DEMOLITION PERMIT APPLICATION GUIDELINES This information package is to assist individuals with the completion of the Demolition Permit Application Form. The Ontario Building Code Act states that no person shall demolish any building without having first obtaining a permit. The Town of Amherstburg is very unique in that the Town has many building on the Heritage designated list. Demolition Control approval will be required if the building is designated under Part IV or Part V of the Ontario heritage Act. Demolition Permit Applications will only be considered by the Chief Building Official if accompanied by the following submissions; An Application to Construct of Demolish Form Demolition Review Form Site plan indicating building to be demolished R.O.W. Permit (issued by public works) Heritage Clearance (if applicable) All demolition clearance documents (listed below) Once the completed package is submitted to the Building Department, permits are typical processed within 10 business days. It is the responsibility of the owner and contractor to ensure that all demolition is inspected. Full foundations removed including footing, walls and gravel, septic beds and tanks. The sanitary and storm sewer at the property line to be capped and sealed underground with the cleanout extended to grade level. (Refer to attached detail drawing) Tax adjustments are not automatic. The owner must apply for a property tax adjustments after the demolition and inspection have occurred. Application must be filed with the Town of Amherstburg Finance Department. Demolition Clearance Documents The following is a list of clearances may be required at time of application submission: Public works disconnection of water Bell Canada Cable Union Gas-(requires 30 day notice to disconnect gas service) Hydro Service. Hydro One or Essex Power

Demolition Permit General Information The Ontario Building Code regulation requires demolition permits for any structure greater than 107 square feet with the exception of farm buildings. Demolition Permit Information Complete Construct and Demolish permit application. Include all structures to be demolished. The applicant / contractor must ensure confirmation that electrical power is disconnected from Essex Power, disconnection of gas from Union Gas and all other services. Submit all documents of confirmation with application. Buildings older than 30 years require a DSS (Designated Substance Survey) prior to the issuance of a demolition permit. Demolition of buildings with hazardous materials (ie: asbestos) must be carried out as per Ministry of Labour requirements. All demolition of larger buildings, within Part 3 of the Ontario Building Code must be under the direction of a professional Engineer. The site must be maintained in a safe and orderly manner including protective fencing as required. Demolition permit fee of $100.00, Indemnity Fee of $50.00 and an Indemnity Deposit of $1000.00 The applicant must notify the Building Department upon completion of demolition to finalize permit and notify Tax Department to ensure structures are removed from Tax Rolls. Inspection Process and Completion of work The permit holder shall arrange for all inspections with the Town of Amherstburg Building Department at 519-736-5408. Sanitary and storm sewer must be permanently capped with cleanout to grade level. Work must be inspected prior to backfilling. (Refer to attached drawing.) Final site inspection (site to be cleared of all debris and graded)
