Description Description: The site lies on the western side of Mare Street, and fronts the corner of Mare Street and Warburton Road. It is a former BP petrol filling station which we are informed has been decommissioned and the ground remediated (please see further information section). The site measures approximately 0.255 acres (0.103 ha) and is an irregular rectangular shape. The site is bounded to the south by Warburton Road and to the east by Mare Street. To the north and west of the site are commercial buildings. Although the site has been decommissioned, the petrol forecourt and forecourt shop remain on site.
Planning Planning: The site does not currently have planning consent for a change of use. A planning application (Reference number:2009/0833) was submitted to the London Borough of Hackney in May 2009 for Interested parties are advised to make their own enquiries to Hackney Borough Council to satisfy themselves as to the sites planning prospects prior to submitting an offer. Demolition of existing petrol station structures and erection of a seven storey (plus basement) mixed-use building comprising 710 sqm of commercial floor space (use class B1/A1/A2) at ground floor level, 46 residential units (15 x 1b; 15 x 2b; 11 x 3b; 5 x 4b) on the upper floors and basement car parking and cycle storage. The above application was withdrawn based on discussions with the council on the grounds that the proposal provided too much bulk and massing. A revised scheme has not been drawn up. However based on discussions with the council a scheme with 2 less floors (approximately 16 less units) would be a density more amenable to achieving planning consent. Fourth Floor Plan
