NEWTON ABBOT ~ ASHBURTON ~ TOTNES ~ CHAGFORD ~ ANTIQUES SALEROOM, ASHBURTON Ref: DRO1552 LAND AT HOPKINS LANE, NEWTON ABBOT TQ12 2EL An Investment Property with potential for re-development, occupying a central position within the busy trading town of Newton Abbot. Land with frontage to Hopkins Lane and vehicular access from School Road, Newton Abbot, Devon. The site comprises a series of light industrial workshop buildings let on various leases and producing a rent in excess of 28,000. FOR SALE Contact Totnes Commercial Department: Rendells, 57 Fore Street, Totnes, Devon. TQ9 5NL Tel: (01803) 863888 Fax (01803) 863310 Email: totnes@rendells.co.uk www.rendells.co.uk

SITUATION The site stands in the centre of this busy South Devon town. It lies to the immediate rear of the main Queen Street, close to all the centre s amenities and whilst established over many years for workshop light industrial use, does offer potential for other uses which may include residential. The property is sold without the benefit of planning consent although discussions have already been in place with the Local Planning Office concerning the use of this large site. Newton Abbot is a very popular vibrant town attracting a large, all year round, footfall and a centre that is becoming more and more popular with those wanting to live within the town and within easy walking distance of all the amenities this town offers. Newton Abbot has a mainline railway station bringing London within three hours travelling. It is also well placed for easy accessibility to the neighbouring towns of Torquay, Paignton and Totnes and within an easy drive of the cities of Exeter and Plymouth with a good bus service throughout the area. The tidal River Teign, flowing from the nearby Estuary town of Teignmouth, lies on the edge of the town with Teignmouth an easy car journey away. Originally bringing trade up river into Newton Abbot, the River Teign now offers various leisure activities whilst still maintaining a port within Teignmouth. Around the town there are many leisure areas including the lake at Decoy and open moors and forestry to the north of the A38 which links the cities of Exeter and Plymouth. Newton Abbot has an excellent and well thought of Shopping Centre. THE EXISTING BUILDINGS The site in question is substantial and encompasses a considerable number of existing buildings which run along Hopkins Lane and can be also approached from School Road. These buildings are by modern standards, as workshops, generally out of date and obsolete making the site ideally suited for a redevelopment. Within the site there are various covered areas for car parking. As well as a vehicular door leading in from Hopkins Lane, the main vehicular access is from School Road. The buildings briefly are described below. THE SITE The site extends to approximately three quarters of an acre with an existing access from School Road and a main frontage onto Hopkins Lane. The site is level and within the centre of Newton Abbot. It is well sheltered by the high retail buildings lining Queen Street which back onto Hopkins Lane opposite the subject site. All main services are available to the site. THE TENANCIES At the time of preparing our details there were leases existing on the buildings within the site. These leases were not in writing although some are believed to have been the subject of written leases at their commencement. Prospective purchasers should make their own enquiries as to the status of tenants within the site. Loft Floor 12.25m x 3.7m. LAND AT HOPKINS LANE, NEWTON ABBOT, DEVON There are various car parking spaces believed to be nine spaces which earn an income of 300 per month PLANNING Over a period of several years there has been discussion undertaken with the Planning Office of Teignbridge District Council concerning the possible use of the subject site. Planning policy within the town will always favour employment land, however there are strong arguments with regard to this site that suggest that any encouragement of the continuation of workshop use would be detrimental to the area and any application would undoubtedly need to strive to convince the Planning Office that the best option for this land would be possibly a residential use. The access off Queen Street into Hopkins Lane is difficult and unlikely to satisfy any modern commercial vehicles and with the only other access off School Road this is a residential road which again offers restrictive access into the site. Hopkins Lane would be inappropriate for retail use and with regard to its continued commercial use the cost of such a development to produce up to date buildings for the current and previous activities held on the site would not only be unviable but would also produce a range of buildings unsuited to a town centre location. PLANNING AUTHORITY Teignbridge District Council Planning Office. BUSINESS RATES Rates available on the Valuation Office Agency website. SERVICES Mains electricity, gas, water and drainage. TENURE Freehold. BOUNDARIES The site borders Hopkins Lane to the north and School road to the south west. The boundary to the east side is formed from the party walls of adjoining properties and existing on site boundaries to the rear of the Queen Street premises as identified on the map. To the south it borders just to the north of the school playground. MANNER OF SALE The property is to be offered on the open market with invitations for bids in excess of 750,000. All bids to be disclosed to existing bidders and all bidders will be given the opportunity of revising their bids when exceeded by bids received from third parties. Attached to these sales particulars is a disclosed bidding form which is to be completed when submitting an offer. STATUS Bidders will be required to confirm their status when submitting offers and will need to advise us if their purchase is to be subject to any other sale or funding. Financial references will be required. 5

ACCEPTANCE OF BIDS On submitting the final best bid prospective purchasers, subject to vendor s agreement, will be advised that their offer is accepted but subject to contract. The contract will be expected to be signed within three weeks of receipt of the documents. Failure to do so may result in the contract being offered to an underbidder. The vendor reserves the right not to accept any bids. DIRECTIONS From the railway station at Newton Abbot drive up Queen Street, turning left into King Street with an immediate turning right into Hopkins Lane. The site is on your left hand side and will be identified with a board. If approaching along East Street from the town centre, look for a turning on your right identified as Union Street, turn right into Union Street and take the fork to the right which is School Road. The site is at the end of this road on the right hand side. PHOTOGRAPHS A range of photographs have been incorporated within these details. It is not claimed to be of all the site but useful vantage points have been taken to provide some evidence and record of the buildings and the site. PLANS In addition to the location plan there is also a plan of the site which identifies King Street to the east, School Road to the west and Hopkins Lane to the north. The land is edged red. Plans of the tenanted property is also incorporated with the address of the property to which it refers. VIEWING Strictly by telephone appointment through Rendells Estate Agents, Tel: 01803 863888. 6
