The tract is located on County Road 1623, approximately 2.7 miles southwest of Linden, Texas. Location, tract, topographic, and soils maps are attached for your reference. TRACT DESCRIPTION This is a sale of four tracts of land, a, 5.7-acre tract, a 12.63-acre tract, a 6.0-acre tract, and a 119.38-acre tract for a total of 143.71 deed acres. The timber on this tract is predominantly a planted loblolly pine stand that has been thinned once about 2010. It is ready for its second thinning. The tract map shows three different timber stands and the timber types on the map. The access to the tract is off of County Road 1623. There is a gate that has a combination lock on it. The combination is 5863. The tract has a good internal road with a large culvert at the creek crossing. The boundaries of the tract are as follows: the north line is the county road, the east and west lines of the small tracts are not marked on the ground (pink flagging has been hung in the approximate location of the corners at the road), the boundaries of the larger 119 acre tract is old fences on the east, west, and south boundaries. A survey of the 119.38-acre tract was done in 1996 and will be presented to Buyer at Closing. It is available for inspection at our office in Linden. Legal descriptions of all tracts are in this bid packet. According to the Natural Resources Conservation Service soil survey, there are five main soil types on the tract. They are a Lilbert soil type (loblolly pine site index of 88), a Bowie soil type (loblolly pine site index of 86), a Tenaha soil type (loblolly pine site index of 87), a Cuthbert soil type (loblolly site index of 84, and a Iulus soil type (no listing for loblolly pine site index). BID INFORMATION The land and timber will be sold by lump sum sealed bids. Bids for the tract must be made on the attached bid form. No conditional bids will be accepted. Please mark each bid envelope Stevens Timberland Bid to ensure its being opened only at the designated time. Faxes and emailed bids will be accepted and acknowledged immediately upon receipt, provided you include a phone number where you can be reached prior to the bid opening deadline. No phone bids will be accepted. Any modification of sale conditions in bid reply will not be accepted and will render the bid null and void. Bids will be received no later than 10:30 A.M., Friday, October 16th, 2015 at which time they will be opened and read at the Hammett Real Estate office, 1201 Hwy 59 South, Linden, TX 75563. Bidders are encouraged to attend bid opening. All bidders will be provided with a summary of the bid results. SALE CONDITIONS 1. All offers will be presented to the Seller. The Seller reserves the right to accept, counter, or reject any and/or all offers. 2. Offers will remain valid through 5:00 P. M., October 22, 2015 for the Seller to consider all bids. The successful bidder will be contacted at or before that time by phone, fax, or email. The tract is being sold in its entirety for a single sum and not on a per acre basis, as is. Upon acceptance of an offer, a more formal Contract of Sale, with earnest money check in the amount of 10% of purchase price, will be executed between the successful bidder and sellers within seven business days.
