The sale represents a unique opportunity to purchase property located on the edge of the Lake District National Park. LOCATION / DIRECTIONS: The property is located close to Ennerdale Bridge and is identified by the red circle on the map below. The access is from Red Beck Road being the unclassified road running from Cleator Moor to Lamplugh School/A5086 road. Access to the property is shown in the sale plan attached at the end of these particulars. Please park on the roadside approximately 50m to the Cleator Moor side of the access gate. METHOD OF SALE: The property is offered for sale by public auction on Thursday 3 rd November 2011 at 11.00am. The auction will be held in the Conference Centre at Mitchells Lakeland Livestock Centre, Cockermouth, CA13 0QQ (located just off the A66/A5086 roundabout on the outskirts of Cockermouth). The property will be offered as a whole subject to reaching an undisclosed reserve price. Please take note that the guide price given is not the reserve price. WOODLAND: The woodland area runs to 38 acres (15.4 hectares), or thereabouts, and comprises a mix of mature and semi-mature woodland, predominantly broadleaf and interspersed with a number of open areas. The majority of the area is designated as Ancient and Semi Natural Woodland and as such may be eligible for any grants which may be available for the management of this type of woodland. Whilst the property does not have the benefit of catch records, the River Ehen has historically been renowned for runs of salmon and sea trout. The most recent Environment Agency catch statistics (declared) are testament to this with the 2006 season yielding 274 rod caught salmon and 516 sea trout, the previous season saw 275 salmon and 688 sea trout caught. Fluctuation is to be expected in catch statistics with 2002 a particularly good year as numbers totalled 395 salmon and 1131 trout. The fishing rights are marked in blue on the attached plan.
