Course Descriptions A-B-C-D-E makeup the 18 hour package that will fulfill the Continuing Education requirement for all license holders. A TAR s Broker Responsibility Course #06-06-126-27765 6 hours Don t let the title fool you! This is a great class for all license holders to take, sales agents as well as brokers! Although mandated for most brokers and for sales agents that supervise other agents, this course may be taken by any license holder for six hours of continuing education credit. We examine the very foundation of the real estate brokerage industry and the relationship between a sales agent and a sponsoring broker. Compliance and risk reduction are at the root of this TREC created course. B TAR s Texas Negotiation Law Course # 02-02-127-Pending 3 hours This course delves into the legal issues inherent in negotiating contracts in Texas. We examine critical questions such as: What is the difference between an offer and a contract? When does an offer become a contract? When may an offer be withdrawn? How do we handle multiple offers? What can a license holder do in filling out the forms? Want can a license holder NOT do in filling out the forms. How do we explain the contract to clients and customers without practicing law? Answers to these questions and more will be provided. Note: Broker Responsibility and Texas Negotiation Law will comprise day 1 of the 18 hour package but may be taken separately. C TAR s TREC Legal Update 1 Course # 04-04-127-Pending 4 hours This is the new, four hour TREC Legal Update 1 course as required for all agents to renew their license. Even new agents in their first two years are now required the take this course along with all other sales agents and brokers with an active license. Topics included in this course include TREC Rules update, property management issues, legislative changes, promulgated forms revisions, and the unauthorized practice of law. D TAR s TREC Legal Update 2 Course # 04-04-127-Pending 4 hours This is the new, four hour TREC Legal Update 2 course as required for all agents to renew their license. Even new agents in their first two years are now required the take this course along with all other sales agents and brokers with an active license. Topics included in this course include ethics, fair housing, agency, deceptive trade practices, the CFPB, legislative changes, the Transfer on Death Act, property taxes, and more. E TAR s Don t Get Sued! Course # 02-02-127-Pending 1 hour This little beauty of a course teaches you how to stay out of trouble in a single hour! Note: Legal Update 1, Legal Update 2, and Don t Get Sued! will comprise day 2 of the 18 hour package but may be taken separately. All the classes listed above are held in cooperation with the Texas Association of Realtors. 3

The following classes are not on the regular schedule. They may be scheduled with Lloyd and he will come to your location to hold class (subject to TREC rules). Lloyd s Real Estate and Texas Probate Course # 03-00-016?-29764 3 hours This course is an introduction to issues related to real estate and Texas probate. As baby boomers are aging they are dealing with the estates their parents are leaving behind as well as giving some thought to their own estate plans. We will also examine the issues involved when a real estate agent is asked to sell a property for an estate. Lloyd s Rules of TREC s Forms Course # 03-00-017-27942 3 Hours This course delves into parts of the Texas Real Estate License Act and the Rules of the Texas Real Estate Commission impacting the use of the promulgated forms. Particular attention is paid to what real estate license holders may, and may not do in completing the forms. Agents will also learn how to avoid the unauthorized practice of law. Lloyd s TREC 1-4 Family Contract Course # 03-00-017-28010 3 Hours We will review the 1-4 Family contract, paragraph by paragraph, and sentence by sentence to examine the issues and common misunderstandings associated with the form. You will learn aspects of the contract that the vast majority of agents on the street are not familiar with. Learn what the professionals know and use to their advantage. Lloyd s Negotiating the 1-4 Contract Course # 03-00-017-27943 3 hours The TREC 1-4 Family Residential Contract is the most commonly used form for residential agents in Texas. This course examines, paragraph by paragraph, the issues negotiated in the majority of home transactions. Beyond the price issues such as financing, earnest money, option period, repairs, closing, possession, and many others will be discussed. Agents will be able to effectively assist their clients in negotiations. Lloyd s Risk Reduction Course # 02-00-017-28051 3 hours This course focuses on reducing the risk of complaints or litigation against real estate agents in Texas. Topics include the basics of law, how to exert more control over your transactions, how not to practice law, and the grounds for suspension or revocation of a real estate license under the Texas Real Estate License Act. Lloyd s Real Estate Agent Safety Course # 05-00-107-29639 5 hours This course identifies the dangers inherent in the daily practice of real estate. Agents will recognize the hazards to their personal safety and the safety of their clients and be able to counter those hazards. Topics such as situational awareness, and non-violent conflict resolution will be dealt with in detail. This course is also approved by the Texas Department of Public Safety to qualify for a License to Carry (LTC). 4

About your instructor. Lloyd Hampton is originally from New Orleans but has lived most of his life in Houston, Texas. Mr. Hampton received a Bachelor of Science in Business Technology degree from the University of Houston. He entered the real estate field in 1980 selling new homes and quickly won top sales awards. In 1986 he obtained a real estate sales license and again was awarded top honors for production. After becoming a broker he continued to represent individuals, sellers, buyers, landlords, tenants, relocation firms, financial institutions and government agencies with their real estate needs. He has been a member of the National, Texas, and Houston Associations of REALTORS since 1986. Another phase of his career began when Mr. Hampton entered the real estate education field in 1987. As Lead Instructor for The Real Estate School, Mr. Hampton taught a full spectrum of courses including principles, practices, property management, finance, mortgage origination, marketing, agency, investments, contracts, negotiation and exam preparation. With a merger with Kaplan Professional Schools he became the Product Development Leader for Mandatory Continuing Education and Exam Preparation courses along with responsibility for curriculum in Texas. Mr. Hampton s position also included Texas instructor development and training. He is a Life Member of the Texas Real Estate Teachers Association (TRETA) as well as the Association s past Communications Director and Treasurer and has accumulated more than 75,000 podium hours. He has received both TRETA s Certified Real Estate Instructor (CREI) designation as well as the International Distance Education Certification Center s Certified Distance Education Instructor (CDEI) designation. Mr. Hampton teaches live classroom as well as online synchronous and asynchronous courses. He has taught Continuing Legal Education classes for attorneys as approved by the State Bar of Texas. He is a sought after consultant, expert witness, trainer and public speaker. His clients include realty firms, attorneys, real estate brokers, REALTOR associations, and the general public. Mr. Hampton is author of The Art of Negotiation. The text covers the legal, business, and ethical aspects of negotiating in today s business environment. It also covers techniques of negotiation as well as issues in diversity, conflict resolution, the Texas Deceptive Trade Practices Act, and mathematics involved in real estate negotiations. Mr. Hampton has been Contributing Editor of two courses published by Dearborn Publishing, one on Property Management by Robert Kyle and the other on Real Estate Investments by Dave Sirota. He has also published numerous articles on real estate related topics. In 2011 Mr. Hampton launched his own real estate education firm specializing in quality real estate continuing education for the Texas Real Estate professional. Along with the Texas Real Estate Commission s Legal, Ethics, and Broker Responsibility courses he has published the following courses: Critical Compliance, Real Estate and the Economy, Negotiating Real Estate Texas Style, Commercial Real Estate for the Residential Agent, Texas Landlords and Texas Tenants, TREC Contracts Workshop, Texas Title Insurance, The Texas Property Tax System, Examination of the TREC 1-4 Family Contract, The Rules and Regulations of TREC Forms, Negotiating the TREC 1-4 Family Contract, Risk Reduction for Real Estate Agents, and Real Estate and Texas Probate. He is also the compliance broker responsible for risk reduction and training for a real estate firm in west Houston with more than 300 agents. Mr. Hampton still resides in Houston with his wife of 39 years. 7
