First Floor: master bedroom with en-suite shower room, bedroom 2 with en-suite dressing area and shower room, bedroom 3 en-suite, bedroom 4, inner landing, bathroom. Second Floor: large double bedroom with balcony and en-suite shower room accessed across the landing. Outside: large insulated double detached garage/workshop, stable block with three stables, vegetable garden with adjacent greenhouse, formal gardens comprising lawns with high hedges and well stocked flower and shrub borders. A large adjacent paddock with photovoltaic panels. In all, the grounds extend to approximately 2½ acres. DESCRIPTION An extremely attractive detached double fronted Victorian house of impressive proportions with accommodation over three floors providing an extremely spacious and impeccably presented family home which the current owners have run a B&B business from. The property is situated on the outskirts of the highly sought after town of Lostwithiel on elevated ground that affords panoramic and beautiful countryside views all round.

3 The house retains many original character features but benefits from modern double glazed windows (although still in sliding sashes), LPG gas central heating, solar panels on the roof to provide free hot water and photovoltaic panels in the field which we understand currently provides a circa 1,700 income per annum. The ground floor has an entrance vestibule with period Victorian tessellated tiled flooring which continues on through a part frosted, part stained glass panelled door to the entrance hall where an elegant turning staircase ascends to the first floor. A door at the back of the main entrance hall accesses an inner hall and radiating off these two central hallways are four formal reception rooms of excellent proportions, a lovely kitchen which is modern and well fitted, a large garden/utility/boot room overlooking the rear garden and a cloakroom. On the first floor (making this ideal for B&B purposes), there are three en-suited bedrooms, a fourth bedroom with its own dedicated bathroom and stairs from an inner landing ascending to the second floor. On the second floor there is a huge fifth double bedroom with balcony and lovely views both to the front and rear of the property, across a small landing is an en-suite bath/shower room with dressing area. The entire top floor can be used as a very comfortable owners suite with the large bedroom being large enough to provide a lounge area if required and currently featuring extensive wardrobes. The surrounding formal gardens and paddock extend to approximately 2½ acres with the gardens around the house providing large areas of lawned, beautifully stocked flower and shrub bed borders, high hedged boundaries providing privacy, a large in and out driveway. There is a broad parking area adjacent to the house for guests with a further branch from the driveway sweeping up into another parking area for the owners adjacent to which is the double garage and stable block. Behind the garage and stable block is a vegetable garden and greenhouse and an open access into the field.

4 LOCATION Lostwithiel was at one time the county capital of Cornwall with many of its older buildings well preserved and steeped in history. The local church still bears some of its battle scars from the English Civil War. The town sits on the upper tidal reaches of the River Fowey with beautiful walks along the river and boats can be launched on the high tides. The river provides a lovely playground all the way downstream to the bustling harbour town and port of Fowey whilst the tributaries and creeks provide lovely countryside that can be enjoyed whilst pottering on the river. The local town has an excellent array of amenities including banks, a bakery, a butchers, delicatessen, chemist, newsagents, mini supermarkets, restaurants and four local inns together with a vibrant local community. Lostwithiel has its own mainline station providing a direct link to London Paddington with approximate travel time of 4½ hours to the capital. The A390 runs through the town connecting to the A38 and providing a largely dual carriageway link all the way northwards to the cities of Plymouth in Devon and onward to Exeter where it joins the national motorway network.
