EXPERIENCE Notable Assignments Elmhurst Memorial Hospital Market Seller Buyer Elmhurst Hospital Status Closed 2013 Acres 11 Sale Price $6,000,000 Price/Acre $545,454 Highlights Local Custom Homebuilder CBRE was selected to sell the former Elmhurst Hospital site located on prime property in downtown Elmhurst for adaptive reuse for residential development. The hospital wished to sell as is and have the ultimate buyer demolish the existing structure post closing. The marketing efforts resulted in 11 offers in less than 45 days with the competition driving the price up and shrinking the due diligence periods to close at the highest price and shortest possible timeframe. Springbank Market Seller Buyer Plainfield Bank National Investor Status Closed 2012 Acres 966 Sale Price $12,400,000 Price/Acre $12,836 Highlights CBRE Group was retained to find an investment group to purchase Springbank. Springbank is a large master-planned community in Plainfield that was partially developed prior to the downturn and subsequently passed back to the bank. The property consisted of 374 partially improved lots and 590 acres of platted raw land. CBRE was able to identify 6 local and national investment groups to make offers and ownership ultimately closed on the best offer from a large national investor. Woodfield Business Center Market Seller Buyer Schaumburg Bank Status Closed 2014 Size Office/Light Industrial End Users 104,021 sqft - 331,140 sqft Sale Price $490,000 - $2,125,000 Price/SqFt $4.71 - $6.42 Highlights. CBRE was hired by the bank to market 8 improved lots in an office/industrial park located along the south side of I- 90 east of Roselle Road. The project is in a good location with proximity to transportation but is challenging because it is in Cook County with high corporate tax rates. CBRE has been ale to locate end user buyers and have closed 2 of the lots at market rates and have a third currently under contract. 3
