PD 428 is established on property generally bounded by Hampton Road, Alden Avenue, Franklin Street, and Wentworth Street. The size of PD 428 is approximately 4.509 acres. (Ord. As a general rule, an accessory use is permitted in any district in which the main use is permitted. Some specific types of accessory uses, however, due to their unique nature, are subject to additional regulations contained in Section 51A-4.217. For more information regarding accessory uses, consult Section 51A-4.217. (Ord. Nos. 22560; 26042) SEC. 51P-428.107. YARD, LOT, AND SPACE REGULATIONS. (Note: The yard, lot, and space regulations in this section must be read together with the yard, lot, and space regulations contained in Division 51A-4.400. In the event of a conflict between this section and Division 51A-4.400, this section controls.) Front yard. Minimum front yard is 15 feet along Hampton Road, and 20 feet along Franklin Street and Wentworth Street. (b) (c) Side and rear yard. Minimum side and rear yard is 20 feet. Density. No maximum dwelling unit density. (d) Floor area ratio. Maximum floor area ratio for all uses is 0.5. (e) (f) Height. Maximum structure height is 54 feet. Lot coverage. Maximum lot coverage is 60 percent. (g) Stories. Maximum number of stories above grade is four. (Ord. Nos. 22560; 26042)

SEC. 51P-428.108. OFF-STREET PARKING AND LOADING. Off-street parking and loading for the general merchandise or food store greater than 3,500 square feet and motor vehicle fueling station uses must be provided as shown on the development/landscape plan. Off-street parking and loading for all other uses must comply with the Dallas Development Code. (Ord. Nos. 23207; 26042) SEC. 51P-428.109. ENVIRONMENTAL PERFORMANCE STANDARDS. See Article VI. (Ord. Nos. 22560; 26042) SEC. 51P-428.110. INGRESS-EGRESS. Ingress and egress must be located as shown on the development/landscape plan. Delivery vehicles are permitted ingress and egress to and from the Property only from Hampton Road. Low clearance bars a maximum of 10 feet in height must be installed across the point of ingress and egress on Wentworth Street. Vehicular ingress and egress is prohibited on Franklin Street. (Ord. Nos. 23207; 26042) SEC. 51P-428.111. LANDSCAPING. For general merchandise or food store greater than 3,500 square feet and motor vehicle fueling station uses, landscaping and tree preservation must be provided as shown on the development/landscape plan prior to the issuance of a certificate of occupancy. (b) Landscaping and tree preservation for all other uses must be provided in accordance with Article X. (Ord. Nos. 23207; 26042) SEC. 51P-428.112. SIDEWALKS. Sidewalks, a minimum of six feet in width, must be provided along the Hampton Road, Franklin Street, and Wentworth Street frontages. (Ord. Nos. 22560; 26042) SEC. 51P-428.113. SCREENING. Screening must be provided as shown on the development/landscape plan. A solid screening wall a minimum of nine feet in height must be constructed and maintained parallel to the east line of Franklin Street and 80 feet east along the south property line from the Franklin Street end of the Property to screen the loading dock. A minimum six-foot-high solid screening wall must be constructed and maintained along the south property line from a point 85 feet east of the east line of Franklin Street to a point 180 feet west of the west line of Hampton Road. A solid screening wall a minimum of eight feet in height must be constructed parallel to the south line of Wentworth Street. (Ord. Nos. 23207; 26042) SEC. 51P-428.114. SIGNS. Signs must comply with the provisions for non-business zoning districts contained in Article VII. (Ord. Nos. 22560; 26042)

SEC. 51P-428.115. PARKING LOT LIGHTING. Parking lot lighting must comply with Section 51A-4.301(e)(2)(A), (B), (D), and (E). ADDITIONAL PROVISIONS. appearance.
