Situation The Mill House is nestled on the banks of the Upper Nadder within the sought after and unspoilt village of Chicksgrove, which has a wealth of period houses and cottages. The surrounding area is highly regarded for its beautiful undulating countryside, flora and fauna and is within an Area of Outstanding Natural Beauty. Tisbury is about 1 mile to the west providing excellent everyday facilities, including Post Office, Chemist, Doctor, Dentist and Sports Centre. Tisbury also offers a mainline Station to London Waterloo taking from 1 hour 50 mins. The larger towns of Salisbury and Bath provide a more extensive range of shopping and recreational facilities. Bath is renowned for its Theatre and Arts. Communications by road are good with the A303 about 5.5 miles to the north. Sporting facilities in the area include golf courses at Rushmore and South West Wilts. Racing at Salisbury and Wincanton. Hunting with the South and West Wilts. There is an extensive network of bridleways and footpaths locally. A full range of watersports are within easy reach along the Dorset coast. This coastline has now been accorded World Heritage Status, and boasts the large sheltered harbour of Poole as well as excellent beaches including the site of the 2012 Sailing Olympics at Weymouth. The area is renowned for its range of private schools including Bryanston, Clayesmore, Milton Abbey, St Marys Shaftesbury, Sherborne, Port Regis, Sandroyd, Hanford and Hazelgrove. There are also several excellent Primary and Grammar schools within reach. Description The Mill House is believed to date from the mid 19th Century with later additions and is built of attractive mellow brick and stone under a tile roof. It stands on the charming site of a much earlier water mill and is not listed. The stone part of the house to the north was once the Miller s Cottage, formerly two flats, but has now been incorporated into the main house accommodation. It ceased to be a working mill in the 1920 s. In 2006, the house was renovated to an exceptionally high standard and now presents beautifully. The current owners have created a very stylish and contemporary house, yet have preserved the integrity of the building superbly. Much of the ground floor is laid to limestone with underfloor heating and the drawing room floor has wide elm boards. The principal rooms are well proportioned with good ceiling heights and tall sash windows that let in plenty of light. The Drawing Room is a particularly impressive room with Gothic style French windows opening directly onto the terrace and mill race. Many of the rooms have delightful views over the gardens and river and the sound of water running by is very tranquil. The Kitchen / Breakfast Room has been designed by Chalon with a 4 oven Aga and separate electric hob. Some of the kitchen furniture is free standing and there is ample space for sofas and family relaxing. From the large reception hall an impressive sweeping staircase with an oak handrail leads to the first floor, which contains the principal bedrooms and bathrooms. The second floor is approached by two separate staircases and provides further accommodation. Please see the floor plans for the room dimensions and layout.

Outside The delightful landscaped gardens provide a superb private setting for the house and are principally to the south and west. They are greatly enhanced by the river which is a highly regarded trout stream, providing double and single bank fishing. A brick path stretches along the front of the house which is covered in Wisteria. Pretty cast iron railings protect a herbaceous border which leads to a formal garden beside the mill leat with roses, box hedging and espaliered fruit trees. Lawns stretch down to the mill pool which can also be viewed from several large south facing terraces, ideal for eating outside in the summer. To the west are further lawns, including a previous grass tennis court, and delightful walks bordering the river. The gardens and grounds are well stocked with a variety of specimen and mature trees. To the north is a large gravelled parking area with access to the Tack Room. Beyond is a pretty stone and slate former Coach House comprising two stables with hayloft / storage above. Adjoining is the Boiler Room with two Grant Oil Fired Boilers, two hot water tanks and a water softener.
