmes, travel trailers and ther such vehicles are nt allwed in the cmmunity unless apprved by management, and may be twed withut ntice. Parking is nrmally limited t tw vehicles per tenant. Tenants with multiple vehicles must make arrangements fr the extra vehicles befre mving in. N parking n the grass. We have water lines and ther utility lines all ver the yard f each unit s please d nt drive n the grass at all. This means at mve-in and mve-ut t. There is a $100 fine fr ding s.

Maintenance f Premises Lessee/Tenant shall be respnsible fr repair r maintenance functins t include, but nt limited t the fllwing: Changing f air cnditiner/furnace filters n a mnthly basis; Resetting f circuit breakers r fuses; Unstpping plumbing (except that caused by tree rts r faulty pipes); Damage resulting frm failure t prmptly reprt t the lessr/landlrd any malfunctins r abnrmal peratins f equipment within the rented prperty; Damage resulting frm frceful entry r burglary; Changing f electric light bulbs; Tightening, f screws, nuts and bulbs n hardware nt requiring specialized training; Excessively high water r utility bills resulting frm failure t reprt f bvius leaks; All screen repair, r replacement and repair, r replacement f all brken glass; Payment f any repair bill due t tenant request where n prblem was fund r crrected; Lighting f any and all pilt lights n gas fixtures; insuring the prper peratin f smke detectr(s) and replacing the battery as needed. Lessee/Tenant may ntify lessr/landlrd f necessary repair r crrective actin/maintenance and request assistance at lessee/tenant expense. Lessr/landlrd will nt pay fr any repairs r billings charged t lessr/landlrd by lessee/tenant. Fr EMERGENCY REPAIRS and emergency repairs ONLY After ffice hurs, Call 526-4316 Emergency Repairs are thse repairs needed immediately t prtect life and prperty All ther repair request must be submitted in writing t the ffice. THIS NUMBER IS TO BE CALLED FOR EMERGENCY REPAIRS NEEDED AFTER THE RENTAL DEPARTMENT IS CLOSED. EMERGENCY REPAIRS ARE SUCH AS: GAS LEAKS FLOODING OF PROPERTY LOSS OF HEATING WHEN THE TEMPERATURE FALLS BELOW FREEZING EXAMPLES OF NON-EMERGENCIES Plumbing stppages Lcked ut Air Cnditiner r appliances nt wrking Nisy neighbrs Brken windws, screens, etc Cleaning Requirements Ceilings, walls and wdwrk: Lse dirt will be remved frm walls, and ther surfaces. Blinds cleaned. Spts, dirt, grease, fingerprints and ther marks will be remved frm walls, basebards,

windw sills, drs and ther wdwrk. The element f fair wear and tear will be cnsidered, but nt abused. Nails and screws must be remved and the walls r drs and restred t their riginal cnditin. Hles r spts must be prfessinally restred. All decals, wallpaper r cntact paper will be remved. All drawers, furniture and cabinets will be emptied, wiped ut and left pen. Clsets and shelves will be cleared f hangers r trash. Kitchen cabinets are t be free f fd particles, cleaned and left pen. Dishwasher are t be cleaned and dry. Refrigeratrs: The refrigeratr will be defrsted and thrughly washed ut with a mild detergent and then wiped cmpletely dry. Turn the dial t the ff psitin and be sure t leave the dr OPEN. Exterir surfaces and the area behind and underneath the refrigeratr cleaned, and the refrigeratr returned t its nrmal psitin. Stve: Wire brushes r sandpaper shuld never be used. Easy ff is a gd prduct t use n the interir f the ven. NOTE: d NOT attempt t use a cleaning prduct n a selfcleaning ven. Oven reflectr pans must be replaced if they cannt be cleaned like new. Light fixtures must be cleaned and equipped with wrking bulbs f prper size. Ceiling fans must als be cleaned and lights equipped with prper bulbs. All tubs, basins, sinks, tilets and tile must be thrughly scrubbed, cleaned and dried. Air Cnditiner and heater units and vents must be cleaned and a new filter installed and the access panel left ff fr inspectin. Exhaust fan and vent-a-hd must be cleaned and free f all grease. All tile r wd flrs must be cleaned and free f all marks, r tears. Garages and driveways must be cleaned and all grease and il marks remved. Grunds must be neatly mwed and edged t include under prches, and in flwerbeds. Trash and ther debris must be remved frm the grunds. Windws and mirrrs must be cleaned, inside ut. Screens must be in gd cnditin r they must be replaced. Fireplaces must have all ashes remved and fireplace cleaned. Carpets MUST be prfessinally steam cleaned and shamped by an apprved vendr. The receipt fr payment f carpet cleaning MUST be presented t the rental department at time f vacating fr verificatin. Self-carpet cleaning r rental equipment receipts will NOT be acceptable. Tenants that had pets n the prperty MUST have the prperty prfessinally exterminated fr flees and ticks, and present the receipt upn vacating. These are the cnditins in which yur huse shuld be in when inspected fr vacating. If these requirements are nt met, we simply hire smene t clean yur prperty (see Addendum C) at yur expense. Cleaning, repair, replacement charges will be deducted frm yur Security Depsit befre any refunds are made. If yu wish t make crrective actins yurself, a $25.00 fee will be charged fr re-inspectin. It is yur respnsibility and t yur advantage t leave yur premises CLEAN and presentable. Drug Free Plicy 1. A resident, ccupant, guest r any persn knwn t the resident shall nt engage in criminal activity, including drug-related criminal activity, n r near the premises listed n the lease. Drug-related criminal activity is defined as the illegal manufacture, sale, distributin, use r pssessin with intent t manufacture, sell, distribute r use a cntrlled substance (as defined in sectin 102 f the Cntrlled Substance Act {21 U.S.C. 802}. 2. A resident, ccupant, guest r any persn knwn t the resident shall nt engage in any act intended t facilitate criminal activity, including drug-related criminal activity; will nt permit

the dwelling unit t be used fr r t facilitate criminal activity, including drug-related criminal activity, regardless f whether the individual engaged in such act is a member f the husehld r a guest. 3. A resident, guest r any persn knwn t the resident shall nt engage in acts f vilence r threats f vilence; including, but nt limited t, the unlawful display r discharge f firearms n r near prperty premises. A SINGLE VIOLATION OF THE ABOVE PROVISIONS SHALL BE DEEMED A DIRECT VIOLATION OF THE LEASE, AND CAUSE FOR IMMEDIATE TERMINATION OF THE LEASE TO INCLUDE ANY RIGHT TO OCCUPY PROPERTY. PROOF OF VIOLATION IS NOT REQUIRED. TERMINATION SHALL BE BASED ON ANY EVIDENCE OR ARREST. Smke Detectrs Maintaining the smke detectr is the Tenant s respnsibility. Hwever, the fllwing infrmatin may be helpful: Testing The smke detectr shuld be tested n a regular basis. It is best t test it at the same time each mnth r t assciate it with anther event. Fr instance, yu may test it every Saturday mrning, every time yu vacuum the carpet, r just befre yur favrite televisin shw. Regular testing will insure that it will be wrking when and if it is needed. T test the smke detectr, simply press the buttn n the cver. It shuld make an ear piercing sund. If yu have truble reaching the buttn, yu may use a pencil r even a brmstick t press the buttn. If the smke detectr des nt wrk, replace the battery. If it still des nt wrk r if yur smke detectr perates n 110 vlts then submit WRITTEN request fr replacement and/r call the ffice. Battery Replacement When a battery gets lw it will chirp every 30 secnds until the battery is replaced. DO NOT remve the battery until it can be replaced with a new ne. Smke detectrs use an rdinary 9 vlt battery. Steam Occasinally steam frm cking r the bath will setff the smke detectr. Take the fllwing steps: Open windws t allw steam t escape. Turn n Air Cnditiner thermstat fan switch ON (nt autmatic). Return the switch t autmatic when the detectr is n lnger sunding. Use a newspaper r a bath twel t FAN the smke detectr.

Prblem Preventin Winter Time When temperatures fall belw 30 degrees particularly when accmpanied by strng winter winds dramatically increase the pssibility f frzen water pipes and the resulting damage frm bursting and flding. It s imprtant that yu plan ahead. Incnvenience and financial lss can be reduced if yu fllw simple guidelines. Take care t warn the premises befre a majr freeze ccurs. Keep infrmed f steps that shuld taken t prevent r reduce damage. Specifically: Keep premises heated t at least 68 degrees F. Leave utside faucets running slightly (a small, steady stream f water). But dn t allw utside faucets t flw int the street r nt sidewalks and ther traffic areas. Hses shuld be discnnected frm utside faucets. At least ne inside faucet preferably mre als shuld drip lukewarm water s that bth ht and cld pipes are invlved. Pipes under the kitchen sink are particularly vulnerable. When extremely cld, sink cabinet drs shuld be pened t allw heat frm the hme t enter. All faucets shuld be checked befre yur retiring fr the evening and again in the mrning. If yu are ging t be away fr any length f time, a neighbr r management staff shuld be asked t check pipes. Shuld a pipe burst, the fllwing steps shuld be taken immediately: Water shuld be shut ff at the main valve. It s imprtant that residents knw befrehand the lcatin f water valves. A service request must be turned t the ffice f Clear Creek Rentals. Finally, a pipe desn t necessarily burst the first time it freezes. Smetimes it takes several freezes and thaws befre damage ccurs.
