Walking up to the front door and seeing not only the thatched roof but the black and white walls and diamond pane windows, you know it will provide a warm and welcoming home. The cosy central sitting room with its vaulted and beamed ceiling and inglenook fireplace and the adjacent study are in the oldest part of the cottage. However, the sitting room is particularly light and bright as it includes a glazed door to the terrace and full-height windows. The good-sized drawing room makes a relaxing place to watch TV and includes an open brick fireplace with a wood-burning stove. While this is a modern recent addition it includes a number of reclaimed features such as old beams and windows, giving it plenty of character. There is a very well-fitted modern kitchen/breakfast area that also has old ceiling beams as well as a range cooker, a selection of other built-in appliances and a breakfast bar. This is open to the attractive dining area, with its curved end and access to the garden and this could also make an ideal dining room. The ground floor also has a modern shower room adjacent to the master bedroom with its wall of mirrored sliding wardrobes. Both of the upstairs double bedrooms are approached via separate staircases one also leads to a boarded loft space currently housing a model train layout and the other one is opposite a very trendy family bathroom. Within the wrap-around garden there is a sheltered patio area for outdoor entertaining, a number of flower and shrub beds, trees and lawns as well as a herb garden. In addition, there is a children s playhouse, a garage and the extremely useful separate outbuilding. This includes a good-sized living room with a wall of glazed doors and windows together with a second room, shower room and direct back access to the garage. This fantastic additional space would make an ideal annex for teenagers or elderly relatives to live close by, whilst having their own independence.

The current owner says: We are surrounded by farmland but, at the same time, there is a bus stop virtually outside the house and we are not far from the village of Sturry. We absolutely adore our gorgeous home but feel it is time to downsize. We spend most of our time here enjoying everything the cottage has to offer. There is lots of wildlife in the garden, including a variety of birds, hedgehogs, foxes and squirrels. There are wonderful places to walk the dog, including to the local reservoir, Broad Oak Water, where there are great crested newts. We can take a shortcut through the woods to the well-stocked farm shop and butchers and, if we want to go out for a drink and a meal without taking the car, the local Golden Lion has a very good rating on TripAdvisor and offers a variety of excellent food. We are surrounded by farmland but at the same time there is a bus stop virtually outside the house and we are not far from the village of Sturry. Here, you will find a small supermarket, hairdresser, post office, village hall, pubs and other shops as well as the renowned Kathton House restaurant. Although Sturry station is nearer, in the early mornings if you are going to London it is only about five minutes drive to Canterbury West Station for the high-speed train to St. Pancras.
