August 13, 1999 WAIVER OF RIGHT OF FIRST REFUSAL The following is the rule regarding the sale or leasing of units. In accordance with the procedure addressed in our declaration document, there is a specific time frame that must be followed for either leasing or selling of units. That procedure is as follows: Any Unit Owner shall, before accepting any offer to purchase or lease his Unit, deliver to the Board of Managers written notice containing the terms of the offer he has received and wishes to accept, including a copy of the offer, the proposed lease, if applicable, and the name and address of the person(s) to whom the proposed sale, lease or transfer is to be made. The Unit Owner shall provide such other information as may be reasonable request by the Board of Managers within then (10) days from the Board s receipt of such notice from the Unit Owner. Also stated is: The Board of Managers shall have fourteen (14) days...to sign an agreement to buy or lease upon the same terms specified in the Unit Owners notice. It is unacceptable for Unit Owners to assume that Waiver of Right of First Refusal will be signed within a two or three day period. The Board cannot accommodate these requests. The Board has fourteen (14) days to sign the Waiver. Unit Owners must make arrangement to get the proper documentation to Stillman Management in sufficient time for the Board to review and approve the sale or lease according to the above.
