1. On Arrival You will be met by one of our Property Managers and be given a full orientation to the building and apartment. There is a lot to take in as you arrive, so this brochure is for you to refer to in the first instance should you have any questions. We have also included additional information to help you settle in to your apartment. The Canberra Manager is Duncan Adams. Please call him on 0448 052 084 if you have any matters that need dealing with during your stay on. Please call during office hours. Urgent matters only should be raised out of normal office hours. Alternatively call Christian Boosz on 0414 223 143 2. Mailboxes Mailbox rooms are located next the entrance to the underground garage on Jardine Street. The mailbox numbers are clearly marked. The postal address is Your apartment number/15 Tench Street Kingston ACT 2604 3. Gym Facilities The Gymnasium is situated on underground level/basement next to the car park. Take the elevator to the car park, the gym is in front of you as you exit the elevator. The features include weights, cardo equipment, rowing machines toilets & shower facilities. Please observe the rules of use posted in the gym area. For health requirement please take a towel with you when visiting the gym. 4. Doors / keys You have been provided with an apartment front door key and an access swipe. Use the access swipe for access to the building main entrance door, access to the garage, for access to the gym and to use the lift to the garage/basement. The front door to your apartment closes automatically AND LOCKS - please ensure you have your apartment keys with you when you leave the apartment. There is a $100 after hours call out fee for lockouts. Lost keys and security cards are $150 each to replace. Should you lose your key or access swipe, the Property Manager must be notified immediately so as to cancel access into the building and to order replacement cards and keys. 5. Visitors Visitors can call your apartment via the intercom at the entrance to the building. When you answer the intercom and are happy that the visitor is genuine, let them in by pressing the key on the intercom panel. 6. No Smoking All Astra Apartments are strictly smoke free inside the apartment. 2
7. Dishwasher Only use dishwashing powder which is provided. DO NOT use liquid. Only use half teaspoon of powder in the larger receptacle. Do not stand anything high on the side shelves as this may prevent the dishwasher from sealing and so cause water to leak onto the electronics in the machine 8. Garbage Garbage disposal is located on the ground floor near the entrance to the visitor car park on the Tench Street side of the building. General waste must be placed in plastic bags and tied securely to prevent odours from escaping. There is one bin for garbage and one for recycling. Please do not leave food scraps, or rubbish lying about in your kitchen. Cockroaches will find it very quickly and are then very difficult to eradicate from your apartment. Keep the rubbish and the cockroaches out of your apartment! 9. Electrical panel In the unlikely event of electricity failure, please check the distribution panel first to check for a tripped switch. 10. Cleaning The apartment is cleaned once per week. The cleaners will change the bed linen and towels, clean the kitchen and bathroom and dust and vacuum/clean the floor. Please make sure that any bags are off the floor to facilitate the cleaning. The cleaners will not wash up dirty dishes. You will be notified of the normal cleaning day on check in please let us know if this is inconvenient. 11. Internet If you have requested Internet connection, a wireless internet device will be provided, depending on availability. The download rate is moderate. 12. Laundry The internal laundry includes washing machine and dryer. Please clean the lint filter in the dryer after use, especially if drying towels and leave the laundry doors open when the dryer is operating. 13. Environmental considerations Please be mindful of wasteful use of energy / water and its impact on the environment. Please - turn off air conditioning or heaters when you leave the apartment. - take measures to reduce water consumption. 14. Windows and doors Please keep windows and doors closed if you are out. Canberra winters are severe and the temperature drops quickly in the evenings. Please also be advised that 3
guests are responsible for paying for any repairs due to wind or rain damage if doors and/or windows are left open. 15. Audio / TV / DVD The apartment has a DVD player, which also plays CDs. The TV is digital and has approximately 20 channels. There is no PayTV/cableTV in the apartments 16. Smoke detection Smoke detector devices are fixed to the ceiling of your apartment. These devices will activate an audible alarm if smoke is detected in your apartment. 17. Fire Alarm & Exits The Griffin has an occupant warning system. Fire engineers will test the alarm system from time to time. Emergency EXITS are clearly marked by green signs hanging from the ceilings in the hallways. Please familiarise yourself with the fire exits. In the event of an emergency, follow the instructions of any authority. Exit the building following the exit signs via the fire stairs. Emergency lighting will illuminate the emergency egress routes in the event of normal power failure. Do not use the lift in emergencies. 4
18. Local Area / Amenities Kingston shops, cafes and restaurants are directly opposite the Griffin. Kingston Foreshore (restaurants and cafes) are 200m along Giles Street towards the lake Manuka shops, restaurants and cinema are approximately 800m along Telopea Park/ Manuka Circle Manuka Pool is just behind Manuka Oval off Telopea Park 19. Maintenance For any maintenance matters, please call Duncan on 0448 052 084 or Christian on 0414 223 143. We will work hard to have maintenance issues dealt with expediently as far as is possible. Out of office emergency (gas leak, blocked toilet, dangerous electrical fault, flooding), please call Plumber: 0408 624 385 (Bell Plumbing) Electrical: 0412 208 872 (Brindabella Electrical) Please note: Only call the above listed trades persons in an emergency. If it is not an emergency the guest will be charged for the service. All non-urgent maintenance must be directed to the Astra office, 0448 952 084. If we are required to claim on our insurance for damage caused by you or your visitors, you will be required to pay any excess charges. 21. Damages Accidents do happen. Please notify us of any damages or breakages. Acceptance of the Terms and Conditions includes agreement to payment for any damage, breakages or loss of any furniture, fittings, and/or equipment to the property, its common areas and/or its contents and agrees to provide credit card details as payment for any such occurrence. This includes wind and or rain damage if doors or windows are left open. 22. Other Astra Apartments staff may check the apartment from time to time. 23. Early departure and extensions Once you have commenced your occupancy we require a minimum of 7 days notice for any amendments. If you reduce your stay without 7 days notice you will be charged at the full nightly rate up to a maximum of 1 week s occupancy fee. Extensions If you have an option to extend, 7 days notice must be given to take up the extension. If no notice is given to the office we reserve the right to re-book the apartment. 24. On Departure Normal check out time is 10.00am on the day of departure. Please let us know if you need to extend and we ll do our best to assist you. Please leave your keys on the kitchen bench and close the door behind you. 6
