WHEN LANDLORDS PARTNER WITH US, THEY REAP THE REWARDS OF DOING GOOD FOR THEIR COMMUNITY AND ALSO SEE A RETURN ON THEIR INVESTMENTS. LOUIS CHICOINE, EXECUTIVE DIRECTOR, ABODE SERVICES

A S T E P TOGETHER It is no secret that the Bay Area is in the grips of housing and homelessness crises, and there is a role that everyone including you can play to solve it. In 1989, Abode Services began as a grassroots initiative focused on sheltering a few dozen people in Fremont, CA. We have since become one of the largest and most effective Bay Area nonprofits and a national leader in evidencebased approaches to end homelessness. As an agency committed to ending homelessness and removing its causes, Abode Services upholds a dual commitment to assist our participants with securing stable, supportive housing and to meet the needs of our landlord partners who provide the units of housing. We understand that homelessness is not a challenge that can be tackled alone. You can make a difference and you don t have to compromise your goals to do so. Private landlords and property managers play a critical role in combating the causes and effects of homelessness in our communities. We continue to look for landlords with whom to create new housing opportunities and provide second chances for thousands of children and adults. Are you ready to step up? SEE HOW WE CAN TAKE A STEP TOGETHER. BECAUSE EVERYONE DESERVES A HOME. Working with Abode was wonderful. The process was smooth and efficient. They spent a lot of time explaining how their organization works, and they listened to my concerns as a landlord and the qualities I was looking for in a tenant and they found me someone fabulous. I highly recommend this program. Gail, Landlord, Half Moon Bay Step into a new role. Partner with Abode Services. Please contact us at 1.800.811.0393 or landlords@abodeservices.org, or visit us at www.abodeservices.org/landlords.

A S T E P AHEAD We understand. Landlords look for steady tenants. At the same time, our participants are looking for stable ground. Abode Services provides support on both sides so everyone can get a step ahead. We continue to expand the menu of available services and benefits for our landlords, making Abode Services the easy choice for finding and housing people in the communities we serve. We provide financial and technical assistance, as well as in-person support to ensure a smooth and mutually-beneficial housing process. It doesn t have to be a challenge to reach your business goals and do your part for the community. That s why we re just as committed to your needs as we are to the needs of our participants. of households in Abode Services permanent supportive programs maintain stable housing. Seize the opportunities. To see how we can work with you to take a step forward, please contact us at 1.800.811.0393 or landlords@abodeservices.org, or visit us at www.abodeservices.org/landlords.

S T E P T O W A R D YOUR GOALS WITH YOU E V E R Y S T E P There s much to gain when you invest in your community through a partnership with Abode Services. Perks for participating include: 1. On-time payments every month. 2. On-call and assigned staff who can assist you during the leasing process and throughout the tenant s participation in our program. 3. Free assistance finding and screening tenants who seek long-term, stable housing. 4. Free inspections to keep your unit up-todate with Housing Quality Standards. 5. Financial coverage for vacancy loss between tenants. Subject to county-specific funding. 6. Bonuses for signing on and continuing participation. Subject to county-specific funding. 7. Higher security deposits that meet your needs. 8. Landlord appreciation events and network opportunities to see the impact you are having in your community. With Abode Services, when a tenant moves in, they don t move in alone. Tenants receive intensive services and case management to strengthen their financial and personal stability and maintain their housing. We strive to maintain great relationships with our landlords. When you sign a lease with Abode Services or one of our participants, you are only one phone call or email away from an Abode Services staff member who will respond to any issues you may have with the participant. We also operate a 24/7 phone hotline (1.800.811.0191) for outside working hours and weekends so that you have support whenever you need it. Abode Services values our landlords as partners and strives to treat you with the respect you deserve. " What Abode offers landlords is really good. [When I have a vacancy,] I usually check with [Abode Services] first because I like the situation as far as they find the tenant. [There s] trust; I know what I m getting. They pay the rent, even if the tenant leaves. So far, I only had a few issues, and they resolved it. They will work with me and they have. They held up their part. I would recommend Abode for sure." Al Ragonesi, Landlord, San Jose

A S T E P FORWARD There is no greater time than the present to partner with Abode Services and house our neighbors. Homelessness damages both the individual and the community at large. In today s challenging housing market and without the right support, thousands of households fall into cycles of homelessness with little means to plant their feet on stable ground. While housing stock cannot increase overnight, we can begin making the most of our community assets to ease the weight of homelessness on our neighbors and neighborhoods. Abode Services has been very supportive in this process, especially in the remodeling process of our house, where we could rent to a tenant. Abode Services provided us their resources, contacts, and knowledge. When we struggled to find the right electrician, for example, Abode helped us find a good one. They have been knowledgeable in all steps of the process, so that we could provide housing. We d be happy to work with Abode again. Jon and Jennifer Rodriguez, Landlords, East Palo Alto We ve been working with Abode Services probably 4 years now. [Abode Services] convinced us that they were very hands on, that [tenants] would have the commitment and full support of Abode to keep [them] following all the apartment rules. Abode comes in with the social workers and their case managers to help work with whatever the tenants needs are or with ours. Abode is very good about being timely and getting things if there s a problem that we as a landlord need taken care of and maintaining. Korin Gower, Landlord (Gower Properties), San Jose Make a difference. To learn how you can join the fight to end the cycle of homelessness, please contact us at 1.800.811.0393 or landlords@abodeservices.org, or visit us at www.abodeservices.org/landlords.

S T E P RIGHT UP Every day there are thousands of individuals and families in the Bay Area looking for a chance to call a place home and rebuild their lives. Every day our participants and staff are looking for a landlord like you with whom we can join hands and take a step in the right direction, for everyone involved. Whether you have a vacancy now or anticipate having one in the future, Abode Services is interested in hearing from you. We invite you to step up and find out how housing with Abode Services is a step above housing as usual. At first, we were skeptical, but shortly after we met with the tenants and their Abode case workers, we quickly began to appreciate Abode s mission, and witness the power of its programs. We share and believe in many of the same principles that Abode was founded upon. As a company, we strongly believe in giving back to the city we serve. Abode s program makes sense to us for many altruistic reasons. We have found all aspects of the partnership both compelling and highly rewarding. Christopher E.
