The Residences at Grand Village Proposed Site Plan September 2013 This presentation is intended for use by Grand Valley State University Student Life and the Fraternity/Sorority Housing Task Force for informational purposes only. Project Overview Housing intended for student organization living/learning communities in close proximity to the GVSU campus Houses will accommodate 24-30 residents, with gathering/meeting space for up to 100 people per house The first half of Phase I (six houses) will be ready for Fall 2014 occupancy (pending zoning approval by Allendale Township and construction timelines)

Location and Developer The property is 20 acres on the South side of Pierce Street between 48 th Ave and 52 nd Ave in Allendale Grand Village will be adjacent to the West side of the Copper Beech complex The developer is Alan Hoffman, who also operates Campus West apartments and the Sigma Kappa house off of 48 th Ave

Phase I Phase I encompasses roughly 10 acres of the 20 acre property, and incorporates an existing wetland into the design. For Fall 2014 occupancy, it is anticipated that six houses will be available for lease. These houses are the ones closest to Pierce street in the site plan. The second part of Phase I will include five additional buildings that will be ready for Fall 2015 occupancy. This section will have four houses and one Community Building (marked CLUB in the diagram). Features of the site plan are still being discussed with the Allendale Township Planning Commission and are subject to changes per their review. Phase II of the property is currently proposed as clustered townhouse style buildings which could be utilized by smaller organizations. However, this plan may change if demand for additional large group housing exists.

Exterior Proposed homes are in the Arts & Crafts Architectural Style with planned exterior features and park-like landscaping.

Main Floor Each house will include several features conducive to group meetings and day-to-day residential living. The Chapter Room is large enough to hold 100 folding chairs for a meeting. Four residents can live on the main floor, and one bedroom/bathroom is handicap accessible. The kitchen is planned to accommodate storage and meal prep for large groups. Ample storage is provided. The Flex Room provides a small private meeting room on the main floor. The entryway off the patio will include a chalkboard wall for messages and mail slots for each resident.

Second Floor 20 residents can live on the second floor. Varying room sizes allow for a group to offer different price points for rent. The shower to occupant ratio is 5 to 1. Toilets and showers are completely enclosed with floorto-ceiling walls and doors. Wide open areas are conducive to create sitting areas and study nooks. Two wide stairwells allow easy access to lower level. Built-in storage is provided in each bedroom.

Third Floor for 30-person House The 30-person model will house an additional 6 people on a third level dormer floor. This model is the same throughout as the 24- person model except for this extra level and additional exterior windows at the top of the house. The bathroom includes a combo tub/shower. A spacious area is provided in open space between the three double rooms.

Other considerations A bus turn-around stop is offered at the front of the property on Pierce Street. Rapid bus routes are determined by student demand and ease of overall routing. Parking is provided in excess of minimum spaces required by Allendale Township ordinance. Leases will include enough parking for residents and some visitors. Houses will be unfurnished. Interior design elements can be negotiated by initial lessees. Additional amenities include outdoor gathering spaces with installed art and basketball courts. The wetland will provide a variety of natural features incorporated into the landscape. The community building will be finished during 2014-15. This will include some small meeting/study rooms, additional large-group meeting space, a limited kitchen to accommodate outside catering and food service, and an apartment for an on-site graduate assistant.

Leasing Information Annual pricing is dependent upon final construction estimates. A flat lease fee to include occupancy, facilities upkeep, security, garbage and snow removal will be offered to groups. Utilities (water, gas, electric, cable, internet, phone) will be arranged by each group at an additional charge. The initial estimate is up to $160,000 for a 30-person house and $130,000 for a 24-person house. Each group will be expected to develop its own fee structure based on overall membership and rules for occupancy. Groups will collect rent/parlor fees from residents/members and will make one payment to the property s manager, as well as cover utilities and other related costs. The Housing Task Force has prepared a guidebook to help groups develop a plan for alumni/hq oversight, budget, occupancy requirements, furnishing and decorating, and behavioral expectations for members and guests. During the planning phase, groups interested in taking part in Phase I (2014 or 2015 occupancy), must complete a Grand Village Interest Form by October 1, 2013. Interest forms will be reviewed by the developer and discussions with appropriate contacts will take place between the interested parties and the developer. It is expected that the project will be approved by November 1, 2013 and construction can begin. Organizations selected for the first six houses in Phase I (Fall 2014 occupancy) must sign a letter of intent to occupy by November 1. Deposits and other leasing documents will be negotiated between the selected organizations and the developer.
