Woolland House WOOLLAND, DORSET Blandford Forum 9.5 miles Sherborne 12.5 miles Shaftesbury 13 miles (All distances are approximate) SUMMARY Woolland House represents a wonderful opportunity to buy a special and completely unique country house. It has all the component parts of a small estate but has the feel of a warm family home, standing in magnificent gardens and grounds. Woolland House sits at the foot of Woolland Hill which lies within a Site of Nature Conservation Interest and the Dorset Area of Outstanding Natural Beauty. The house enjoys stunning uninterrupted views across North Dorset into Somerset and yet benefits from extraordinary peace and privacy and cannot be seen from any public land. Your attention is drawn to the Important Notice on the last page of the brochure.

Woolland House The current owners have overseen a total restoration and refurbishment project of Woolland House by renowned family firm of builders and craftsmen, R Moulding & Co. The house is approached via a winding drive, passing the stable block, towards a large parking area at the side of the house. To access the house, you pass under a lovely archway with the clock tower above and into a beautiful cobbled courtyard with an ornate Provencal limestone fountain (sourced from France by the owners). On one side of the archway is the coach house, independently accessed, with a fully fitted kitchen, sitting room, bedroom and bathroom. A new glazed atrium entrance provides a splendid sense of arrival to the main house, leading into the galleried reception hall, an incredible entertaining space rising from floor to rafters and the heart of the house. The kitchen leads off this room and at the other end of the kitchen is a sitting room. A utility room and domestic office are positioned at one end of the house. The master bedroom suite consists of a bedroom with a spectacular view, a dressing room and a large bathroom with under-floor heating, luxurious French double washbasin, roll top bath and a walk-in shower. There are a further 6 double bedrooms and 4 bathrooms. One bedroom has direct access to the gardens and would make a superb home office or further reception room. A detached two-storey house is currently divided into two apartments, each with a kitchen, sitting room, large bedroom and bath / shower room. Woolland House was formerly the home of the celebrated artist Dame Elisabeth Frink. Still standing in the grounds are two studios, built for her, where she created some of her most famous works. The blue studio retains remnants of Frink s time working there, including her notes and scribbling on the studio wall. A second larger display studio is currently used as a home office and is also ideal for parties and events. The heated swimming pool has a pool house and a mosaic by the artist, Dame Elisabeth Frink, in the floor - the only mosaic she is known to have created.

A galleried reception hall lies in the centre of the house with parquet flooring, a French chateau fireplace at one end and the kitchen at the other. The galleried area makes a wonderful library and reading area.

The large kitchen is ideal for families and also very well equipped for the serious cook, with a double oven Aga, Miele induction hob, oven and steam oven. It also has a larder with separate preparation and clearing areas. There is a dining area by the bay windows and French windows open onto the front terrace, boasting magnificent views.

The property is perfect for entertaining, both indoors in the winter and outdoors for summer barbecue parties. An outdoor dining area overlooks the swimming pool, gardens and parkland-style grounds.

Woolland House was once part of one of the largest estates in Dorset and has an exquisite collection of mature trees including three Redwoods, Cedar of Lebanon and a large Handkerchief Tree. The gardens, ponds and lake have been restored to an exceptionally high standard by the current owners with fabulous Azalea gardens and woodland walks.

Sitting at the end of a walled garden is a large heated greenhouse, currently housing banana, orange and lemon trees. A second walled garden has another heated greenhouse and is well stocked in season, growing various fruits and vegetables.

Leading to the top pond and Azalea garden is a secluded seating area which overlooks all three ponds leading to the small lake. This area is habited by a wide range of flora and fauna and is a haven for wildlife.

A log cabin is positioned by the side of the lake looking across a small boathouse back towards the house. The lake is separated from the parkland by traditional estate fencing and is stocked with rainbow and brown trout, so ideal for fishing enthusiasts.

The property has a cobbled stable yard with 6 loose boxes which overlook the lake. There is also an Olympic size riding ménage, associated tack and feed rooms, a timber framed hay barn and large garage. Estate fencing has been used to create areas of grazing for their horses and sheep.
