At the Start of the Tenancy 23) The first months rent together with a security deposit, equivalent to one and a half months rent, must be paid by all named tenants, in cleared funds before we will release the keys. 24) Acceptable forms of payment will be Cash, Bankers Draft or Debit Card payment 25) Credit Card payments are subject to an additional fee 26) An inventory & Schedule of Condition will be made available at the beginning of the Tenancy Tenancy Deposit 27) The Deposit will be registered with The Deposit Protection Service if your property is managed through Wrights, if your landlord manages it themselves they will use an approved Tenancy Deposit Scheme and you will be advised on which one when you move in. 28) You will be asked to confirm the information contained in the Prescribed Information. 29) You will be given information regarding the Scheme and proof that the Deposit has been registered 30) You must keep the Landlord/Agent informed of any changes to your contact details 31) In the case of multiple tenants, one tenant is nominated to be the Lead Tenant on the Tenancy Agreement and the Deposit will be returned to this person, less any agreed deductions, to distribute amongst the other parties Cancellations and Refunds 32) The referencing fee is only refundable if the Landlord withdraws from the tenancy 33) The referencing fee will not be refunded if your references come back unsatisfactory 34) The Tenancy Fee will be refunded in full if the Landlord decides not to go ahead with the tenancy due to unsatisfactory references 35) The tenancy fee is not refundable if you pull out of the tenancy. During the Tenancy 36) Rent is to be paid monthly by Standing Order. You will be charged the Landlord s out of pocket expenses associated with re-letting the property which will be deducted from your deposit. 40) As tenants you are responsible for the TV license fee and any satellite or cable facilities for the duration of the tenancy. Please make sure you get permission to install any dishes, cables etc. If you are looking at installing satellite or cable we can pass your details to Virgin Media who can advise you on a service they can offer. Virgin Media may contact you to let you know about the service they can offer you. YOU MAY BE ASKED FOR IDENTIFICATION so please take your student identification card with you. Please do not make any automatic assumptions on the current condition, decoration or what contents will or will not be included in the property as the property may currently be let. If you have any questions with regards to the contents of the property please ask your questions now as we may be able to show you an up to date copy of the inventory not all furniture may be included. RESERVING A PROPERTY Identification, Holding Fee and Deposit All deposits taken on or after the 6th April 2007 are required by law to be protected by one of the three Tenancy Deposit schemes. Full details of the scheme applicable for the property will be included in the Tenancy Agreement that you will be signing. A deposit of 300.00 for each member of the group is required, payable when the tenancy commences in September 2017 An administration/referencing fee of 85.00 per person is payable when you sign and complete your application form. If you are unable to supply us with details of a UK based guarantor then you will be required to pay the full rent for term of the tenancy agreement rent in advance, ie 10 months, 12 months etc. The deposit is held against damages and the balance (if any deductions apply) refunded to you at the end of the tenancy. If you pullout of the property at any point before the commencement of the

tenancy or during, up to a maximum of 150.00 of the deposit will be retained by Wrights of Hatfield to cover any reasonable administration costs incurred. If the landlord withdraws the property from the market or you application or your Guarantors Application is declined you will be reimbursed your administration fee and deposit. The deposit is refundable to you at the end of the tenancy in accordance with the terms and conditions of the relevant deposit scheme subject to the final inspection and when all keys have been handed back to the relevant party. HEAD TENANT A head tenant must be appointed with whom we can liaise with during the setting up of the tenancy and the return of the deposit. Only the head tenant can deal with any disputes at the end of the tenancy. PER CALENDAR MONTH AMOUNTS Rent is paid per calendar month by standing order into Wrights Estate Agents client accounts. If the rent is quoted weekly on the attached list the monthly rent is more than 4 times the weekly amount as there are more than 4 weeks in a month, eg 75.00 per week x 52 (weeks in a year) divided by 12 (months in a year), this will give you the per calendar month figure and in this instance would be 325.00. GUARANTORS Each student must have a guarantor (usually parent or guardian) in full time/permanent occupation based in the UK who will guarantee your rental payments, should you fail to fulfil that obligation. A guarantor can only guarantee one student. The guarantor will need to be receiving an income of 3 times the monthly rent to successfully pass the credit checks. If you are unable to find a guarantor and still wish to rent through Wrights of Hatfield, the full tenancy would need to be paid in cleared funds prior to the commencement date. This is approximately one month before moving in (August 2017) INSURANCE Whilst the premises are insured your personal belongings will not be covered under this policy. We strongly recommend you insure your own contents especially for items of high value (information regarding insurance policies are available in our office). UTILITIES You will be responsible for all services connected to the property, eg gas, electric, telephone, water and council tax (although full time students are exempt from this payment you will still need to register and fill in a form). On the date of occupation you will be required to telephone the various utility companies and inform them of meter readings. RETURN OF DEPOSIT AT THE END OF THE TENANCY To gain your deposit back we would need to see proof from your utility companies to state that you have paid all your bills for water, gas, electric, NTL, we will also need your council tax exemption forms.

The expression joint and several liability means that jointly the tenants are liable for the payment of all rents and all liabilities falling upon the tenants during the tenancy as well as any breach of the Agreement. Individually each tenant is responsible for payment of all rent and all liabilities falling upon the tenant as well as any breach of the Agreement until all payments have been made in full. A maximum of four people can be such joint tenants. TENANT TERMS & CONDITIONS Please read the following carefully; Referencing and Application Process 1. To reserve a property and remove it from advertising a 300 inc VAT administration and referencing fee must be paid in cleared funds and in full. 2. All applicants must be over 18 years old, in permanent employment and not in receipt of any housing benefit. 3. The administration and referencing fee will cover up to two applicants for referencing; any additional applicants or if a guarantor is required an additional fee of 75 inc VAT will be charged per applicant/guarantor. 4. All administration and referencing fee and any additional applicant or guarantor fees are nontransferable and non-refundable, if your application is unsatisfactory for any reason or if you withdraw from taking the property. 5. The administration and referencing fee will only be refunded if the landlord decides not to proceed for any reason other than unsatisfactory references. 6. All tenants and guarantor are required to fill out a tenant application form, along will a HomeLet referencing form, which can be done online. You are required to fill and return all forms within 5 working days. If all forms are not filled in within 5 working days we will remarket the property and your administration and referencing fee will not be refunded. 7. We will contact you once your application is complete to confirm your move in date. Usually within 5-10 working days of receiving all completed forms. 8. Unless otherwise stated the property is taken as seen. If you wish for anything to be done, this must be negotiated before paying the administration and referencing fee. We are unable to address these once you have moved in. 9. We reserve the right to refuse any application without giving a reason. 10. All tenancies agreed are subject to vacant possession, satisfactory referencing and subject to contact. Identification We will require a minimum of two forms of ID for each tenant/guarantor, the originals must be presented to a member of staff in our Welwyn Garden City branch, they will also need to take a copy and hold this on file. You can use the following documents as proof of identity: Valid UK/EU passport Valid UK photo driving licence and birth certificate. (Driving licences that do not have a photo are not acceptable) National Identity Card Proof of address: Bank, Building Society or Credit Union statement dated within the last 3 months Utility Bill/Utility Statement from a supplier of utilities dated within the last 3 months Council tax bill dated within the last 3 months Benefits or pensions notification letter dated within the last 3 months Proof of residency, (if not a UK Citizen) Valid passport Valid visa/work permit If all required ID cannot be provided we will not be able to grant a tenancy. Guarantor - If you are required to have a guarantor, it must be one person, who reside in the UK, must earn a minimum amount depending on the rental amount and prepared to sign a guarantor covenant agreement, they must be available to sign the agreement in our Welwyn Garden City office. Deposit and Rent - The deposit required will be 1.5 months rent (unless otherwise stated) and the first month s rent is required to be paid in advance of the tenancy commencement. This must be paid in cleared funds and in full. Rent is to be paid by standing order and is to be received by us on or by you rent due date. It is your responsibility to ensure this is set up and paid on time.

Check Out - There will be a 100 check out fee payable to Wrights on the completion of your property check out. This will be debited from your deposit. Pets - If you have any pets, you must inform us of this before paying the administration and referencing fee. We will need to negotiate this with the landlord. If a pet has been agreed, in all cases a non-refundable fee of 150 inc VAT is payable at the beginning of the tenancy. This is to the cover cost for treatment of pests at the end of your tenancy, once you have vacated. Tenancy Agreement - Our Assured Shorthold Tenancy Agreements are normally a fixed term and the clauses are non-negotiable. All tenants and guarantors must be available to sign all documents in our Welwyn Garden City branch, prior to the start of the tenancy. Early Termination - Should you have reason to leave before your tenancy has ended, we can re-advertise the property to be available before the end of tenancy, however a fee of 250.00 inc VAT will be payable before we can re-market the property. You will be liable for the rent up until the day before the new tenant s tenancy starts (subject to possession). Please note this will not guarantee you being released early from your tenancy. Services - At the start of the lease gas and electricity will be provided, or will be in the process of being provided by Spark Energy Supply Limited ( Spark Energy ). You agree that the letting agent may pass your name and contact details to Spark Energy. Credit Card Payments - If you make any payments by Credit Card, a charge of 2% of the value of the transaction will be applied. Insurance - We recommend you take out insurance to cover personal items, you may also wish to consider insuring yourself against accidental damage to landlord s property. We can pass your details to A-Plan who can advise you on insurance. A-plan may contact you to let you know about the service they can offer you. If you do not wish for them to contact you, please tick this box. TV - You as the tenant are responsible for the TV licence fee and any satellite or cable facilities for the duration of the tenancy. Please make sure you get permission to install any dishes, cables etc. If you are looking at installing satellite or cable we can pass your details to Virgin Media who can advise you on the services they can offer. Virgin Media may contact you to let you know about the service they can offer you. If you do not wish for them to contact you, please tick this box. Keys - In the event that you lock yourself out, during office hours and you need us to attend to open the door we will do so if a member of staff and the keys are available, however there will be a charge of 25 Inc. VAT for us to attend. However, if you lock yourself out, out of hours the charge will be 60 Inc.
