Access statement for Angel Heights Introduction This property is not recommended for anyone with limitations that would hamper their ability to use stairs. As access to the property is via an alley way it is also not recommended for wheel chair users. Standard pushchairs are fine but double parallel buggies would struggle. The alley way access to the door is approximately fifty metres with a step. Adults need to be independently mobile with or without a walking aid. Due to the number of floor and stairs in the property it is not recommended for wheelchair users or walking frame users, as access is via stairs and all amenities are not on one level. Angel heights (2a Brunswick Street) Is a maisonette as it sits above a shop and only has one entrances to the rear of the property. The only way to get in to the property is via the rear entrance from the front door that takes you up a stairway with left side wrought iron handrail to the first floor where there is a dining kitchen and a double bedroom. The second set of stairs with a central wooden rail on the right then takes you to the second floor where the lounge is to the front and the family bathroom to the rear of the property. The third flight of stairs with a central wooden rail on the right then take you to the top floor where to the front is the master double bedroom with ensuite and rear twin room. All the stair cases curve with handrails that are either wooden or wrought iron (bottom flight of stairs only). The first floor double bedroom is best used by any couple or individual who is less mobile than the other party members. Pre-arrival The property is in the town centre on the West Cliff just off Flower gate, close to Skinner Street and all local amenities which are a short walking distance away. Arrival and car parking facilities Access to the property is from Brunswick Street which is a disc parking and the surrounding area has W permit parking zones. above the photographers on Brunswick Street. Parking spaces are on a first come first serve basis outside the property. Access to the property is to the rear of the building which is accessed via the alley way between Gutsy Gingers shop and the adjacent hairdressers. Please proceed down the alleyway minding the step half way down; follow the alley way to the end and turn left you will see the entrance on your left. We have security lighting at both aspects of the alley way to illuminate your access if you return in the evening. Luggage can be unloaded outside the property and any guests who may have difficulty walking can be dropped off at this point. If a parking space is available outside during the day the vehicle may be left outside for one hour during these times (with a parking disc), after these times it can be left overnight. Please note that Scarborough Borough council control the parking zones and that they are subject to change. If there are no spaces available then guests will need to unload quickly and move the car immediately. Street parking is usually available within a five minute walk of the property. Large car parks are situated at both the West Cliff next to the sports centre and a second one behind the co-op near the marina. In the busiest weeks of the year, it is occasionally a slightly longer walk from available parking and park and ride is also available on the outskirts of town. We have a garage for a car and guests can use the garage on the understanding that in doing so you agree to our terms and conditions for its use at the end of this document. The key for the garage door is on the set of keys you collect from Whitby Holiday Cottages. Please ensure that when you are not using the garage that you bolt and lock the doors. The garage is to the rear of the Royal Crescent. Directions between the house and garage are at the end of this document. The garage will be available during your stay at the property. All areas are illuminated and where flooring is not mentioned it is carpeted (i.e. throughout hall, stairs, lounge, bedrooms and landings). Entrance vestibule Flooring is Amtico vinyl the space is quite narrow and unsuitable for a wheelchair Bedrooms There are two double bedrooms (first and third floor) and one twin bedroom (on the third floor). All bedrooms are carpeted each room has bedside furniture and lamps. Access to the first-floor double bedroom is via a single step at the doorway. The remaining bedrooms (3 rd floor twin and double) access has no step at the door entrance. Bathrooms Angel heights has two bathrooms with Amtico vinyl flooring, ceiling and wall lights which are a mixture of halogen and tube LED lights. Neither bathrooms is fitted with grab rails, if these are required we recommend that you do not book this property. Both bathrooms have mats for each shower and one for the bath in the main bathroom. The family bathroom with bath, sink, toilet and shower cubicle (on the 2 nd floor). There is a potty and toddler toilet stool for children. The third floor master bedroom has an ensuite with toilet, sink and shower cubicle. Dining Kitchen room The kitchen is of normal domestic standard with an integrated halogen hob and fan oven. There is a large sink and mixer tap. The kitchen has a large table that seats six with six chairs. Usual kitchen appliances are included microwave, coffee machine, toaster and radio, for a detailed list of inventory please refer to the inventory list. Angel Heights 22.8.18 update Page 3

60/40 split integrated fridge freezer of which the fridge is the higher of the two and integrated dishwasher. The fridge is suitable for storing medication that needs to be chilled. There is a free standing washer drier. The dining kitchen floor is covered in Amtico vinyl flooring. Lounge The lounge is carpeted with two large three seater leather and fabric sofas, coffee table, toy basket, central table, bookcase and storage cupboard, television, DVD and PS3. Fire safety The property is a no smoking property In the event of a fire the escape route is via the stairs and rear entrance There is a fire blanket in the kitchen behind the door and a fire extinguisher with a torch on each landing and one in the kitchen. The house is fitted with Hardwired smoke alarms on every level and a carbon monoxide detector in the kitchen. Mobile signal and Wi-Fi access The property has Wi-Fi (access code is available inside the property) The mobile signal at the property is usually good Children The property is well suited to children it is equipped with two metal child safety gates. The safety gates can be fitted across doorways, not on the staircase, due to the character of the rails. The house has a travel cot and high chair and bed side that can be fitted to one of the beds if needed. These are stored in the cupboard next to the lounge. Angel Heights 22.8.18 update Page 4

Children s travel booster seat, crockery, cutlery, games, toys and videos are also kept at the house that is suitable for a wide range of ages. The User may have access to the Space between 0001 hours and 2400 hours during the time they are residing at Angel Heights for their designated stay with the property. 3. The User must use his best endeavours to prevent oil or grease dripping from the car onto the floor of the Space 4. The User may use the Space only for the purpose and at the times authorised by the license given to him/her. 5. The User must at all times fully and effectually indemnify the Owner of Angel Heights Owner against any liability whatsoever and however caused arising out of the use of the Space authorised by the license. 6. The User must comply with all further reasonable regulations and conditions that may from time to time be made by the Owner through its manager for the safety, good management and control of parking of motor vehicles in the Space. 7. The User must not deposit rubbish or litter in the Space. 8. The User must not take into or keep on or in the Space any motor fuel or lubricating oil other than that inside the fuel engine of the car. 9. The User must not do anything that may become a nuisance or annoyance or cause damage to the Owner or any other person using the Car Parking Area, the means of access to it or egress from it, or the owners or occupiers of adjoining property or the Property or the Users of adjoining car park spaces, or permit or suffer any person under his control to do so. 10. The User must not do anything whereby the policy of insurance on the Space against damage by fire or other risks may become void or voidable or whereby the rate of premium on it may be increased, or permit or suffer any person under his control to do so. 11. The User must repay to the Owner on demand all expenses incurred by the Owner in respect of any renewal of the policy of insurance on the Space or any increase or premium rendered necessary by a breach of condition 12. 12. The User must not do or permit anything in the Space that may contravene any statutory provision or regulation or any bye-laws made by a competent authority with regard to the parking or use of motor vehicles. 13. The User must not clean any vehicle or undertake any maintenance or repair of any vehicle or permit any cleaning, maintenance or repair of any vehicle in the Space or Car Parking Area. 14. The Owner shall not be under any liability whatever 14.1 For loss of or damage to any vehicle or property or any damage or injury to any person howsoever arising, or 14.2 For damages or compensation for loss of profits, delay or otherwise if: 14.3 Unauthorised persons use or endeavour to use the Car Park or Space or 14.4 Vehicles prevent ingress to or egress from the Car Park or the Space. 15. The User accepts that the car park surface is a temporary surface and must take due care both on foot and in the car. 16. The User accepts that due to any adverse weather conditions the License cannot use the car park they will not be due any credit or liability to provide an alternative space for the duration of their stay. Directions to the garage From the house turn right onto Brunswick street and walk up until it joins Flower gate. At Flower gate turn left up the hill and walk up to Skinner street then turn right into Skinner street. Walk down Skinner street until you pass the turn for Hudson street take the next left after you pass Hudson street. Walk through the first arch and head towards the second arch shortly before you reach the second arch you will see a blue garage door on your right that says, Angel heights. Garage dimensions The garage will fit a standard family car or estate car, we fit a Q7 but be aware you can not get out of the doors but in this size large 4X4 you need to get out of the boot.
